Hello Wealth Hackers and welcome to another episode of the truth about real estate investing. You may already know this about me, I’m not the most eloquent or well spoken person. It’s always hard for me to explain what it is I do. Then yesterday, a gentleman messaged me and told me his story how his family is in debt from his wife losing her job when she was pregnant with their son and how he’s on a mission to learn about investing in real estate.  His question is, how does he come up with a downpayment for an investment property?  To many of you, this is a no brainer. Almost everyone I know I using a home equity line of credit, or they’ve refinanced their home for their first down payment or more. After they ran out of equity in their homes for down payments, they either went the joint venture route, partnering with friends or family. Or they waited for the market to do its thing, tenants to pay down mortgages and, voila, more equity to refinance for more down payments and more investment properties. If this is not an option for you, then invest in yourself and look for opportunities in your current employment to add value. For me personally, I studied sales because that is the easiest way to create value. If you are revenue generating in your business, you are invaluable. Same if you save your company money or you can raise money, hence why you see many company CFO’s as the 2nd highest paid. What also happens is the company’s top sales people make more money than the president does. In my last job, my boss was a workaholic and a genius, so no way I could fill her shoes. I focused on Sales training and investing in real estate when I was not working my day job.  On to my unwanted tenant… No, not the one who vandalized my AirBnb house before it became an AirBnb – but skunks! Yes, the black furred rodents with the white stripe down their back. My nanny alerted me to seeing five of them in our backyard. They were likely attracted to my vegetable garden and kick ass sweet peppers. I sprinted to the backyard only to see a tail disappear under my shed. I’ve been documenting what I call, Skunk vs DIY Skunk removal. Thank you to all who have sent me home remedies. So far I have filled the space under my shed with water. I have played for the skunks “Old Macdonald Had a Farm” on loop with my old iPhone to annoy the crap out of them, because I know it works on me when taking the kids on road trips. I’ve dusted the area at the opening of their hole with flour to track if they are in there or not, then it immediately rained. I’ve even gone on to mark the territory, but didn’t record that video.

Anyways, the video is all there on my instagram @erwinszeto for you to laugh at me. Yes, I know I should just hire a pest relocation professional, and I would for any of my tenants, but this is my home and as of right now it gets the least $$ allocated to it because it’s not an asset! It’s a liability!! All you fellow, wealth hacking, frugal investors know what I’m talking about.

On to this week’s guest!! She is not a real estate investor yet, but she really wants to be, so please don’t hate on her or my podcast. She has many dynamo investors as best friends, such as guests of this show Ian Szabo and Dion Beg, and maybe one day guest Brian Scrone, who is a what I call a centurian investor, having owned over 100 investment properties in Florida.   Why I brought Shauna on this show is because she is one of the most fascinating people I’ve ever met. It is my belief that life is all about experiences, and Shauna at whatever her age she is, has 10X the life experiences of most. One week she’s having lunch and planning a women’s conference with the Dutchess of York, the next week she flies to California for a meeting and charity concert with Maclemore, then it’s off to India for another major event planning session. Shauna has hosted Gary V in front of 3,000 in Toronto, she’s hosting Sir Richard Branson in the next 12 months, and expanding her events to Californation. But even more crazy, Shauna is going to 10X as she plans my event to host Grant Cardone! 🙂 Funny enough, we investors all hustle and grind so we may one day travel more. I think my son who just turned four has his first crush on his hair stylist… our friend Monica has a new hair salon in Hamilton that shares a space with an excellent coffee shop. I needed a haircut and so did Bruce, so we booked an hour with Monica to get prettied up. Normally my son hates getting his hair cut. We used to bribe him with an iPad and Paw Patrol to get him to sit still. At first he would only sit still for 5 minutes before running away when we cut his hair at home. Last time he sat the whole time for Monica, but again with his eyes glued to Paw Patrol. This time, no screen time was needed. Bruce sat still the whole time participating in small talk with Monica. Before our appointment, Bruce was even on my case as I was recording a podcast, yelling at the top of his lungs he wanted to go see Monica to get his haircut three hours ahead of schedule. Appears Monica has a customer for life. LOL What’s also neat about drinking excellent coffee and getting my hair cut is these businesses are within a commercial investment property of my friend Charles, Andy and Steve.  Steve is this week’s guest. It’s one storey for now, but this group of investors have plans to tear down the existing property and build a six storey, purpose-built student rental residence, as it is located very closely to the local university. Onto this week’s guest, my friend, client, and my go to guy on construction. This interview was triggered by hearing interviews on other podcasts by beginner developers, which is totally cool. Sharing is awesome, and I wanted someone with mastery level experience to come on this show to share on developing and building houses. That brings us to Steve Ford who has 12 years experience in construction and is a Project Supervisor for a local home builder, having overseen the construction of over 800 houses. Steve is a real estate investor as well, having done rent-to-own and long-term buy and holds, but is going next-level in aggressively pursuing more active income by developing land and building houses via a strategy called in-fill development, which Steve explains on the show. Steve is a wealth hacker and a good guy.  I give you Steve Ford.

Happy Canada Day and hope you had a great long weekend as the summer kicks off!! Are your summer BBQ’s like mine? We had a bunch of friends and family over Sunday and Monday and the conversation was about the Leafs, Raptors, and of course real estate, but it wasn’t initiated by me!! It seems more and more real estate is becoming a more and more popular asset class. Note these are friends and family, not from my real estate world, but what surprised me was how bullish everyone was thinking. The worst from the spring of 2017 Housing Fairness Plan correction is past us and my friends and family are all looking to increase their real estate for either where they live or for investment.

I’m hoping it’s the right decision. My wife and I are having one ugly property renovated and we recently had one of our existing rental houses switch to AirBnb. I’ll detail some of our own investing in a separate episode, or else this one will be a really long one. On a sad note, as the child of Chinese immigrants from Hong Kong, the civil unrest and protests back home are the worst it’s been from my recollection. Yet another reminder how grateful my family is to live in the greatest country in the world. Canada is not perfect by any means, but look at our freedoms, low crime, opportunity, clean environment and quality education system. It’s good to call this place home and to own property here. Is it any surprise Canada remains a top destination for immigration?? Immigration to Canada looks to stay strong. If you have developer friends like I do, developing is getting more restrictive and more expensive, which puts upward pressure on housing prices. Owning property or more appropriately, positive cash flow income properties whichever way your prefer: Airbnb, basement suited houses, apartment buildings, developing land, student rentals.  It’s all great and area dependent. For the Wealth Hacker, I can’t recommend enough that you learn about each strategy to have the skills and knowledge to make a decision. For example, one investor I know switched up his strategy from student rental to AirBnb back to student rental as the service levels required for AirBnb proved to be too much for this investor.   Wealth Hacking update on my part, I am committed to learn how to sell stock options. I’ve ignored my friend Omar Khan for too long, who’s been encouraging me to learn and implement the strategy he’s used for over ten years to earn himself six figures selling stock options on blue chip stocks that pay dividends. This isn’t a get rich quick thing and Omar is going to show me how, after he’s already taught over 50 of his friends how to, including my electrician. Omar and I have the same electrician, he re-wired the upstairs of my house that I’m AirBnb’ing. Our electrician has made around six figures in the last 18 months using this little known strategy. There are books on this strategy e.g. “Get Rich With Options” by Lee Lowell, but no different than any subject you plan on mastering, some hands on learning with ongoing coaching from an expert goes a long way. Do you golf? I used to think golf was an inefficient use of time and poor exercise. I used to think of golf like fishing, or darts. It’s a great hobby to do with friends. But my investor friends more and more have convinced me golf is great for networking and meeting fellow entrepreneurs, so I bought a set of clubs and am giving it a go.

🏌️‍♂️But I suck at golf. Even with a few mulligans, I shot at 139 including at 76 on the back nine at the lovely Hamilton Golf and Country Club this past Friday. Thank you to Charles Wah for inviting me out. I suck at many things, golf especially as I only golf 18 holes once per year, but now I want to learn so I set aside time to practice. I took a lesson and will take even more. Trying new things is a challenge and as a teacher of #investinginrealestate I can draw parallels on the most direct path to success: 1️⃣ do it with friends: I’m golfing with friends who happen to be successful entrepreneurs, including my wife. This makes the experience and journey that much more fun. Tomorrow I’m golfing with a successful stock investor who sells options and owns 60 units of investment real estate. History was made, so I may have taken more liberties than I normally do in my conservative, boring life. I like boring. I like being at home and going to bed early, and I’m glad life can finally get back to normal with less late nights and stress replaced by more family time, more sleep, more martials arts and Crossfit. Life isn’t always boring though, I’m getting a new car next week, my challenge to my mastermind group was to CN Tower Edgewalk (that’s walking around the outside of CN Tower at 1,168 feet high or 116 storeys). Nothing beats a low risk thrill for team building, followed by a mastermind lunch in the 360 Restaurant for blue sky dreaming ideas of wealth hacking. Speaking of Wealth Hacking, while I scroll through the pictures on my phone from the last week, its been busy:
    • Our AirBnb is rocking – a single family home we would normally rent for $2,000/mo has booked $4,600 on AirBnb for June only. We are 77% booked, so we can definitely break $5,000. I’m preparing a presentation right now actually, for iWIN members tomorrow night, to share how we arrived at this point with all the automation, apps, technology, hardware etc… as I didn’t lift a finger.
    • Cherry and I attend an Entrepreneur Bootcamp for two whole days and I have many takeaways around apps, scheduling, and scaling businesses
    • Sadly, I missed a few hours of the 2nd day, as we were out late the night before celebrating history as our Toronto Raptors won the championship. We sent a video of apology to our hosts as we were cheers-ing tequila shots. They understand. This is history and life is all about experiences. We didn’t get in till the sun was coming up and I won’t be doing that again for a while.
    • Saturday was another loaded day, as the kids had the day off from Chinese School and I was teaching my oldest to ride a bigger bike.  It’s really interesting to practice influence skills on a five year old. She resisted and wanted her old bike but she’s a champ and now only wants her new bike.
    • From there it was my clients’ open house of their new build, two semi detached houses, each with basement apartments. I’ll have Steve Ford, one of the investors on this project, on this podcast shortly to explain the ins and outs of new construction. He’s a project manager for a major builder and an expert in construction. As always, we will bring you experts on this show. There is nothing wrong with just starting out, but those starting out should not be offering coaching services. Just saying.
    • For some background on these new builds, my clients bought two houses: one a single family, the other a duplex, severed the backyards and built two more houses, each with a basement suite. Each new build is rented for $3,400 plus utilities and over $10,000 in rent for these now-seven units. This is next level investing, so stay tuned for Steve Ford!

