Starting a Grassroots Landlord Advocacy Group with Kayla Andrade

September 26, 2018/0 Comments/in podcast/by Erwin Szeto

Hello Investors!!!

What a great weekend of weather!!! The weather man has been way off, it’s been way hotter than forecast these last few days. Of course we spent Saturday morning indoors at our Halton Real Estate Investors group meeting talking about ecommerce businesses with Greg Kowalcyk and Brian Zammit.  It was great to see so many investors taking interest in becoming more entrepreneurial with side hustle, because we all know having a single source of income from a job is not the fastest path to financial freedom. I’ve actually had a number of clients who recently lost their employment and are now going full steam into eCommerce and real estate, so I wish them all luck!

We are back networking and sharing. Greg and Brian the Ecommerce teachers and PT Sheridan faculty member @john_roumanis sharing his journey as a #parttimejob as a #realestateinvestor

We have a big announcement, have you heard of that other real estate podcast out there called the Breakthrough REI Podcast with Rob Break? It happens to be among the top rated real estate investing podcasts, and possibly the most downloaded podcast on the subject. I know, I haven’t heard of them either….

To tell you the truth, when I started podcasting I looked up to Rob, and have been trying to get the message out to as many as possible. Rob has interviewed 70 of the best Canadian investors. I’ve interviewed around 70 of the best Canadian investors as well. We are both accomplished investors and we’ve helped local investors from in and around the GTA acquire somewhere north of $200 million in real estate.

Working lunch with Break Through Podcast’s @rob.break. We are masterminding on epic collaboration ideas. Stay tuned investment world!!! We are so busy neither of us has the time to pose for the camera. Me I’m so busy I had to borrow the waitress’ phone to keep working while she took this picture. I’m texting her contact list now: “hi, do you know anyone who like to buy, sell, or invest in real estate?” Hahahah #sobusy

A post shared by Erwin Szeto (@erwinszeto) on Sep 17, 2018 at 3:11pm PDT

So we came up with this crazy idea.  Why don’t the two of us put together a Master Class on investing for beginners, an investing 101 course for folks who are just starting out, those who need a refresher, or your friends and family that you care about and need more financial stability in their lives.

So we want to hear from you. What city would you like us to come to? We are happy to share the secrets to the success our clients investments that have earned them over 400% from their investments in 2012 and a meager 342% for our clients who started in 2013.

Please email me at admin@mrhamilton.ca or direct message me on social media.

Thank you and hope to hear from you soon!

Our guest this week is Kayla Andrade, founder of a grassroots landlord advocacy group called the Ontario Landlord Watch. Feel free to use Google to check them out.

This all started when Kayla’s city tried to download unpaid water bills to landlords without even bothering to try to collect from the tenants whose names were on the bill and used said water. Kayla is now trying to spread word about the issues facing home service providers on the provincial scale with Ontario Landlord Watch and is getting political, so have a listen on what she’s up to.

How to Invest in Toronto and Actually Cash Flow with Cindy Wennerstrom-Wroblewski

September 20, 2018/0 Comments/in podcast/by Erwin Szeto

Hello investor!

I hope you all had as great a weekend as I did!!! My Friday and Saturday were spent with my wife Cherry and friend James Maggs at the Archangel Summit (a business and self development conference) and it was excellent!! I’m fired up to do more, be more, help more!! I will summarize my notes and present them to you all at a later time.

Happy birthday to my mom, the lovely woman who gave me life. A blessed life that I lead where I can take my mom to lunch on a Monday afternoon in a near empty restaurant as if it were a private, chefs table, for just mom and me.

My dad’s brother was the first to immigrate, who then brought my dad to Saskatoon. Thank the powers that be he soon decided to move to Toronto as he found Saskatoon to be too cold. My mom followed on a student visa a few months later at the age of 19. For my fellow Canadians, imagine uprooting your life from a tropical climate to the frozen tundra that is Canada. 😛

From a language barrier standpoint, we Canadians learn French much like students from Hong Kong learn English. It’s a start but if you’ve been to Quebec, you know how challenging it is to communicate.

Anyway, thank goodness for real estate.  My grandpa was able to provide my parents a downpayment on our first house in Scarborough, Ontario. The house was only $61,000 but my parents still had three mortgages. I don’t even know anyone personally who’s had a third mortgage. Seconds on primary residence are quite uncommon.

At the time, my dad was still in University, I know because I was in the family pictures at dad’s graduation. They were quite broke.

Out of necessity to pay the bills, my mom was the first real estate investor in the family. She AirBnb’d rooms in our home (before AirBnb even existed) for $50 per month plus $50 for food. Mom was cooking and cleaning for up to four house guests at a time.

My mom has sacrificed and hustled a lot, resulting in the blessed lives my family and my kids now lead.

Happy birthday to my mom, the original real estate investor in the family who AirBnb’d rooms in our home for $50 per month plus $50 for food when growing up so we could afford to eat and pay THREE mortgages on the house. Mom was cooking and cleaning for up to four guests at a time. Now she’s retired and can enjoy to the fruits of her labour and I will ensure the pay her back 100 fold. Love you mom!!

My mom is now retired and can enjoy the fruits of her labour and I get to now share my successes with her.

What greater definition of success is there than giving back to your family?  This November we’re bringing my mom on a Caribbean cruise with us on a brand new ship in a room with a balcony.  Paid for by our real estate. Not bad for a child of immigrants.

So without further ado, I give you Cindy Wennerstrom.

From Renting a Basement to Over 100 Properties with Joint Venture Jedi Russell Westcott

September 7, 2018/0 Comments/in podcast/by Erwin Szeto

First Day of School

Today I’m a bag of mixed emotions. My daughter is off to her first day of school. No more daycare (saving $500/month in daycare fees is a big win! Like gaining cash flowing property!! HAHA). She’s going to a real school, junior kindergarten to be specific. I was choked up watching her get on the school bus for the 2.1 km commute. Cherry, my wife, told me I’m silly and I am.

Here is just one example of how nuts I am. I’m reading Wonder Woman comic to my daughter (I’ve purchased many children’s books showcasing strong female characters where a female is the main protagonist) and we come to the last page of her book and here it is below.

I read the page quickly as I’m getting choked up.  Too often I’m looking for lessons and meaning in all aspects of

life.  This time I’m reading the story from a parents’ perspective, instead of “I would use all my training with the Amazons to make the world a better place.” As it is written, I rephrased the words and turned it around to my perspective, “I will use all my training to teach Robin to make the world a better place.”

Yeah, I’m nuts, but she’s been out of the house a whole two hours and I can’t stop thinking about how her first day is going.

And people think real estate investing is hard. Parenting is infinitely harder…

Speaking of real estate investing, check out the new boat belonging to Mike and Evelyn!! Life is good when investing starts at age 26, and 10 properties later they are well on their way to Freedom 45.

From Renting a Basement to Over 100 Properties. Joint Venture Jedi Russell Westcott.

Our show guest is none other than best selling author Russell Westcott who co-authored the book “Real Estate Joint Ventures” with Don R Campbell.

I met Russell back in 2008 as a green investor at the Real Estate Investment Network’s weekend workshop called ACRE, and he’s always been one of my favourite real estate educators.

He’s on the show to share how he got started and his mistakes and lessons from building a portfolio at its peak size of 60 properties. Russell was buying a property once per month even while having a full time job as the Vice President of the Real Estate Investment Network.

I even put Russell on the spot to pitch me his latest project he’s raising capital for and it’s just as awesome as you’d expect.

Without further ado, I give you Russell Westcott, the Joint Venture Jedi.

Learning Lessons From Mental Illness With Jay Gabrani Part 3

August 31, 2018/0 Comments/in podcast/by Erwin Szeto

Life is too short to not have more fun

Life is too short to not have more fun, more often. I was thinking this after a night out on Friday with a bunch of buddies who all happen to be real estate investors, to celebrate a friend’s birthday doing axe throwing, indulging in an adult beverage or ten, gambling, clubbing, and more gambling.

That how we do!! #bullseye #howicollectrent

A post shared by Erwin Szeto (@erwinszeto) on Aug 17, 2018 at 5:34pm PDT

Then on the following Tuesday, I was reminded how short life is as I was driving home from my colonoscopy appointment. My family doctor requested the procedure because we lost my uncle at 51 to colon Cancer. My cousin was ten when he lost his father. He’s a good man now, having turned 18, and is apprenticing as a car mechanic at Honda. But I’ll never forget the image of my cousin after the coffin was in the ground and buried, how he ran back to place his hand on the mound of dirt to say one final goodbye.

My friends, life is short. Go have more fun, stay away from negative people, make lots of money while you’re young so you can enjoy it.

Last week I made the decision that on my 45th birthday, I’m taking most of the year off to travel the world with my wife and kids. Anyone can do the same with our Freedom 45 program. Don’t know what that is? That’s OK, we at Titan Investment Real Estate will be rolling it out soon. For our existing clients, you’re already a part of it, we’re just finally giving it a name now.

Learning Lessons From Mental Illness With Jay Gabrani Part 3

This week we have part 3 of my interview with Jay Gabrani. Parts 1 and 2 had a lot more about investing passively so that you don’t have to work, but part 3 is the most important part. Personally, I’d rather have my wife and mother of my children than my real estate. A real estate portfolio is easy to build with the right team and education – I can’t replace Cherry.

So you’ve been warned, this episode is less about making money and more about Jay’s lessons and story of living with someone suffering from mental illness and what he would have done differently. This may be the most important episode of the podcast and I hope we make a difference in a few lives.

I give you, Jay Gabrani.

Investing in a 250 Sq Ft Tiny House With Ryan Carr

August 21, 2018/2 Comments/in podcast/by Dave Visaya

The bearish Ryan Carr is back on the show to share about his latest investment, a 250 square foot house.  That’s right, 250 sq feet. That may just be smaller than many of your master bedrooms in your homes.

Sadly that is the reality of today’s housing market. On a recent vacancy of mine that we just filled last night, we rented it to four lovely young adults. Vacancy is too low and rents are unaffordable to many, unless folks are willing to share.

Onion volcano. Never gets tired #teppanyaki

Growing Up Discriminated In Poverty to 21 Hold Forever Properties with Jules Mckenzie Part II

August 17, 2018/0 Comments/in podcast/by Erwin Szeto
Oh the lengths we will go for our kids….
On Sunday, my wife Cherry planned a half day event for us and cousins to ride Thomas the Train.  No idea what I’m talking about? That’s OK. He’s a crazy popular cartoon character who is a train and for $25, you can ride in the train that he pulls.
The price is fine, it’s the distance, 122 kilometres from home in Uxbridge, ON that was my problem. We did it, me driving without my license as I brilliantly left my wallet at home 😛. I thought Uxbridge was far when I lived in Markham!
The event was really good, we boarded the train on time, there was plenty of free parking close by, tons of stuff for the kids to do included: bouncy castle, colouring, a mini train to ride, a travelling zoo, and face painting. The kids and their cousins all had a blast. Kudos to my wife for planning the event!