Hello wealth hacker nation! As our regulars know, I converted one of my single family homes from being rented to students to AirBnb after an awful experience with one tenant and then dealing with the pro-tenant, Landlord Tenant Board Tribunal. Good friends of mine who have much experience with short term rentals told me how great the tenant profile is vs. long term tenants. Guests of short term rentals, or STR’s for short, are happy because they are on vacation and they have budget, otherwise they wouldn’t be taking vacation. My property is inspected more frequently, as my cleaners are there every week to inspect for maintenance and damage issues. Plus damages are paid for by the guest via their damage deposit vs. a long term rental landlord has to collect themselves, it comes out of pocket, possibly goes to small claims court, which can put the tenant into collections, and you’ll possibly not get paid, etc…

🥇First look at our post renovated and furnished new Airbnb. Honestly, it was pretty easy when you have a great team. Just hard on the pocket book to get to this point 🤣. Thank you to my wife Cherry Chan who lets me experiment and writes the cheques, furnishing by Jacqueline Paradisi, my PM Bryan Kirow. My Realtor: me 🤣 couldn’t have done it without my Realtor. My mastermind friends Tasha Monaghan and Michelle Gauthier who convinced me STRs are the way to go. No auto accept customers right Michelle 😉 Hopefully the PGA Canadian Championship allows us to charge some stupid rents to recoup some of these costs!! 🙏🙏🙏

So is the grass greener on the other side? We will see, but so far in less than 72 hours we have $3,500 expected revenue for the month of June. Note, that’s inclusive of HST. Our first guests arrived yesterday and we had our first complaint already, LOL. Our grass is too long, as the grass growing conditions have been perfect and as a student rental, we had the house mowed every two weeks. Note, I raised the rent for this weekend from $250/night to $850/night because the Canadian Golf Championship is in town, so the rent is high but the lesson is to be aware of your market!! Many of my friends with STR’s did not adjust their rents as they weren’t aware of this major tourist event. Fun, useless fact of the day, my guests who booked golf week are from Florida. Also to note – the upfront investment is significant for time and capital to prepare a house for short-term renting, but I outsourced it all from renovations, cleaners, Property Management, and furnishing the house. I’ll be sharing how we did things from beginning to end at a future iWIN members meeting, plus all the technology involved to make the process completely automated. What does work/life balance mean to you? I make it no secret that I take Sundays off. Sunday was recovery from Raptors Game 6 Series clincher AND Sunday Family Day!! For all you entrepreneurs out there seeking balance, I have no idea what balance is. What I do know is no one likes working on Sundays, so it’s a good day to take off. I’ve been a young hustler for over a decade, and my business and investments keep working on Sundays and statutory holidays, so I don’t always have to work. If I do need to check on a property, I’ll bring the kids as it’s part of their education and inheritance. Going to school will get them a job. Learning to invest in real estate lets them level up, turn down promotions for a little more pay and more responsibility and, worse, more hours. So they can spend time with my grandchildren. To me, that’s balance, and the definition of wealth. When my kids look back, other than being wildly embarrassed by my antics and silliness, I hope they remember they are a priority for me.

This week’s guest is…. Before I introduce this week’s guest, we just passed 100 episodes, which is crazy. This started as a six episode experiment. I was a nervous wreck with nonsensical questions for my guests. I’ll always Remember asking Julie Broad if she drank coffee or tea. Her response was, do people really want to know? Time went on, it’s been three and a half years now. It’s insane to me how a niche Canadian-content-only podcast made the top 60 on all of iTunes in the investment category, so I want to take a moment to say thank you to all my listeners, my guests, especially my favourite guests, many of whom dropped bombs on this podcast publicly for the very first time. One was kicked out of home for substance abuse as a young teenager and lived on the streets for years, only to turn it around and now they are super successful and rich. Another lost her parents as a young teen and became homeless, only to become one of the top coaches in our industry and is wealthy and successful. Many have shared how they overcame overwhelming odds. Tahani, born in a refuge camp, came to Canada for an arranged marriage, become a single mom, barely speaking English, to go on to become one of the wealthiest people I know. Jules Mckenzie, an “Indian”, as he refers to himself, born and raised on a reserve. He was told he was worthless by his teachers, then to have a challenging job of a police officer on the reserve, many dark days, failed investments, only to turn it around and become wealthy. Active Investing Vs Pre-Construction Investing, Doubling Investments Before Closing with Todor Yordanov

On to this week’s guest, my old friend Todor Yordanov, he’s the first REIN member I ever met. I first met Todor at a meetup at a Tim Horton’s back in 2008, before anyone knew what a meetup was. This was back in day when email distribution lists were how we communicated. A bunch of Hamilton investors organizing and communicating over an email list of like 50 people. When I met Todor, he was investing in condos: specifically townhouse condos in Hamilton, because they suit this 8-12% rule: the annual rent had to be 8-12% of the purchase price plus improvements. Todor wasn’t the only one following this strategy, as this was what we were taught. These houses cash flowed, but in hindsight, the tenant profile was not a good one and the condo fees were inflating at about 15% per year. The truth about real estate is that when condo fees go up out of control, it negatively affects affordability and in turn, the resale price. Anyway, Todor next invested in student rentals, but now his focus is on condos in Toronto. Especially condos known as pre-construction, meaning builders selling apartments in a high rise building before they are built. The strategy works for Todor as it suits his lifestyle and passive investment preference.

This is the biggest, craziest thing I’ve ever done. Bigger than buying a house without conditions, without seeing it, without my wife’s permission while we had another house vacant and undergoing renovations. The feeling is more like that combined with skydiving, bungee jumping, hang gliding, competing in martial arts, and public speaking in front of 600+ investors. Everything I’ve done in my life and career has been building up to this moment and I’m grateful for my team and, most importantly, my wife Cherry who has been my partner in this process and putting this event together. I honestly tell her about these crazy ideas I have and she applies her critical thinking about how we make it happen. What am I talking about? These times we live in are hard. This week’s guest: The recording is from late March and right after Trudeau’s announcement on how CMHC will help out new home buyers.  Unfortunately, Dave didn’t have a chance to do a full review as he literally just got off a plane returning home from vacation but here are my two cents… I’m really interested in knowing how the government plans on funding this program. FYI, the deficit is huge and ever expanding under this government. What is the repayment plan going to look like and do I really want the government owning a piece of my real estate? More questions than actual insight, but the truth about real estate is this: Every time the government introduces new legislation around real estate, the market goes nuts. In this case, I’d expect a buying frenzy when the new CMHC program goes live in the fall, so if you’re actively growing your portfolio, I would buy sooner than later to avoid buying during a buying frenzy. Back to our guest, who is Dave Butler of Butler Mortgages, the #1 Mortgage Brokerage in Canada and my personal Mortgage Broker. I’ve always been a fan of working with the best of the best, which is why I work with Dave and Dan Patton and team. Dave is crazy successful, but he also paid the price of living as a workaholic, smoking, being overweight and pulling off 400 something all-nighters, resulting in a heart attack at the age of 39. Please let this all be a lesson. If you have an inkling of a heart attack: pain, short of breath and discomfort, call 911. Thankfully Dave is still alive and kicking to be here sharing on this podcast.