The Tortoise and the Hare and my Bruce. A tortoise spends the majority of its life on land vs a turtle is in water. That’s the difference between the two. I learnt that from a three year old 🤣🤣🤣 🐢

A post shared by Erwin Szeto (@erwinszeto) on Aug 12, 2018 at 1:47pm PDT

What won’t we do for our kids…

The answer escapes but ah, I remember, I’ll invest in real estate for them but I’m not signing them up for hockey. 😛 Indoor court sports (basketball, volleyball, anything excluding ice) for this family. They’ll learn to skate as skating is an important life skill all Canadians should have, like swimming, but no thank you to 6am practices on the ice. 😛

Growing Up Discriminated Against and In Poverty to 21 Hold Forever Properties with Jules Mckenzie Part II

Our guest this week is a returning guest in Jules Mckenzie. He was previously featured on our show titled From $140,000 in credit card debt to 34 properties. If you haven’t listened to it yet, I suggest you go back and do so before listening to this week’s interview. The tips and tricks around investing are there, including joint venturing. This episode is to further dig into Jules’ life before his beginnings as an investor.
Link to previous episode: https://www.truthaboutrealestateinvesting.ca/from-140k-in-credit-card-debt-to-34-properties/
Jules has come a long way in his investment journey, from near ruin both in life and investing to 55 properties in 2005 to today’s portfolio of 21 properties after shedding poor performers and paying a lot of joint venture partners.
What Jules has been holding back is the deeper hole he’s had to dig himself out of growing up an indigenous Canadian on a reserve with limited opportunity, resources, and an early life of alcohol and drug abuse.
If you know Jules, he’s a big guy with a bigger heart and warmer smile. What he hasn’t shared until today is what he’s had to overcome and how he’s done it, but he shares it today.
For you new real estate investors, know that anything is possible. Even when life deals you a pretty bad hand. If Jules can build a portfolio of 21 “hold forever” properties than you can too.

Passive Investing in Private Lending and Oakville, Ontario with Jay Gabrani Part 2

August 7, 2018/0 Comments/in podcast, Uncategorized/by Erwin Szeto

Happy August Everyone! And happy birthday to my Wonder Woman who has her own business, does Crossfit 3x/week, is a wonderful mom to our beautiful kids, runs our household and, the most difficult part, takes care of me. Happy 6th birthday!! No really, the kids buy it, she’s six years old…

To celebrate Cherry’s birthday, like anyone when they turn 18, is to go to Niagara Falls this past Friday. To start, joined by fellow real estate entrepreneur Charles Wah, we took a relaxing cruise down the Niagara river in a Whirlpool Jet Boat, seated in the front row no less.

Spending Friday Afternoon with the birthday girl @whirlpooljet for a relaxing pleasure cruise down Niagara River 😜🤣

A post shared by Erwin Szeto (@erwinszeto) on Aug 7, 2018 at 3:13pm PDT

After that, we pigged out at the Sheraton’s falls view all-you-can-eat-buffet, walked around Clifton Hill to burn off the calories, then a stop at Casino Niagara’s black jack tables where Cherry sat down with $100 and walked away with $150!!! Yay!! We didn’t lose 😛

Upcoming Halton Real Estate Investors Group meetings: September 15, we have John Roumanis and Greg Kowalkczyk to guest speak. John is our successful investor friend of 800,000 in returns in 7 years and he’s asked to share how he’s using demographic data to drive his renovation decisions and raise his rents.

Greg K, is a super successful e-commerce & Amazon entrepreneur and hugely in demand trainer on building e-commerce businesses. Greg is a friend, a huge supporter of our registered charity the Hamilton Basket Brigade, and he will be sharing how he built businesses grossing six figures a month.

If you’re not already on the invite list, you can do so by signing up at www.truthaboutrealestateinvesting.ca/meeting

Passive Investing in Private Lending in Oakville, Ontario with Jay Gabrani Part 2.

Real Estate Investor and single dad to three, Jay Gabrani, is back on the show to share his passive investment strategies: private lending and investing in single family houses in Oakville, Ontario. Jay’s investing is so passive, he will have sufficient time to home school all three kids for high school. That’s right. The time and patience to home school three kids.

For those not familiar with private lending or even if you are, have a listen to Jay’s strategy to mitigate risks, plan an exit, and maximize returns. I’ve spoken to many investors who risk considerably more with their strategies, whereas Jay’s strategy may be the most sound I’ve heard.

Jay’s Oakville investing is educational as well, as many investors, including myself, made investment decisions based on a top 10 list. Alternatively, Jay goes off board to evaluate the economic fundamentals of his home town in Oakville, Ontario. Jay’s lessons here are particularly educational because if you remember from part 1, Jay was able to take a three year sabbatical after the loss of his wife to mourn and care for the three kids.

If you want to learn how to take three years off, you will want to have a listen to 2018’s most talked about guest.