Financial Planning Wealth Hacker Style with Kathleen van den Berg, MBA, CFP, CLU

How is your perspective on life? I generally prefer to keep things light on this show, but I’m going to take some liberties this week and stray from the normal. A very good friend was participating in a charity 50km bike ride on Sunday and his friend suddenly passed while on the ride, likely due to heart attack. My friend was the last person to see him alive and he’s obviously upset by this. In times like these, life is put into perspective. I question what I’m doing all the time and today I ask, is what I’m doing right now what I want to be doing? Do I spend enough time with the people I care about? How do I improve how I spend my time? I know for you listeners who are commuting while you listen, many would like to commute a little less. My commute was over an hour each way on a train to work downtown and it drove me nuts every evening when all I wanted to do was get home.   Please do make sure you design a life you want and don’t wait for something terrible to happen to get started, like Tom Sullivan shared on his show. He didn’t get started building his retirement fund of ten investment properties until he got cancer. Our award winning joint venturer of the year client, Justin Chung, didn’t start building his empire until his dad was really sick. If you were to pass today, is your family set up in a position to continue without you financially? I had a client pass just two years ago, leaving behind his wife and two kids, the elder of which just graduated university with plans to go to Dentistry school. When I first learned of his passing (now don’t judge me, I have a personality of a critical thinker), my first thought was, “thank God they have real estate.” Two investment properties that had appreciated significantly, over six figures of equity each, and return cash flow over $1,000 each house, each month.  It’s not an enormous sum of money, but those are quality assets that give the family one less thing to worry about as they attract great tenants and the rents keep going up. Give it another five to ten years and this widow will be a real estate millionaire and will be better off than most widows. What is the lesson?  I ask myself that question every time something bad happens. In times of sudden passing like a heart attack, I ask myself if I lead a lifestyle conducive to someone living a long and healthy life. To share in my learnings from being the son of a doctor and the patient of a high performance Naturopath, I limit my salt and sugar intake, I don’t eat much fast or processed food, I have 4 or 5 workouts planned this week and I sweat a lot in those workouts. My workouts are so hard, I have doubts every time if I can finish.  I’m lucky as I’ve found exercise that I enjoy doing for fun in Brazillian Jiu Jitsu and Crossfit. I get plenty of sleep most nights.

It’s looking like a four workout kinda week plus a round of golf (golf is not working out). This is the fourth and last set of 215 lbs x 8.. . We are redefining dad bod! my buddy Mike D @mike.desormeaux especially as a dad of two. He can bench press what I squat 🤣 . Wealth is nothing without health. Get out there and be active. Be awesome

I’ll also take a moment to constructively criticize the celebration and acceptance of dad bod, how being overweight is socially acceptable.  It is socially acceptable, no one is judging, I’ll just counter with a question, “Is the lifestyle and diet that leads to being overweight the one that provides one with high energy to conquer the day’s work and workouts? Does having a dad bod predict a long and healthy life?” You all know the answer. I’m no health or nutrition expert, so I’ll leave it there. I do have the occasional glass of wine or dessert, but my body fat % is well under 10%, I have visible abs and have for over four years. I am 40 years old. This is my dad bod and this will be my kids’ context for a lifestyle to follow. Speaking of stuff I’m no expert at, as a critical review of this show informed me, and I quote: “Erwin does not know the nuances of RESP’s”, and it’s true, I don’t. I chase enough shiny stuff already as I’m preparing to start option trading in the near future and I’m car shopping for a new BMW today.  That’s not the important work I do… the work I pride myself on is helping everyday, local investors become millionaires and multi millionaires and learning from multi-multi millionaires. Fun fact for the day is none of them told me RESP’s was the key to their success. My overriding principle is the investment you do is better than the investment you don’t. If I never lost 40-60% of my stock portfolio during the last major recession, I would never have given my full focus to real estate and the money I lost in stocks is pennies compared to the money I’ve made as a real estate investor. Flipping Houses in Detroit Starting at $57,000 For A House with Savio Almeida

Have you seen The Avengers Endgame?!? We did just last night and holy cow!! I won’t share any spoilers, but I will share that I’m a superhero movie fan. I’m wearing my Iron Man shirt as we speak, I’ve watched every Marvel Universe movie at least twice, some three or more times. I’m so nerdy that I caught pretty much every inside joke intended for those who watched the past movies, including Hulk a Hulka Burning Fudge and Steve Rogers’ “on your left” reference from Winter Soldier. Or when Captain America unveils his shocking new super hero powers. I know it’s all fiction and preposterous stuff, but at the root of what superheros do, they all sacrifice and fight for good and the greater good. Which reminds me about investing… I have had so many people tell me it’s too late for them to invest. Not because the opportunity has passed, but they feel there is not enough time to invest and capture all the benefits for themselves. I get that, but let’s not forget about all those who you can help by getting started today, like your kids, grandkids, nieces and nephews, or your favourite charity. I’m actually seeing some investors buying houses and condos not for cashflow, but rather to rent out until their kids need the house down the road. For my wife and I, I think we’ll move out of our house eventually and leave it to the kids, while we live in a condo by the lake. Whereas many non-investors I know are banking on the equity in their homes for their retirement. Just imagine a life where you live mortgage-free. I see it in friends my age, and they have so much more time and freedom for travelling.  I can’t wait to be there soon, and that’s what I want for my kids instead of these $4,000-7,000 per month mortgages buyers today have in order to own a house. Less if they plan on living in a condo, but I’d prefer to see my grandkids grow up in a house. How goes your balancing act with life, work, investing and charity? Last week, we definitely pushed our limits to the edge. My wife and I are parents to a three and five year old, Cherry is in her final stretch for tax season doing Accounting for over 100 local real estate investors, our charity (for which Cherry is VP of Finance and I am President) had one of our three major events this past weekend, fulfilling the wish lists of 32 of Hamilton’s poorest families. Thank you to all our donors and volunteers.  If you see my post on Instagram, you’ll see Batman and Thor, God of Thunder, were in attendance to spread some cheer.

Another successful Easter edition of the @hamiltonbasketbrigade. We have operating Easter, Thanksgiving, and Xmas since 2014. This day we fulfilled the wishes of over 150 of the poorest moms, dads and kids in #hamont . We may not be able to solve poverty but we will provide relief with durable goods that last beyond a meal. . Already in the plans is to buy in bulk winter clothing and boots for this coming Thanksgiving to 28 families in order to make our budget go even further. . On top of all of that, we closed on our newest investment property on Thursday, and it’s one of the worst closings I’ve ever seen. Mostly our own fault, and the general difficulty of the lending market and lots of learning lessons. The biggest lesson here is to start your financing process earlier than we did. Most of you are on the ball, as you have your financing in order before conditions are lifted. We did not have a financing condition, so we let that deadline slip a bit too far. I do, however, want to thank Butler Mortgages, specifically Dave and Michelle, as they bore the brunt of our challenges, but got it done. Also, I’d like to thank Crystal at CAP Law for getting our deal closed and doing an excellent job coordinating with the sellers’ lawyers. Real estate investing can be all things: easy, challenging, fun, challenging, rewarding, challenging – yet worth it. Tonight is game 7 of my hockey team, the Toronto Maple Leafs vs. Boston. It’s also my favourite team, the Toronto Raptors, game 5 of their playoff series. But guess what I’ll be doing? I’ll be in Hamilton with a wet/dry shop vacuum to get the water out of the basement at our newest property. This is one of the realities of investing, the best deals are often houses with challenges. This one, the basement is known to leak, but it’s a very easy fix by rerouting the downspout away from the foundation. I’ve already done that, but now I need to get the rain water out of the basement to prevent mold growth in our unfinished basement. I’ve always wanted to own a shop vacuum anyways, and I’ll be home in time to watch the remain two thirds of the game. If you don’t like doing any work on your properties that’s totally OK. I was just way too slow in booking my handyman to do this job and, again, I’ve always wanted a shop vacuum. 🙂

Speaking of investing being challenging and worth it, that brings us to this week’s guest Evelyn Lamarsh, our client since she was 26 years old when we met in 2011. Fast forward to today, she is one of those few investors with 10 properties and living in financial peace. Evelyn and husband Mike are living the dream. Evelyn has her dream job, Mike retired from his job in his early 30’s, they have two young children they get to spend lots of time with, and they just bought a 30 foot boat to spend family time on and entertain friends and family. A boat paid for by their investments. Financial peace and living the dream are indeed possible with some early hustle as explained by our client and more importantly friend, Evelyn Lamarsh.

What is the deal with AirBnb rentals and short term rentals? First off, I’d like to thank everyone for leaving their reviews on iTunes. It results in this show being one of the top investment podcasts in all of iTunes. If you have any constructive feedback or questions please send them in and not write them in a less than 5 star review. We received a less than stellar review about my lack of understanding of RESP. Admittedly, I don’t understand the nuances of RESP’s, nor do I care to, but don’t listen to me. My investments for my kids’ education plan returned only a couple hundred thousand in less than five years. Personally, I’m a problem solver, and the problem for a dad with young kids is affording their education. It’s going to be expensive. A Globe and Mail article forecasted my kids’ education costing $70,000 each for a four year undergraduate degree for tuition alone. I have two kids, so I need to make an extra 70k times two. How do I solve this problem of affording university? In hindsight, investing in real estate has worked out quite well based on the results of equity gains in the hundreds of thousands while my kids are only five and three years old. In asking Certified Financial Planner, Masters of Business Administration holder, investor of 10 properties, and upcoming guest of this show, Kathleen Van Den Berg, she informs me the nuances of RESP’s maximum grants per lifetime are $7,200 per kid. Again, I don’t understand the nuances, I have shiny-thing syndrome, but my problem is saving $70,000 big, not $7,200 in grants. I’m not saying don’t invest in RESP’s, I think for some they make a lot of sense, but personally, for my kids, I need a lot more savings and flexibility. More and more I see the quality of education for Sales, Marketing and Business to be better outside of traditional brick and mortar universities. Back we can talk about that another time.

Ex CRA to Full Time AirBNB Operator Bryan Kirow

While we are talking about my kids’ houses, one of them we have changed strategy from student rental for college kids to a short term rental. What a coincidence I had an in depth learning session, I mean interview, of a full time AirBNB operator Bryan Kirow of Northern Host Kirow Management Inc with over 400 overnight stays in his units, and counting. As you can tell from the interview, he’s quite bright. Upon graduating university he worked for the Canada Revenue Agency (CRA). For our American friends listening, that’s the equivalent to the IRS in the USA. Bryan worked there until life had him move out of town and he decided to make a full time gig of operating short term rentals remotely, as some properties are over 300km’s apart, and he’s acquiring more properties. Currently he owns four properties with seven units, but his portfolio is doubling in size in just a few months. His investments have worked out quite well, as he’s often doubling or tripling the rental income of a long-term strategy, and at the same time avoiding many of the tenant issues from long-term tenancy. Bryan even shares the little known renovation to try to double his already tripled annual rents on his property in a vacation town. Doubled his tripled rents. I know that sounds weird, but when you listen it will make more sense. Financial Peace with Rav Toor

Are you ever really sure you know what you’re doing? I regularly check in with our investment decisions and, more importantly, what my wife and I are doing as parents. No different than investing, a custom approach is best and kids with their personalities are no different. Admittedly, I’ve taught my kids some controversial things. Today is international bully awareness day, so I thought I would share. My son enjoys hitting and wrestling, my older daughter not so much. So, I’ve told her to tell him to stop and, if he doesn’t, walk away. If he keeps pestering you, then hit him back, just not in the face. I know many don’t believe in violence, but from everything I’ve read on bullying and from my experience, there are people out there who don’t understand words. So I view this as a learning experience under the safety of our home. My daughter learns to stand up to bullies and my son learns that unacceptable behaviour will result in being hit by the victim. Even though their fighting drives me bonkers, to see how they are best friends makes it all worth it. Here they are, my daughter riding my son’s bike, because she got tired of riding her scooter. My son is copying me, how I was pushing my daughter when teaching her to ride without training wheels. My family is my motivation to work hard to afford more financial freedom and financial peace. Financial peace is a term I first heard from this week’s guest, who is mega successful thanks to his TV show, The Everyday Investor. He has peace, as he does very little other work, other than starting his own church. He has peace, as he called his phone company to remove the texting function from his phone and he deleted all of his social media.

Rav was a Realtor and owned his own brokerage, plus several investment properties, but the lifestyle of hustle and the demanding schedule did not suit him. So he stopped being a broker and sold all his investment properties. Instead, Rav focuses on producing his show and teaching others how to invest passively in land developments. However, by far the majority of his time is spent with his wife and two teenagers. How to Prevent Basement Leaks with Manny Cabral

The 40th birthday that never ends…. My clients, I call them the infill boys: they buy houses with large lot sizes and build a 2nd building on the same property. They invited me dinner, a Raptors game, post-game drinks, midnight Chinese food, followed by a night cap of bubble tea because, why not? My clients are Andy, Charles and Steve. They are my clients and, more importantly, they are my friends and it’s so great to have like minded friends. We can share business ideas and goof around so things NEVER get boring.   At dinner, Andy was telling me about an opportunity to turn a suburban bungalow into a three family home with basement apartment and rear edition.  I know a little about investing, so I have questions around utilities servicing and parking, to which Andy has answers. We even used whatever was on the table to visualize the plan. Here, I’m using my phone to represent the addition.  It was the rear addition to the napkin (main house), but now it’s the second storey to the main house.  Mind blown. Imagine buying a house for $400,000 and being able to convert it into a four family home for under $400,000. With today’s market rents, that same property would generate $74,400 rent, plus utilities, per year. All under one mortgage. :p It’s a dream, but hopefully we are two years from being two years away from making this a reality.  Assuming you have all the money you need for downpayments. Speaking of money…

How to Prevent Basement Leaks with Manny Cabral

Onto this week’s show! I’m getting a lot of emails and seeing it all over the investor Facebook groups, folks are experiencing basement leaks. I’ve invited my secret contractor, friend and client, Manny Cabral, on the show. Just to warn you, he’s ultra-busy and selective of who he works with. He’s earned the right, as he’s so busy with his own portfolio and existing referral business. Anyway, Manny is a real professional contractor. He used to manage government renovation contracts for government buildings and schools.  He’s used to large scale projects with lots of regulation and moving parts, which makes him well suited to be a general contractor, investor, and house flipper. Manny, plus his two sons, are members of iWIN and he used to sing and play guitar in a travelling rock band. As the serial entrepreneur that he is, Manny also collected and sold Corvettes. When our dollar was near par, Manny was the biggest reseller of Corvettes in Canada, but that’s all boring compared to leaky basements, so have at it Manny!

How to Invest In Barrie Easily And With Stable Cash Flow with John Beddome

Is it weird to work on your birthday? I kind of enjoy working, and our events allow me to see our clients and friends in person. This past Saturday, our team hosted 50+ investor on the iWIN Flip Tour in Hamilton. Our friend, client and iWIN member, Manny Cabral, is in the middle of flipping two properties so we could get the inside view. Literally, as some walls were not just closed, and Manny explained how the deal went down and planned renovations to maximize returns. Both houses were bought off-market, but will be sold on the market via our top Real Estate Agent team who has been working with investors for last four consecutive years. One of the key factors of a successful flip is to purchase the property at a price below what it would sell for on the market. Often times the property is so unmarketable, and sometimes dangerous, that some owners prefer to sell off market. When selling a fully renovated, turn key property, the best practice in my experience is to sell it on market. Those who buy off market want a discount. If you’re looking to sell and maximize sale price, then you want to market the property to as many buyers are possible to be in a position of strength when negotiating, as our client and iWIN member Manny Cabral is doing when his flips are done renovating.   As I’ve mentioned on this show, the market is often irrational in how it behaves. I once had two offers on one of my listings, one was our offer, at asking with conditions; the second was $80,000 higher without conditions. If the property was not listed, I would not have received that 2nd offer for $80,000 more. But do know that communication and positioning had to be executed perfectly to generate that crazy aggressive 2nd offer. As is goes with my networking group, the Infinity Wealth Investment Network (iWIN for short), we will continue to teach about flipping and off market deals and wholesaling, along with our full suite of investment hacker strategies. Our guest speakers last Thursday, Ryan Carr and Susan White, have done it all: tiny houses, vertical splits, horizontal splits, storage rentals, rent to own. They know and have done it all, they are investment hackers which enables them to maximize returns on any given property. Why is that important? Sometimes, a great deal will come across your desk and the amateur might think, “This is a great buy and hold” or worse, “I’ll pass”. Whereas an investment hacker would look at the same property and think, “This would be a great property for a coach house addition for short-term furnished rental to someone waiting for the insurance claim to come in and rebuild their home and we can 3x the rents of a single family buy and hold.” Which investor do you think will come out of the next recession in the best shape? How to Invest In Barrie Easily And With Stable Cash Flow with John Beddome

On to this week’s guest!! Sadly, the truth is there are few people I like in the real estate industry and even fewer in the real estate investment industry.  John Beddome is not only of the good ones, he’s one of the great ones. John is a licensed real estate professional, he listens to what his clients want and gets them exactly that. The job is to guide investors as best as possible with the highest possible return on time and investment, and John delivers exactly that. When I was checking John’s references (I check references for guests of the show 🙂 I was informed this client was showed seven properties by John, and the investor bought five of them because John listened and found them exactly what they wanted. How were your 20’s compared to your 30’s or 30’s compared to your 40’s, … etc? To me, it’s all a blur and went by so fast. I still look at my kids in astonishment and can’t believe they are mine and I’m responsible for them. Parenting should really be more regulated. LOL By the time you’ve heard this, I will have turned 40. I can’t help but think back how much more I accomplished in my 30s than my 20s. What blows my mind is what I have planned for the next decade, and I thank you all for listening and following along in my journey. My birthday wish for all of you is to do what you can to build a stable, prosperous portfolio that meets your goals. Maybe one day we can grab a drink somewhere with a warmer climate and share stories, give thanks to our past selves for the hustle we put in so our retired selves could live a little more without worry over money. This podcast also approaches a milestone of 100 episodes. It started with a crazy-nervous host with some odd ball questions, but top notch guests, as an experiment to do six episodes. We were far from perfect, and still are now, but we got it started and the podcast was ranked #55 on iTunes in the investment category.  An all Canadian podcast vs the whole wide world of podcasts, and it all started in my bedroom. I still record the majority of episodes from my home office. To celebrate 100 episodes, I have a couple things planned. I’m inviting what I call “centurian investors” on the show to ask them their lessons from owning 100+ properties. How To Get The Bank To Give You Mortgages On Investment Property with Dion Beg

On to this week’s show!! In 1964 a comic strip called “Wizard of Id” was published In the first panel the diminutive tyrannical King character addressed his subjects from the balcony of his castle and emphasized the need for “peace and harmony”. In the second panel the King continued by stating “We must all live by The Golden Rule”. Traditionally, the golden rule is to do unto others as you would have done onto you.  That’s what nice people do. The tyrannical King, the central character to the Wizard of Id, is not nice so you can imagine the confusion by both the reader and the audience before the king. In the last panel the jackass king character states “Whoever has the gold makes the rules.” In today’s real world, the banks have all the cheap money, cheap money all us investors want, and on the show we have my old friend Dion Beg who specializes in mortgages for investors. He just so happens to belong to the #1 mortgage company in Canada, Butler Mortgage. I’ve always believed in working with the best of the best, and bringing you the best of the best, hence I asked Dion to give us all an update on the mortgage markets specific to us investors and across multiple investment strategies. 80+ Houses in Only Three Years, Raising Capital on a Boat w Kristy and Brady Mcdonald

Every investor’s greatest fear is buying a lemon of a property. A money pit, if you will.