Preacher’s Son, Ran Away From Home at 12, 365 Days In Rehab To Real Estate Success With Ben Oosterveld

July 31, 2018/0 Comments/in podcast/by Erwin Szeto
Summer is in full swing! We’ve had our July Halton REI meeting and we are taking the month of August off, but don’t worry! There will be a tour mid August for investment opportunities in St. Catharines.
This past Saturday, our Street Smart Tour brought us to a city truly open for business in Brantford, Ontario with my team, the Team Titans, and our friend Paisley Mackenzie, former Economic Development Office of Brantford. Paisley has nearly 30 years experience working around investments and Brantford so it was a special treat to have her along.
Brantford is an underrated market, as many regular Brantford investors know who are enjoying the returns in a market that is flying under the radar. Brantford is situated between Hamilton and Cambridge, Ontario and there are not many hotter markets than these two for those who care about the ripple affect. What many do not know, is how good the Planning Department is. They are consistent in following Ontario Building Code and, sadly, not all cities can say the same.
Days on market are some of the best I’ve seen in years, as this is summer when prices typically retreat, and we toured two pretty sweet properties that have been on market for around 60 days at prices mid 300 to low 400,000. Terrific affordability when compared to the neighbouring KWC and Hamilton markets.
On to this week’s show!!

Preacher’s Son, Ran Away From Home at 12, 365 Days In Rehab To Real Estate Success With Ben Oosterveld

Today’s Ben Oosterveld is crazy successful. Dad to four kids, happily married, booming business, he earned over $800,000 in 2017, in one 14 month stretch he acquired 41 properties.
By all definitions, Ben is killing it, but he wasn’t always successful. Ben, a preacher’s son, ran away from home at 12, abused drugs and alcohol until the age of 20, crawled home to his parents, checked into a 12 month rehabilitation program and turned his life around.
Ben talks about learning lessons on raising a challenging child such as himself, owning investments with other people’s money during the crash, being bullied by an investment partner, and what he would do differently with his investments if he could do it all over again. This is the first time Ben has publicly shared his challenges as an investor.

Increasing Rents by $1600/month With An Accessory Building With Ryan Carr

July 24, 2018/0 Comments/in podcast/by Erwin Szeto

I really have no idea what I’m doing to my kids 😛

Thanks to my obsession with super heroes, I’m often telling my kids that we have to help people. That’s probably OK, it’s how I go about it that may be controversial.
For my daughter, we limit her exposure to the classic princesses and their stories of opulence they were born into and meeting a prince and falling in love. Instead my lessons often focus on helping people whenever the learning moment presents itself.  When buying rain boots for my kids, the girl boots were all ponies and rainbows. Whereas the boys boots selection offered solid red fire fighter boots.  I bought fire fighter boots for both kids.
This rainy weekend, our kids watched a rare movie, as we strictly limit their screen time. We of course watched Kung Fu Panda 3, which was hilarious and my kids are taking an interest in martial arts since their dad regularly sports a gi for Jiu Jitsu. I explain to both kids how Kung Fu Panda is using kung fu to protect people who can not protect themselves and they are to do the same once they learn Jiu Jitsu like Daddy.
Am I the only one teaching my kids this stuff? Drop me a line on what stuff you’re teaching your kids that are equally… interesting. 😃

Increasing Rents by $1600/month With An Accessory Building With Ryan Carr

The young and brilliant Ryan Carr is back to share his current project where he is turning his poorly performing property into a winner but adding an 850 square foot coach house in the backyard of an existing property and renting it for 1,500-1,600/month plus utilities.
If you haven’t heard Ryan’s previous interview, go back to the episode titled ‘How a Mechanic Invested in 20 Properties in Two Years’ or just Google that title to find it.
Ryan updates us on his ultra conservative investment strategy while acquiring 1-2 properties per month and his current lifestyle as a tenant. Quick refresher, if you believe the market will decline, sell your home and rent, and deploy your capital elsewhere for higher returns. Ryan is putting his money where his mouth is.

70+ Properties In Only 15 Hours Per Week With Susan White-Livermore

July 19, 2018/0 Comments/in podcast/by Erwin Szeto

Hello Fellow Real Estate Investors! Don’t you love summer vacation?

Normally our mastermind takes the summer off but two months off is too much, so instead we planned an overnight getaway at Blue Mountain Village. We rented three bedroom suites in the village, went hiking, shared a skateboard/flight of 14 beers, actually masterminded, talked about life, shared embarrassing stories, and of course what we are up to professionally. The beauty of the mastermind is we each get inspired and help from each other in seeing what other investors are up to and what is possible. How folks structure deals for development, or financing tips when all lenders are saying no.
Remember to have an agenda for networking/masterminding as well. Personally, I’m looking to turn my focus towards development so I had lots of questions around that subject and as also lead generation.
If you don’t already belong to one, I suggest you do. I belong to three of them (two I simply host for the benefit of the attendees).  My team at Titan Investment Real Estate will be making more master mind groups available to clients come the fall season so if that’s of interest to you, do keep an eye out.

70+ Properties In Only 15 Hours Per Week With Susan White-Livermore

Susan is a veteran investor who started in 2006, the perfect time, right before the Financial/credit crisis of 07/08.  She’s done flips, legal basement suites, 30-40 rent to owns, student rentals, owned interest in over 70+ properties, and currently holds over 30 properties.
We talk about raising capital and credit from investment partners for joint venturing, her forecast and equity splits for investment partners, her strategy for the “infinity house” as in “infinite returns”, favourite books she recommends, and how she develops talent so she may delegate and limit her active work to only 15 hours a week.
You will want to have a listen to how she does what we all want. She makes more money while limiting investment of time so she may spend more time raising her family.

Life After Tragedy. Thank Goodness for Real Estate. With Jay Gabrani

July 5, 2018/0 Comments/in podcast/by Erwin Szeto

Hello Everyone with real estate investments!!

Happy Anniversary To Us. Celebrating Over Lunch as Work Keeps Us Too Busy and We Want to See the Kids in the Evening

My health journey continues with a physical check-up with my family doctor and my high performance ND, Dr. Callum Cowan.

Quick recap, for the last two-three months, my only breakfast is a coffee (sometimes tea) with about one tablespoon each of grass fed butter and organic coconut oil (substituted for Brain Octane oil as I find it easier to stomach).

That’s all I eat until my pre work out banana and protein shake plus lunch and dinner.

This past week, I’ve been even lazier, just having two tablespoons of cod liver oil and coffee as it’s less blending and cleaning. Fish oil is good for the brain and I figured it would help my creativity. But as I type at 11:30 am, I can feel my energy starting to wane and I need a snack. 😛

This method is called time restricted eating and even though I technically break my fast with the fat and coffee, my body doesn’t know any different since my body is consuming fat from my fat stores. Dr. Cowan says my eating window is actually eight hours in practice and I don’t need to fast anymore than I already am.

Results? I have set many life time personal bests in strength while doing this experiment. Just last week I cleaned 235 lbs twice. I’m lean as heck as well. One problem though is my cardio is not where I want it to be. I ran just over a mile in 8 minutes 40 seconds last week while my heart rate over 90% over half the time.

My family doctor has no concerns, my blood pressure is 120 over 76 which is near optimal.

So what’s next? I’ve requested blood work, including cholesterol, and Dr. Cowan wants me to track my calories as he thinks I’m low and I think he’s right. After two days of tracking, I’m consuming an average of 1900 calories… yet I’m not hungry, and I’m sorry for sounding like an ass for all of you trying to lose weight. 😛

Life After Tragedy. Thank Goodness for Real Estate. With Jay Gabrani

What can I say about Jay, he had it all. Successful investments, a business, and a growing family, until tragedy struck and took the mother of his three young children. Thanks to his real estate, his portfolio was able to support Jay and his kids while on leave for three years to mourn and care for the kids.

We go deep into what happened, how it affected the kids, how Jay got through it now four years later, lessons learned, what Jay would have done differently for his wife and Jay’s three sources of passive income that allow him to be a full time dad, yet still living in one of Canada’s most affluent cities.

This is part one of a two part series of the most difficult interviews I have done. If you’re a parent or ever plan on being one, have a listen.

Can You Get Rich Working for a Start Up? with Tony La

June 28, 2018/0 Comments/in podcast, Uncategorized/by Erwin Szeto

Last day of school!!!! I hope all you adults enjoyed all the amusement parks and travel before the kids are on summer break and making everything busy. 😛

For my own kids, today is their last day of school and thanks to my boss, I was able to drop them off this morning to have a quick hello with my kids’ teachers. For my daughter, it’s her last day at this school as she “graduates” to Junior Kindergarten in the Fall. My daughter doesn’t know it but I just got the best Father’s Day present. Her Teacher summarized her report card as being, “she’s perfect.”

I can’t take all the credit, Robin is her mother’s daughter. She’s going to be great at school. However she is a product of her environment as well. Robin has seen both mom and dad present at several events, including myself being the MC for my cousins wedding a few weeks back. She’s too young to notice, but mom and dad are introverts who were never comfortable public speaking.

Here’s Robin being the social butterfly at my client Simeon’s wedding.  Instead of eating dinner, she danced with her cousins and she played with the wedding party.  She’s even sitting in the groom’s chair at the head table in one of the pictures. She’s not afraid of the spotlight and that’s something she’s learned from mom and dad. She just doesn’t know we’re afraid when do all our public speaking. However, public speaking is required to give value, attract business, and achieve our goals both personally and for our charity, the Hamilton Basket Brigade.

It seems the kids are watching, so go forth, be awesome, and be the super star your kids think you are.

Other happenings this week: Cherry and I were guests of Doug and Anna at the sold out KWCREI club meeting in Cambridge and we shared the latest tax rule changes (Federal and expected from Doug Ford) and tips on getting offers accepted.

If your association or club needs speakers, kindly let us know: admin (at) mrhamilton.ca

In the News:

Our charity and I were profiled in this month’s Real Estate Professional magazine. It’s always an honour to share our attempts to alleviate poverty in Hamilton and hopefully we inspire more to help in our communities. Big changes coming to our basket brigade format!! The full article can be found here on page 58, link: https://www.repmag.ca/contents/e-magazine.aspx?id=243813

Can You Get Rich Working for a Start Up? with Tony La

This week’s guest is Tony La, Chief Technical Officer of start up: Honk Mobile. Haven’t heard of them? That’s OK, because you will.  They take mobile payment for parking and they just signed Pearson International Airport in Toronto. With Honk Mobile you can pay for parking and re-feed the meter all from your phone so you don’t need to have change and you don’t need to run back to the meter to pay for more parking if the meter is running out.

The business and founder is so hot, they were featured on Dragon’s Den and four of the five Dragons made the owner offers: http://www.cbc.ca/dragonsden/pitches/honkmobile

As you can tell from my recent line of questioning for guests of our show, the question is: how can we make money? Preferably passively, reliably, predictably, securely, and insurably. I know I made that last one up, but you know where I’m going. What’s the best way to get rich? Hence we needed a guest on the show to talk to start ups that have the potential to be the next Uber or AirBnb.

So can we get rich working for a start up? Let’s ask my friend, client, and real estate investor, Tony La.

How to Claim Thousands of Dollars of in Home Energy Rebates with Nick Crosby

June 19, 2018/0 Comments/in podcast/by Erwin Szeto

Once you have faced all your fears, what else is there left to fear?

This is the question I posed my Titan Investment Real Estate team when I challenged them to face their fears at CN Tower’s Edge Walk.  Participants walk around the circumference of the roof and lean out over the edge. Why? For fun!