I made that mistakes way back when I started. We were offered what every investor wants, an off market deal! We made an offer well below what the seller’s Realtor thought they could get and,  boom! We got ourselves a money pit. The house had a log foundation and the driveway was sloped to direct water into the basement window and onto the dirt floor of the cellar.

The water that came out of the taps was brown from time to time… I learned a lot from that house.

Mistake #1 – We didn’t get an inspection.  The brown tap water is a symptom of galvanized steel plumbing. An old type of plumbing known to leak, hence the insurance companies I use today won’t insure it. If you find it, you better have a plan to replace.  No insurance = No mortgage.

If you were going to renovate a house with galvanized steel, would you get permits and update the plumbing to today’s standards when renovating the bathrooms and kitchen or would you leave the old plumbing and just replace the bathroom and kitchen?

A mastermind member of mine, let’s call him Brian, called me and asked my opinion. He had an accepted offer conditional on home inspection, on a nicely renovated property BUT the home inspector found some improper electrical and the bathroom and kitchen fixtures were connected to galvanized steel plumbing. The same stuff I mentioned earlier that insurance companies will not insure. There were no permits taken out, obviously.

What would you do? You bought a house you thought would not need renovation, with a new kitchen and bathrooms, now you find out the electrical is problematic and the plumbing all has to be redone. Doesn’t that feel like bait and switch?

I told Brian what I thought his options were:

  1. Counter with the seller agrees at their own expense to get electrical and plumber permits to fix all the problems.
  2. Get a reduction in price to reflect the cost of remediation.  Not my ideal choice, because now you have to manage contractors and have a vacant property during the renovations.  This was Brian’s Realtor’s preferred option.
  3. Walk away.

A couple lessons here. Trust no ones’ renovations and workmanship, always get an inspection unless you plan on gutting the place anyways. Even brand new, I had my new construction houses in Brantford inspected. They had passed their electrical inspection, but my inspector found a mistake in the arc fault circuit interrupter that should not have passed inspection. The seller fixed it at their expense. My inspector also pointed out how the step was missing off the rear patio door, something required to obtain an occupancy permit allowing people to actually move in.

Houses are a big investment, an ounce of prevention is worth a pound of cure. Get an inspection.

On the other side, when you renovate, don’t cut corners. You don’t want that as your reputation, as the investor community is a tiny one. As Warren Buffet said, It takes 20 years to build a reputation and five minutes to ruin it. If you think about that, you’ll do things differently.

While my wife Cherry and I were on a cruise ship in the Caribbean, working the whole time, we fit in a podcast with our new friends Kristy and Brady Mcdonald. With partners who contribute both the cash for down payment and renovation, plus getting the mortgage, they have been able to acquire over 80 properties in just a few years. Some were flips so they only still own 60+ properties, depending on when you talk to them.

Pay special attention on how they are able to manage both the acquisition, renovations, and all those tenants. Also note that the Mcdonalds now spend a lot of time on their 50 foot boat in Florida and the Bahamas, cruising and exploring uninhabited islands. Their boat is called Living the Dream.

Kristy also survived a tragic boating accident as a teenager and lost her arm in the process.  She’s no victim though, as she practices a positive mindset.

In other news, I went to the casino on Saturday and came out on top!!

After the sold-out real estate development tour in St. Catharines on Saturday, a couple of us played hooky and went to Fallsview Casino.

Gambling stresses me out. I don’t know what it is, but I get so stressed and I don’t enjoy it, but I’m happy to enjoy an adult beverage or three while watching my friends play.  Plus, I’m extremely risk averse. I prefer my money making me money, rather than losing money. That is the number rule in Warren Buffet’s playbook after all.

Our group of five lost a combined $1,800, or an average of $360 per person. Since I didn’t gamble, the average loss is really $450. Tammy Ditomaso, who’s on my team, broke even, so really the losses were $600 on average.

That’s not even a tax deductible expense!! Patooey!!

Since our team had their wallets handed back to them empty, I picked up the tab at dinner. And since dinner was with a group of clients, that would qualify as tax deductible client entertainment.

The day was super fun, hosting 40 investors to tour an actual development. There were no sore losers from the Casino, and who doesn’t like a decadent Chinese dinner, complete with Peking duck?

Next time though, consider investing your money in hard assets or a small business for yourself, which leads up to this week’s guest, Tim.

Are You Starting Out As An Investor and Thinking About Getting Your Real Estate License?

I get this question a lot from recent graduates and folks switching careers. “I want to be an investors, should I become a Realtor?”

I get it so often, I invited a young gentleman named Tim to ask me his questions, and record it so I may share this for anyone in the same boat as Tim.

For those wanting to get a real estate license to get access to the data available to Realtors, over 50% of agents do 0-1 transactions per year. Don’t you think you could hire one as your assistant to send you reports and the data you need? That would be considerably less expensive than the hundreds of study hours needed to obtain your license, plus the couple thousand dollars per year in fees to maintain your license.

Food for thought and by the way, don’t listen to me for career advice or legal advice. These are merely my two cents on the subject.

Secondly, I learned in the methods of business, to not follow one’s passions. The market does not care if you’re passionate about real estate. I got my real estate license back in 2010 because there was a gap in the market. There was no one focused on guiding investors in Hamilton at the time. I was part of a fair-sized investor network and investors there were demanding the same.

I am a Hamilton investor, I was good at it. I’m a pretty good Realtor too, hence the awards you can see behind me. There was demand and no one was supplying the service to fill such demand. That’s how I made the business decision. If you’re looking to practice as a Realtor, I suggest a similar approach to evaluating the supply, demand, and competition in your target market. A great place to start would be like I did, becoming a member of group of like-minded real estate investors like my own group, the Infinity Wealth Investment Network. The iWIN group meets on Feb 28th and four weeks later on March 28th. If you want to be a investor, I can’t recommend enough that you spend time around local, successful investors.

He’s a coach, a real estate business owner with property management and home construction businesses with 18 staff, and he’s transacted on over 200 properties since 2003. His name is Jared Hope of Tilt Property Group and he’s seen it all, from boom, to bust and 18.5% vacancy rates in the Alberta real estate market.

Jared even shares the moment where he almost lost it all to bankruptcy, having to rely on a stranger to pay for his family’s grocery bill.

I bought a house two weeks ago and inspected it last week. From the pictures and description of the house, I estimated $100,000 to get the house rent-ready. Sadly, my renovation estimate was accurate at just under $100k. I’ll allow myself a pat on the back for sadly being right about a lot of money going out the door. I bought it without conditions too, which I do not recommend. Please don’t do what I do. You’ll hear in a future podcast episode how Cherry, my wife, is not too pleased that we didn’t have an inspection condition and I didn’t even see the house!

Bought another ugly 🏚house. I don’t always just 🏋️‍♂️Crossfit and 🥋Brazilian Jiu Jitsu, some times I actually invest for 🏖retirement and the 🏛kids’ education. This one will make a terrific furnished rental being so close to a 🏛university, a 🏩hospital with no area 🏨hotels, where jobs won’t be lost to automation or outsourced overseas. . I’ve been told I’m a risky investor by everyday people, non investors. The truth is I abhor risk hence I’m 👨‍🎓always 👨‍💻learning, 🤝networking, making relationships with the best of the best so my investment and future is taken care of💆‍♂️ . And oh yeah. We found a mouse in the fuse box. What a ⚡️shocking ⚡️discovery

With the location being so close to a hospital and university, I’ll see what my options for a furnished executive style rental are, as I’d like to avoid future by-law issues with AirBnb and student rentals.

This deal wouldn’t have been possible without my fellow investor friends who all happened to have been on this podcast: Aaron Moore, Susan White, and Ryan Carr. They each inspire me of what’s possible. Aaron provided me the most tactical advice and answered my panicked phone calls. Susan too.

This is the ugliest house I’ve bought in a while, but what I’ve learned is the uglier the house, often the better the deal is. And it’s great to have friends you can call in a panic.

How to Lose Weight, Gain Muscle, Be a Beast with My Crossfit Coach Daniel Thiessen

On to this week’s guest who is NOT a real estate investor but a remarkable human being nonetheless. Not all lessons are learned in the world of investing, and my conversation with Dan Thiessen, owner of RAdix Performance Centre in Oakville, Ontario, my Crossfit gym, has parallels to the business/investing world.

You want to be elite? The path is quite similar in athletics when compared to investing, and Dan is an elite athlete. He’s grown up playing sports at the triple A level, he’s competed at the provincial and national level in different sports, fast forward to today, he can handstand walk for 100 feet and lift a 280 lbs barbell from the floor to over his head in one movement.   

In this episode, Dan has advice for how to get started and many best practices to maintain health, fitness and performance. The perfect thing to listen to right now if you’re suffering from the winter blahs and need motivation.

Personally, I’m near the best shape of my life. The best was a few months ago before my November holidays, but I can still beat up any previous version of myself.

Buying Ugly Commercial Buildings, a Combined 300,000 Square Feet, Renovating on Speculation and Changing Hamilton with Steve Kulakowsky

I separated my rib just three weeks ago at a Brazilian Jiu Jitsu tournament and this past Friday I was back golfing indoors, taking full swings.  My core strength is not as good as it used to be but it felt good being able to swing as hard as I wanted pain free. I’m also back doing gymnastic movements at Crossfit pain free. The only time I now feel the injury is when doing burpees when my sore rib touches the floor but it’s barely noticeable.