Scary, right? It is to folks with acrophobia, such as myself, who don’t even like to step onto the glass floor of the CN Tower. However, the more often you face your fears and accept challenges, the easier it gets!

This venture is my 2nd go at the Edgewalk. Cherry and I first did Edgewalk in 2011 and from a fear of heights perspective, this is the scariest thing I’ve ever done.  Edgewalk is scarier because it’s a 30 minute walk where you are actively participating.  In tandem skydiving, you are pulled/pushed out of the plane. Ziplining/hangliding, leaving the ramp takes seconds.  Edgewalk, no one holds your hands, you legs feel like jello and you are gripping the a cable I call your lifeline! :p

The team did great! I’m very proud of them. No one bailed, they each accepted the challenges of leaning out both forwards and backwards. It’s just unfortunate that our safety was actually at risk as lightening struck a few km away from the CN Tower, so our walk was cut short after about 3/4 of the adventure so no pictures and video this time, but we get a rain check good for 12 months.

Investing in real estate is no different. It is common knowledge among veteran investors that the first investment property is always the toughest and every property from there gets easier.  But unlike the CN Tower Edgewalk, the coaches at Titan Investment Real Estate are there to hold your hand to make it less scary than Toronto’s tallest adventure.

How to Claim Thousands of Dollars of in Home Energy Rebates with Nick Crosby

“I wish I knew you before I did my renovations” is what everyone tells Nick “the Rebate Guy” Crosby upon meeting him.

It is exactly what I said too. For years, I have not been able to locate a home energy auditor since many of the last sets of rebate programs went away and the majority were only for your principle residence and NOT rental properties.

No more!! Friend of the show and our client, Kaush Nanubhai, recommend Nick to us after he hired Nick to inspect his property. Kaush is netting a cool thousand dollars in rebates for renovation work he was planning on doing anyway.

I personally could have netted several thousand for my AC and window replacements in the last two years. It’s too late now, but I’ll be having Nick inspect for sure before I have my ancient, mid-efficiency furnace replace!

7 Years Part Time and $800K in Returns

June 14, 2018/0 Comments/in podcast/by Erwin Szeto

Thank you real estate investors, readers, listeners and clients for your kind words and nominations!!

This past week, the Real Estate Investment Network bestowed upon myself and my team at Titan Investment Real Estate, the winners of 2018’s Realtor of the Year. We are now two-time winners. We last won in 2015, along with our wins as Agent of the Year by Canadian Real Estate Wealth Magazine’s in 2016 and 2017.

Thank you Denise and Stuart for the epic photo!!

Our efforts are proof that the good people doing good things in Business and in the community can excel in the investment real estate industry. Thank you to the Real Estate Investment Network for this award. To be honest, I didn’t think we would win considering the very steep competition. All four finalists had all previously won the award and are doing wonderful things for their own respective clients and communities.

I’d like to thank our clients for believing in us to follow our advice in their pursuit of financial freedom and security for themselves and their families. I’d like to thank the OG’s of REIN – original gangsters Don R Campbell, Russell Westcott, and Melanie Tenant-Reuter, plus the current leadership team Patrick, Richard, and Jennifer.

Thank you again to my team: Tammy, Meaghan, James, Han, Koukun, Maria, John, Charles, and Tim. Thank you to my broker owners and mentors in Tom and Nick Karadza. Thank you coach Mary-Anne Gillespie.

I’d like to thank my wife and kids for putting up with my attempts at a work/life balance, without their support and inspiration, this would not be possible.

Finally I would like to thank my parents for uprooting their lives to move half way around the world for a better opportunity for themselves and their children and grandchildren.

Thanks listeners and readers for being part of my community and this is only the beginning, we have big and better things planned for our clients and the Hamilton Basket Brigade in 2018.

Stay awesome everyone and just do it because I believe in you!

And if you wonder why we won the award? Just have a listen to this week’s guest, the legendary John Roumanis, my friend and client who is doing quite well with his real estate investments.

7 Years Part Time and $800K in Returns

John Roumanis is back again and upon his insistence we opened a 2009 Italian bottle of Chianti (I can’t help but think of Hannibal Lector’s line how he ate liver and kidney beans with a nice Chianti…) and chatted about real estate, mindset for success, challenges and successes, stock investing and so much more.  I know it’s a long episode, but do listen to the end to hear what motivates John. It wasn’t what I expected.

John is my friend and client, he holds a CPA, MBA, and he’s a part time instructor at Sheridan College to round out his busy life as an executive at a major coffee company and new father.

How a Millennial Bought a Home in Downtown Toronto

June 4, 2018/0 Comments/in podcast/by Erwin Szeto
Hello Real Estate Investors!!!
I can’t stand bullies. Those who pick on those who can not defend themselves like big kids picking on smaller kids or humans hurting animals, I don’t like it. I’m generally one to have good control over my emotions, but bullies get my blood going.

Wasn’t he awesome? Source: https://tfwiki.net/wiki/File:G1_OptimusPrime_toy.jpg

As skinny, visible minorities, growing up in Scarborough and Markham, my brother and I were victims of bullying. My sister too, when in elementary school, was bullied on social media. Anecdotally, it seems everyone has been a victim of bullying, and I am especially interested in breaking the cycle for my kids, especially my daughter.  One only has to follow the #MeToo movement to know there is a widespread problem and women are the victims.