My point is, I’ve had enough people call me insane for fighting other adults and ending up hurt, but what’s the worse thing that could happen? I lost and lost badly yes, I got hurt, but I’m OK.

Shooting zombies. We pwned them. I personally didn’t die and I think that’s the most important metric lol. Top team score out of 37. Experience was awesome and can’t wait to do it again. I’d recommend doing booking for two games as it goes by fast.

So the worst case happened, time goes on, and I’m fine and getting ready for my next competitions. 🙂 Am I insane? I know I’m definitely different, and back to investing, what is the worst case investing in real estate? If you do just a little education, get a little good advice, buy a good property in a top ten town, you’re going to be fine. Worst case, you learn from your mistakes on the next one.

Buying Ugly Commercial Buildings, a Combined 300,000 Square Feet, Renovating on Speculation and Changing Hamilton with Steve Kulakowsky

Before our interview, I invited Steve to lunch at a fabulous restaurant on King William St, and they just so happen to be one of Steve’s tenants. I also invited Luke Wywrot, who is building a 30 storey apartment building around the corner, as Luke and Steve have never met before. Luke will be by the show when’s he’s less busy. We had an awesome lunch, I was the old guy among the three of us. Lots of ideas were shared on advanced real estate topics, and that’s what cool about so many investors I know. Many are open to sharing how-to.

Just like this episode, Steve shares what motivates him, tips and strategies to attract commercial tenants, a Field of Dreams strategy in a market with double digit commercial vacancy and low rents, going from residential to commercial, and on and on. Thank you for sharing the taxation challenges of AirBnb’s and short-term rentals. I have been asked many times what is that one thing that is responsible for my success. There honestly is no one thing. I believe the path to success is inch by inch and not by miles. But if you’re always willing to learn, seek out mentors, like the guests on my podcast and the attendees of my events (as they are sharing golden nuggets all the time), then it’s up to you to apply them.

Student Rental vs Shared Mature Adults Rental with Anna Moore

I first met Anna after seeing a piece by CTV Barrie on how an area student landlord was switching gears and renting to seniors instead (link below). Anna has been in the student rental business for 25 years. After the straw that broke the camel’s back, another abused rental property by the student tenants and thousands of repairs and clean up bills, she switched gears in renting to seniors.

As a student rental investor myself, I immediately reached out to AMR Property Management to speak to owner Anna Moore and here is our recorded discussion.

Anna is a veteran business owner with a successful printing company, she currently manages 200 doors (many are her own investments), and she vacations much of the winter in the Bahamas and Europe in the summer.

Yet another lifestyle success story for you listeners, as it’s not about the investment, it’s about what our investments afford us in lifestyles, and Anna is living the dream. Plus her business is ever improving as she goes from 5 senior rentals to offering as many as 50 this spring.

Hello Investor!!

How goes those new year’s resolutions? I personally do not make resolutions as my goals are being revised a couple times per year as priorities change and my goals for 2019 were set this past November.  If you don’t have goals… well my mentor Brian Tracy says “Goals are everything, everything else is commentary.”

One of my 2019 goals was to compete in one of my first Brazilian Jiu Jitsu tournaments on Jan 5th.  The decision was made to compete only 3.5 weeks in advance which was great – less time to stress about the competition.  I changed my schedule with my wife’s support and this definitely one of the hardest things I’ve ever done.

Preparing to fight other men is nerve wracking. I have to eat properly during the holidays, I had a total of three glasses of wine in December, made the time to train and, lucky me, I caught a cold a week before the event and couldn’t practice.

The day of the event, I lost my first match quite badly. I haven’t had the strength to watch the recording 🎥but I will eventually to show my coaches so they can tell me where I went wrong so I can learn from my mistakes. I was also injured in the process, my rib separated, so that was painful and I was scared but the quick turnaround between my early matches allowed my adrenaline 💉 to keep me in the fight.

This video is of my second and final match of the day. I forfeited the rest due to injury. I sped up the boring parts and my embarrassingly bad pulling of guard.

Am I insane for doing this? Well my coach is doing a half iron man and  my old friend Quentin Desousa lost over 100 lbs in 2018 and is running a half marathon this year. One of my Jiu Jitsu coaches at the age of 46 is competing at the world championships in Las Vegas again this year.  

Successful people push their limits in areas outside of just business. I got steamrolled in my first match, I got hurt and submitted, but fought my next match 15 mins later.  It was a rough day and in business, shit happens just the same. Just know you can overcome your challenges, it’s been done before and there is no reason you can not do the same. As I tell my team and clients, no pressure no diamonds 💎.

I want to thank my teammates and trainers and coaches for getting me to through this event. This won’t be my last competition and look forward to healing and fixing the holes in my game. You only truly lose if you give up and I hate losing more than I like winning.

Speaking of successful people, at the time of this posting, I have over 150 of the most successful real estate investors from our community RSVP to my networking event.  The event takes place on January 23rd, which sold out in less than 80hours, and the waitlist now stands at 44. This is the biggest room of successful investors I’ve ever put together, so if you have big plans for 2019, you will want to be at the next meeting.

Happy New Year my fellow investors!!

I hope you enjoyed the holidays and are ramping up for an epic 2019!!

I had my mastermind session with the WuMASTERS just before Christmas, an overnight affair with a bunch of ballers who all have big plans for 2019, 2025, 2040.

The amazing part is some of my mastermind members already have 80-90% of what I want, which is why I’m so lucky to be a part of this group.

Just have a look at the lovely log cabin we stayed at on the river is just on the edge of Cambridge. One of my goals in life is to live part of the year in what many would consider a vacation property, so friends and family can come visit whenever they want, stay a weekend or a week or two. I’ll work mornings only and come noon, I join my guests for lunch and take the rest of the day off. This property fits my vision and how cool is it we all got to enjoy it together.

2018 has been an amazing year for me and my family. Not business wise, as the government was successful in slowing down the market and, in turn, my business for the first half of 2018. Thanks to my investment portfolio, I can weather the storm between lines of credit and cash flow.

Real estate is not all sunshine and lollipops but keep in mind, the average investment property has its mortgage paid off around $500 per month by the tenant. If you have just five investment properties that’s $2,500 per month or 28,000 per year. How many people do you know are putting away 28,000 per year for retirement or for kid’s education fund?

I did a double take just last week to see my University program has increased its tuition to 28,000 per year!!! Up 155% from what I paid, or a compound growth rate of 5.4% per year. Is anyone earning 5.4% more each year over year in their job??

Giving Cancer The Finger, Getting Screwed, and Buying 10+ Investment Properties Anyways w. Tom Sullivan

On to this week’s guest, Tom Sullivan. He is a Cancer survivor, and when he learned of his Cancer it served as a reminder of how short and precious life is. He went on a tear to acquire over 10 investment properties and earned him the Real Estate Investment Network’s award for Rookie of the Year in 2015.

Tom is a smart guy holding his Masters in Business and Chartered Professional Accountant designation, investing in the Durham Regions and places east of Toronto. He’s also one of the nicest, most sharing people you’ll ever meet, which is why it’s awful how another investor did not live up to their contractual, joint venture obligations when the partner profited so massively above projections from the deal.

As always, this is the Truth About Real Estate Investing show, so we bring you real stories, including those of headaches and financial losses so you may learn how to avoid similar mistakes.

Wholesaling, Flipping, Investing in the GTA with Aaron Moore

Hello investors!!

What a great time it is to be alive!! One of the secrets of happiness is the practice gratitude, and I do this a couple times a week in my journal.  One of the secrets of motivation is to have a purpose beyond just you.

I bring this up today because I received a rather nasty email from someone I know.  He challenged the purpose of why I post what I do, saying it’s for self affirmation, states my humility is false, and is making assumptions about me.

As someone who has done a lot of self introspection and studied human psychology, I have learnt a few things. Among them is that we are all human, we are all flawed, there is no such thing as normal. I am no different, I knowingly admit I am crazy in many ways. Just this morning I signed up for a martial arts tournament to fight other men. I am scared, scared of losing, scared of being embarrassed. I have been choked unconscious before in competition in front of my teammates and coaches. I am crazy. I do chase excitement. I am not normal.

Many things we all do is about our nature. We as humans enjoy challenges, we’re territorial, we have egos, we all seek approval and want to be loved. So no judgement here if anyone wants to publicly share their wins and successes, I personally welcome it. By witnessing others’ successes, that motivates me to be successful with you. If you remember the story about the 4 minute mile, a running race to complete a mile, 1600m, in under 4 minutes was first done by Roger Bannister in 1954.  How long have humans been racing for? FYI, the first Olympics was in the 600’s BC. Two months after Roger Bannister’s record feat, he did it again, a sub-four-minute, along with Australian John Landy. Once John Landy knew it was possible to run sub-four, he believed in himself and made it reality.

This is the same reason I’ll continue to share my journey to freedom 45. My success was not overnight nor without sacrifice.  I have more grey hair than my dad and scars on my face from Shingles, exactly seven years ago due to stress. I want to be a living case study of what is possible and the rewards that come, so you the listener or friend or client (not mutually exclusive) may believe in yourself to do the same.

For the same reason I belong to a mastermind with Michelle Gauthier, Susan White, Ryan Carr, Aaron Moore – our guest this week, Luke Wywrot, Tasha Monaghan and Sarah Coupland to hear others’ successes to motivate me and to them the same.

If anyone is interested, I’ll share more about what drives me in hopes YOU may be more motivated to make 2019 your best.  Because to answer my hater, I’m not at peace with myself at 3am, my mind gets on a hamster wheel when I wake up in the middle of the night how I can do more, be more. That is who I am and how I arrived to where I am today and take me to places including a multi million dollar charitable foundation for my charity the Hamilton Basket Brigade to ensure hundreds of families will receive the best Easter, Thanksgiving and Christmas ever for decades long after I’m gone.

If people want to hate me for chasing my goals then go ahead. Because a good life for my kids, grandkids and giving underprivileged families their best Christmas ever means a hell of a lot more to me than one person’s feelings.

Wholesaling, Flipping, Investing in the GTA with Aaron Moore

Americans call him the “Canadian Investor” as Aaron embodies the Canadian stereotypes as he both helps and invests.  Aaron is a past winner of REIN’s Leslie Cuff Player of the Year award, that’s the big award only given to investor each year.  He’s won renovator of the year as well.

Starting Late but Retiring 5 Years Early with Doug and Anna Scott

I’m back from vacation!!

Yes I know, I was back like two weeks ago from Hong Kong, China, but this time I’m back from our cruise trip we had booked before our Hong Kong trip!!

We took a Norwegian Bliss cruise out of Miami with stops in St. Thomas USVI, Tortola BVI (my personal favourite for the lovely views of rainforest and coast line, and one of the nicest beaches I’ve been to), and Bahamas.

Seriously epic times on @norwegiancruiseline to Eastern Caribbean with a group of 26 friends and family. Weather and ship was great, the buffet was even better, I gained six pounds but let’s see how fast I lose it by going back to #timerestrictedeating #intermittentfasting no sugar and alcohol because I had lots of those on the ship!!! 🤣🤣🤣

We did some amazing snorkeling right off the beach in Magens Bay, St Thomas. I was snorkeling with land developer Charles’ Wah’s dad, he goes by Wah, and my brother, Tony. My brother is an advanced diver, I’m a recreational diver. We both like to dive, but when travelling with kids, snorkeling will have to do. We saw lots of tropical fish (some the size of my forearm), a school of cuttlefish, and the highlight was an octopus. We hung out with our eight legged friend for a bit and were treated to a show as it changed colours to an almost-white.

Snorkeling brought back memories of my brother and I snorkeling in Bahamas as kids. This event and the whole trip was a great bonding experience for us.

On the trip was my wife and kids, Tony’s wife and kid, my mom, friends of the show Charles Wah, land developer, and Andy Tran, best known for his basement suite consulting business. They both brought their families, including parents. Our total group was 26 and it was so much fun!!! I call this having multiple flavours of cake and eating it too!!

Charles and Andy are my friends who were at first clients of mine, but then became close friends. We’re all young and ambitious entrepreneurs, so it’s great we can get together like family to enjoy a pleasure cruise. We get each other, whereas many of you investors know, not many people “get you.”

I love cruising so much, I already booked my next cruise in early 2019.  You see, I’m turning 40. I thought things were downhill at 30, so even more so now. Cherry and I are attending the 10X Growth Conference by Grant Cardone in Miami, so why not hop on a 4 night cruise in the Caribbean since we’re already in Miami and it’s so much cheaper than staying in Miami! LOL :p

A couple real estate friends look to be coming too.  How great is that, a motivational conference followed by a week with fellow entrepreneurs to mastermind and have a good time. I truly love mixing business with pleasure!!!!

Starting Late but Retiring 5 Years Early with Doug and Anna Scott

Have you met Doug and Anna Scott? No? They are at every networking event. They will even split up to divide and conquer if there are events going on at the same time. I last saw Doug at the Ontario Landlord Watch Annual Conference but no Anna, she was at Scott McGilvrey’s Keyspire event in Toronto where they are member coaches.

Doug and Anna also host their own networking group in Cambridge, Ontario. I’ve been before, and it’s a great, energetic group of action takers. My wife has spoken there twice, and I spoke there just a few months ago. I highly recommend you check them out if you’re in the area… or not from the area, as Doug and Anna will tell you. No great event is too far, as they live in Waterloo but are regulars and members of the Durham REI meetings all the way in Whitby, Ontario. That’s 90 minutes in no traffic or five hours in Toronto traffic!

How to Buy a Business with Ajay Jain

While on vacation, I didn’t get much work done, just a little bit of emails and communicating with my team over instant messaging. I’m on vacation with my kids, so no hard core work was getting done, but I did do some light thinking.

Such as, how so many people are working for the weekend. My family and I were in Hong Kong for my brother in law’s wedding, so there was sufficient notice to all that we were coming. This is partly cultural and partly being an entrepreneur, as both of my wife Cherry’s parents have their own businesses, but they each took maybe one or two days off during our two week stay.

My in laws only see their daughter and grandkids once per year, but could only afford 1-2 days off between the wedding of their son and visit from their grandkids. They did not join us for any of our activities site seeing or the two days we spent at Disney.

On the flip side, there’s my cousin’s wife who retired a year ago from her executive position at one of the big banks. She spent a whole day driving us around, sight seeing, taking us to the beach. She doesn’t have kids, but is crazy about kids. She had a job offer from another big bank for an executive position with salary in the 300k zone. Her competing offer was to be a personal chauffeur to her teenage niece who is a competitive swimmer who needs to get to practice before and after school with dreams of going to the Olympics.

Which would you choose? What if money was no object?

She turned the bank down, informing them she had a better offer.  No stress, no long hours or responsibilities defined by others, no greed. To me, that’s what investing is all about.  Her and my cousin invest in 2nd mortgages. Making money passively so you can do whatever your heart desires. To me, that’s living the dream.

How to Buy a Business with Ajay Jain

It seems we’ve all read Rich Dad Poor Dad by Robert Kiyosaki. If you haven’t, please do so before continuing listening. 🙂

Robert Kiyosaki wrote about starting or buying a business instead of getting a job. I sought out an expert on buying businesses, which is how my friend and client Ajay Jain got on the show.

Ajay has his Chartered Accountant designation from India, his MBA from Rotman’s School of Business from the University of Toronto, and he’s worked in Merger’s and Acquisitions at CIBC. That’s the department at a bank whose role is grow the business through acquisition. For example, often time when you see a Canadian Bank in the States, it’s because they bought the local bank.  

Ajay is also licensed to work as an agent in brokering the purchase and sale of businesses, so he’s here today to share how that works, and how he values businesses and structures deals.

I’m back!! My family and I landed back in Canada 12 hours ago after a two week vacation in Hong Kong to witness the marriage of my brother in law, Vick, to his lovely bride, Kitty. Hong Kong is known as the least affordable real estate in the world it was fascinating to me to be able to witness it first hand.

Disneyland Hong Kong was awesome!! We went twice during our two week trip to Hong Kong. Clockwise, us and: Minnie Mouse, Moana, R2D2, Iron Man, Goofy and Pluto. All characters were amazing. We even saw Minnie Mouse autograph a smartphone overlay and she nailed it. These actors were all full send in character and it didn’t go unnoticed. So grateful for our #realestatebusiness and investments for affording us this lifestyle. Can’t wait to Disney Cruise next 😀🧜‍♀️🧜‍♂️👨‍👩‍👧‍👦🕶🐹

I know Hong Kong is not Canada, but as a real estate nerd, I’m always interested in how real estate markets behave for both sale and rent for ideas on how my tribe and I may invest to capitalize. For many of you listeners, you may recall the massive influx of Chinese immigrants from Hong Kong in the 90’s, and today it’s more the mandarin speaking folks. I hear it all the time from my friends in Vancouver and around Toronto.

If you’ve spent any time in China, like Hong Kong, you’ll understand why, and it starts with prices. The condo I stayed at was only a few years old, on the suburban, terminal end of the train line to the north East. The GTA equivalent, this would be Barrie or Stouville. For a recent listing, the asking was just under $2,000,000 Canadian for…. Wait for it… almost 800 square feet, two bed, two bath apartment condo…  Just think what $2,000,000 gets you in Canada. $2,000,000 gets you into a decent house West Vancouver, the most expensive neighbourhood in Canada.

Another way to think about the price is per square foot, which is almost $2,500 per square foot. Compare that to 1 Bloor West in Toronto, which is one of the most premier, most expensive condos in Toronto priced at around $1,500 per square foot.

Do you still wonder why we are seeing so much foreign investment from China?

On the rent side, it’s not as crazy. This same condo rents for just over $3,000 per month.  On the other hand, we have a family friend paying over $11,000 per month for her 1,100 square foot, ocean facing condo. Something to keep in mind as condo investing will become synonymous with single family home investing, condos with views will rent for above market prices.

Canada sounds pretty cheap, doesn’t it? Affordability is a concern for every Canadian, just know how much better we have it than many.

On a socialist front, 28% of Hong Kong’s population, or over 2,000,000 people, live in public housing.  In comparison, Toronto Public Housing has just 164,000 tenants.

Some other fun facts of Hong Kong:

  • Minimum wage is under $6/hour
  • Income tax is 15%
  • There is no sales tax or capital gains tax
  • Investment property financing requires 50% as down payment.