My brother had a classmate wrestle away his Transformers toy, Optimus Prime, from him in grade 3 and the the school wouldn’t do anything about it because it occurred walking home from school while off school property. We moved from Scarborough to Markham shortly after.
When in Markham, I still remember being in tears and feeling powerless as a much bigger bully cut my brother on his scalp by throwing stones at him from behind.
Hence, I now train in martial arts, specifically Brazilian Jiu Jitsu (BJJ), having started less than two years ago.  It all started while making plans for my kids. My oldest is still two years away from being old enough to enrol, so in wanting what was best for my kids, I figured I would lead by example and practice Jiu Jitsu as well.

Joe has applied a triangle choke. In 6 seconds or less I’m going to pass out 🙂

Now my kids see me wearing the gi (the pyjama looking uniform) and know where I’m going. Sometimes they ask why I’m going. I don’t have a good answer other than, “Daddy is learning to defend himself and to defend you and mommy if I have to.”
Learning how to defend oneself is great!! It’s great for building confidence, it’s fantastic exercise, my teammates are awesome and, the most important thing, I’ve learned is to not get into fights. As tough as one can be, no body can beat a bullet, and no opponent can be underestimated.  My friend, Joe, walks with a cane, has MS, I’m 20 pounds bigger, and he can beat me. Aside from Joe’s ability to beat me up, he’s an inspiration to everyone. Learning martial arts is incredibly humbling and it’s application should only be applied in an emergency.
Real estate is no different. Same as I don’t want my kids to be bullied, I don’t want them to be broke, hence I’ve bought them real estate instead of RESP’s, which leads us to this week’s episode of how a Millennial is exiting the rental market in exchange for a piece of Toronto real estate.

How a Millennial Bought a Home in Downtown Toronto

My friend and Marketing guy, John Cerpnjak, just entered the housing market. A new construction condo apartment on the West side of downtown Toronto.
John is a hard working millennial who works from home for the most part, helping small businesses with their online, direct Marketing. Much of the work is contract based and from home, a trend that is becoming more and more popular. No different than many millennials, they rent and want to enter the real estate market as an owner. Who can blame them, pay rent forever, or join the middle class by owning property.
John was expecting to pay rent for the majority of his 30’s, but something happened allowing him to afford a downpayment on a property and the following is his story.

As a socialist, I want to see more affordable housing, but that’s just not happening considering the sellers’ market I continue to see at the starter home category. Rents in major markets continue to climb.  It is a sad reality in which we live, and something I want to see my kids avoid and for you, the listener, to act today so your children and grandchildren may choose home ownership vs. paying rent for life.

Starting an Amazon Business

May 29, 2018/0 Comments/in podcast/by Erwin Szeto

Hello Real Estate Investors!!

Along with all you do-gooders and entrepreneurs; parents who are hustling hard for a brighter future for your families!!!

Last week was a great week because of how my less conventional diet changes have worked out.

About 2.5 months ago, I started intermittent fasting and time restricted eating: basically instead of breakfast, I have half a cup of coffee with a tablespoon each of grass fed butter and organic coconut oil. That’s it until I eat a bit before my noon time workouts: usually a banana and protein shake with a bunch of amino acids. Lunch and dinner are bigger meals and I do my best to eat healthy, I rarely drink but I’m hardly perfect. I just ate a slice of birthday cake while writing this post. 🙂

@suite_additions is over for breakfast. I ask how he takes his coffee and this is what I get #bpcoffee #bulletproof

A post shared by Erwin Szeto (@erwinszeto) on May 26, 2018 at 4:23am PDT

Note that I’ve done this all under the watchful eye of my doctor, so don’t try this at home, but I did try this twice before, suggesting to my doctor we try this out more regularly.

Admittedly, I don’t know the science but again, my doctor recommended intermittent fasting and time restricted eating after I learned UFC world champion Georges St. Pierre was doing the same to treat his colitis. We’re not on the same level, but I’m naturally high stress and I train a bit: 4 times per week (twice Crossfit and two or more Brazilian Jiu Jitsu).

Knowing the science or not, last week was test week at our Crossfit gym, we tested: front squat, push press, strict hand stand pushups and strict pull ups.  I set personal all time bests in each movement.

My previous best front squat was 265 pounds, test results = 300 pounds. Hand stand push ups, five weeks ago I did 13, last week 18 (one lower than the gym record and tying gym owner, Dan, who is one of the best athletes I’ve ever met), push press 205 pounds and 16 strict pull ups. Also I had some great sessions at Brazillian Jiu Jitsu, I still lose (quite badly) to the better practitioners, but I scored two submissions.

Overall, I am the strongest I’ve ever been while only doing Crossfit twice per week, I’m only one pound heavier and I appear to have less fat. I may not understand the science, but I’m more than happy with the results.

At my next appointment with my doctor, I’ll be asking if we can increase the fasting periods, as the schedule I currently follow is considered one of the easiest.

Starting an Amazon Business

Does is seem like Amazon is everywhere? They sure seem to be creating jobs in the thousands each time they are in the news: 3,000 jobs in Vancouver and, more recently, announced another 1,000 in Ottawa.

I’m fasting on Amazon, along with breakfast, but I can’t help but buy lots of books on my kindle, as I love reading it to fall asleep each night. But our household still buys tons off Amazon: phone cases, organic coconut milk, belts, hard drives, nail clippers, web cam, microphones (I simply look around my desk and sadly see hundreds of dollars spent buying off Amazon! LOL).

The Amazon marketplace is often the first place I look to shop, for convenience and home delivery. That’s where this week’s episode comes in as my friend and client, Kensen Wah, took the deep plunge to leave his successful career at a big bank to start his Amazon business and he’s here on the show to share how he started and his progress.