Investing early at Age 18 to Living The Dream the last 14 years Choking People and Becoming a World Champion at Jiu Jitsu with Barbie Benton

Barbie is living the dream.  No, there is no Ken or pink corvette, but she does what she wants with her time when she wants to. Barbie chooses to train and teach martial arts several times per day and she’s quite good at it, including having won at the Abu Dhabi Brazilian Jiu Jitsu World Championships. She is the first world champion I’ve had on this show, but she won’t be the last.

Most of us have day jobs. Barbie’s day job is that of a self sponsored professional athlete, thanks to having started investing at the age of 18. 17 years later, that same property now makes up half of the income she earns today.

Barbie shares about what it takes to be a world champion, what life is like as a successful investor, and her recent trip to China to start her ecommerce business. I’m just jealous she has fun all day and doesn’t have to work, AKA, living the dream.

The experience was amazing, the handling, braking and acceleration is unreal.  The experience was made better by sharing it with my fellow real estate entrepreneurs and my new Marketing person, Darren Cabral.  He knows cars like I know houses. Darren would buy one of these if he was in my financial situation, which I think is interesting.  Whenever Cherry and I have capital available, it gets invested. I do drive a decent German sedan, but that’s the norm for my line of work.  

To me, I would much rather vacation with the kids and acquire a vacation property. One idea is to buy one of those Pier 8 condos in Hamilton, as it will be quiet with no major roads nearby and we will be on the water yet close to a mid sized city with all the hottest cafes and restaurants.

It’s just one idea, but I’m sharing because I do want you all to think bigger. I’ve had some great ideas that were born while networking and masterminding with many great investors, many well ahead of me in their careers.

The real estate investing industry has exploded with coaches. I get it, my team and I coach investors too. It is highly rewarding work to teach others to become successful investors, we have many multi millionaire clients who started with nothing. They are crazy grateful, doing amazing things with their families, favourite charities, and living life to the fullest.

But who is a good coach?  Personally, I always want to work with the best of the best, so when I first sought out a coach I asked several winners who the best coach was.  That is how I found my coach since 2011, Mary-Anne Gillespie. At the time, she was head trainer for a very large brokerage. She is also a coach to many top level real estate entrepreneurs who are household names in my industry.

Halloween Special – Scary Investor Stories

After lunch at my mastermind meeting, I passed my phone around for a casual conversation about everyone’s nightmare investor story.  I know some of the stories are really scary but we all survived and the returns were more than enough to compensate us for our efforts.

Just this week I was speaking to a client looking to exit their investment where their capital return is around $200,000 for one property.  Just think how many hours per day, per week, per year it takes for you to earn that kind of money, then decide if investing is worth it for you.

My first job out of university, right after September 11th, 2001, paid me a whopping $35,000 per year.  You don’t need a calculator to figure whose hourly rate was better.

Every morning the first content I consume is business or self development books. I’m loving the app Blinkist right now (thank you @tashamonaghan71 for the recommendation). Super cheap and summarizes much of the greatest books in history. The screen capture is Eat That Frog by one of my favourites @thebriantracy. Pretty much the perfect book to start the day.

I just downloaded “How to Win Friends and Influence People” by Dale Carnegie as it’s been a while since I last read it and the book keeps coming up in my coaching of other investors and coaches on my team. The lessons from this book have enabled me to attract mentors, be a better leader to clients and employees, build relationships with contractors and celebrities in our industry.

Getting guests on this podcast to deliver you all the best information is no cake walk either, as everyone’s time is precious.  Many guests need some coaxing and cajoling as we have no budget to offer speaking fees. LOL.

From Rehab to a $800,000 Commission Realtor with Ben Oosterveld Part 2

Boo, summer is over. It’s already toque weather in my opinion. 😛 It’s also fall harvest at our house as we dug up the rest of our potatoes. I shredded them into pancakes for dinner. Super easy and delicious. My whole family loves the crispy texture from pan frying in my cast iron pan in avocado oil and butter 🙂 #backyardtotable

I got the idea over three years ago to start a garden from a viral post on Facebook to “like” if growing food should be taught in school. Yes, it should, but I’m not going to wait around for that to happen. I don’t wait around, I prefer action to ensure my kids get the education they need. They won’t learn Marketing in school either. They should, but again, I’ll teach them myself. I don’t blame schools or teachers, they do plenty already.

My daughter said it was a lot of work to get the potatoes to which I replied, yes it is, that’s why we have to respect our food.

From Rehab to a $800,000 Commission Realtor with Ben Oosterveld, Part 2

Ben is among the best natural sales people I’ve met. Sales may sound like a yucky skill or profession, but to steal a joke from the legend Brian Tracy, the oldest profession is not what you think it is, but rather it is a form of Sales. 🙂

Ben will share his lessons from starting out to where he is today. Ben started out as a new agent like anyone else, but he earned $400,000 in commissions in his first year and not long after that, $800,000.

Ben shares how he started off working for free to build a name for himself, and how he today is always looking to blow people’s’ minds so they send him referral business. Plus his lessons on mindset for his team for them to break through their own perceived barriers.

I even took some of Ben’s advice, and the next day we were able to help out a friend in serious need due to a nasty divorce. That’s actually a good lesson – if you want to be a good mentee, let the mentor know, which I did, and it made Ben’s day. The mentor will then know you take action and continue to mentor.

For Thanksgiving we changed up our format to deliver more quality instead of quantity by spending the same budget we do for 300 families for a Thanksgiving dinner to 40 of the most impoverished families in Hamilton.  We asked the school boards for their worst and they definitely delivered. We have lots of single mom families, a single dad family who just moved to a trailer park after the loss of mom to cancer, a single mom who just sold the family car to make rent.

This time we asked the parents what they wanted and they asked for warm clothing, winter jackets and boots, toys, games, arts stuff and food. Parents asked for some essentials like deodorant, toilet paper, and clothes, but nothing else. We budgeted $100 per person.

It’s hard to explain the impact of what we do, but here is what volunteer Kara wrote me:

“I just delivered my SUV full off stuff for the Willows (not their real name) family. It was amazing to see the joy on the 7 kids faces and the mother’s gratitude for everything. 6 boys screaming with excitement over new clothes, snow pants, running shoes, hats, gloves and new sweatpants/sweatshirts was absolutely amazing to witness. The mother was so grateful for everything and was so happy with the amount of useful stuff she received. The kids couldn’t believe all of the new stuff they received and one of the boys was yelling “this is the best thanksgiving everrrrrr”. The grandmother said I had ESP because they received everything they were in need of (especially all of the snow pants). This truly was an amazing experience for both the family and myself. Thank you team for all of your hard work and dedication to the community. It was greatly appreciated.

Refugee to Real Estate Developer and Legit Baller with Tahani Part 2

Returning guest, and it’s been way too long, is Tahani.  She is baller, but she didn’t start that way. Born into a Jordanian refugee camp, she came to Canada for an arranged marriage that later dissolved, leaving Tahani a single mom in the frozen tundra of Canada who barely spoke English.

She now drives premium German import cars, she trades in developments, Tahani was just on the Marilyn Dennis Show, and has an upcoming TEDx talk in Toronto on the subject of resilience.

Tahani is hosting a women’s only conference in November on the subject of real estate.  She shares on the show how 90% of her clients are men and why she’s giving some attention to the ladies.

Thank goodness my health and nutrition are on point as it’s been a tough week with Cherry in China attending a funeral. Thank you to everyone sending in your condolences. No sorries are needed. Grandma Chan is leaving behind a successful legacy. Much of her family evaded Communist China, her grandkids are all quite successful, and her great grandkids (my kids) are on a good path while living in the greatest country in the world, during the best time in history to be alive.  RIP Grandma Chan, we honour you in our efforts to make this a better world for everyone around us.

Another tough week is upon us as we approach Thanksgiving where we as the Hamilton Basket Brigade will spend $20,000 on what has become a birthday party for 40 of Hamilton’s most underprivileged families.

I am the co-founder and President of our registered charity on a mission to relieve poverty and be the change I want to see in the world.

The local elementary school boards support us by contacting the families and having the families fill out wish lists. Here is what one Hamilton school administrator wrote about one of the families we are supporting on Oct 6th and this Christmas as well.

“We have definitely kept our eye on this child and have helped where we can.

Last year our principal got some outside help for this student during the Christmas season and the family was very grateful as they were unable to provide.

This boy often comes to school without having eaten and depends on us throughout the day to sustain him until he returns. Last year this student fainted from hunger. He is in grade 7.”

The slogan for the Hamilton Basket Brigade is “be the change,” a shortened version of the famous Mahatma Gandhi quote. Gandhi may not approve, but come hell or high water, we will be the change for this family and 39 others this Thanksgiving.

Thanks to all the listeners who are donors and volunteers. Volunteers, I’ll see you Saturday for what has proven to be our most challenging event, and hopefully the most rewarding.

Dr Cowan answers my millions of questions on what to eat vs. not to eat: e.g. coffee, chocolate, a glass of wine a day, most science backed optimum diet, the fastest path to gaining more energy and health.  If you don’t believe in functional medicine, that’s cool too, I just know I’ve gone from needing regular naps in afternoons to having the best mental clarity I’ve ever had. I’m pushing new personal bests in the weight room, my abs are popping, and I know I could beat up any previous version of me.  I’m not looking to impress, but rather share my results from my lifestyle changes.

If you hear me mention Tom, that’s my friend, mentor, gym buddy Tom Karadza, co-owner of Rock Star Real Estate. He’s the one who introduced me to Dr. Cowan.