Mortgage Market Update With Dave Butler

May 23, 2018/0 Comments/in podcast/by Erwin Szeto

Hello Everyone with Real Estate Investments!!!

I trust you all had a great weekend!!

My cousin, Simon, and new cousin in law, Jessica, got married this weekend, so I took a few days off as we had family from all over the world come to town for the wedding.  It was great catching up with family I hadn’t seen in years or, in some cases, decades.

Being of Chinese descent, we can’t help but talk about real estate. 😛  My cousins, Chris and Olivia, are visiting from Oakland, California. As they grew up and live in California, one of the nicest places to live in the world let alone North America, I asked them about their housing market. They tell me starter houses start at $1,000-1,200 USD per square foot.  First off, that was the first I had heard of houses priced per square foot, and I quickly calculated my own home’s appraised value per square foot. 😃

Note that Oakland is considered the affordable area of the “Bay Area” near San Francisco and San Jose, where prices are much more expensive.  We chatted about how their friends get into the market and they basically don’t, they have to live further away. Those who do enter the housing market got help via family or inheritance, or their start up went to initial public offering. 😛

My other cousin, Thomas from Hong Kong, is planning on moving to Canada. Like many immigrants, they want a better environment to raise their family, where education is world class and not just for the elite. I’m talking about elementary school too.  Thomas said he was planning on renting for a year before buying, to which I said he should buy instead. If he doesn’t like the neighbourhood, rent it out and buy another house. Thomas laughed, so I mentioned how houses have double in value in the last 5-7 years and it could very well happen again in the next ten years (Will it happen? I don’t know but I’m loading up on real estate just in case).  My question was, “Do you want to pay today’s prices or the price in ten years?”

Thomas is family, so I care about his family’s financial future, plus I can talk this way with family but I never would with a client. 😃

Where will prices go? I have an educated guess and will share the data this Saturday. No one knows for sure, but since affordability has not made sense in Toronto or Vancouver for years, my plan is to take a look at what prices are like in other markets where affordability makes no sense, to maybe get an idea or what our price ceiling may look like.  See you all Saturday!!

Mortgage Market Update With Dave Butler

This week’s guest is none other than Dave Butler of Butler Mortgage, one of the top producing mortgage brokers in the country, and my personal Mortgage professional.  Dave is going to update us on the latest in the lending markets in terms of government restrictions on lending, where interest rates are going, choosing between fixed or variable interest, the dirty secrets of the private lending market and how to limit risks when private lending.

Dave also shares how he built his business with long term relationships in mind, so this is not just about real estate, but about business building as well from a very successful businessman.  I hope you all enjoy this interview as much as I did!!!

The audio could be better, as my wifi signal in the office was degrading, but it was temporary and did improve. Regardless, the content is worth the trouble, I promise!

Investing in Rural Real Estate

May 16, 2018/0 Comments/in podcast/by Erwin Szeto

Hello Real Estate Investors!!

My Mother In Law visited us from Hong Kong this week, so I took some time off to do family stuff and my wife, Cherry, coming off tax season, needed some rest and relaxation too. Cherry Chan, CPA, CA will be sharing at the next Halton REI meeting the winning and losing investments from 2017, after preparing hundreds of tax returns for investors. The results may surprise you, they certainly surprised me! Hence, I asked her to share at our upcoming meeting on May 26th at Sheridan College.

Anyways, back to family stuff 😃

We did the local touristy thing 😃

Wednesday was the Royal Botanical Garden. For jokes, I took pictures of rare exotic flowers and sent them to my dad saying they randomly popped up in my garden. :p

On Thursday we visited Niagara Falls for the Bird Kingdom, the ferris wheel, the Falls of course (for only a few moments to take pictures for Instagram as the weather was cool), and finally buffet dinner at the Sheridan Hotel. The day was fantastic, as it rained earlier in the day and was a weekday, so the attractions were at a fraction of their capacity. No traffic, no line ups, we got an extra revolution on the ferris wheel, and we got the best table at the restaurant. A corner table with views of both falls, while enjoying a very nice meal.  I highly recommend anyone take this same fun day with the family or when entertaining guests.

Friday, was a PD day for our kids’ school and we made the drive into the urban jungle that is Toronto for the Ripley’s Aquarium. The kids loved it. One of my favourite things in the world is to watch my son do his happy dance and I caught him doing it twice. 😃

Sunday was a Piratelife.ca, a live interactive, theatre cruise around Toronto Harbour on a pirate ship, staffed by pirates who all gave great performances. Cherry booked this activity after our kids came home from school talking like pirates. We all dressed up with face paintings for tattoos. Again, I recommend for the kids or if you are young at heart.

For Mother’s Day dinner, Cherry’s family all got together for a feast, plus custom made-to-order birthday cakes for my cousin in law’s birthday. Needless to say, I ate until it hurt and brought home piles of loaded takeout containers, as I do like to eat and this week I’ll pay for it at the gym. 😛

Investing in Rural Real Estate Outside Winnipeg, MB with Candice Bakx-Friesen

I was talking to my friend, Stephen Jones, at the May REIN meeting about the affordability crisis in the Golden Horseshoe’s real estate market. Stephen lives in the East, I live in the West, but the challenges are no different, where will the next generation live?

Stephen theorized that if our kids did not have investor parents, they would have to move to Winnipeg for affordability reasons.  I countered, “No, they will be living with you!” to which we both laughed, could you imagine? He’s got four kids too. Imagine if all the kids got married and moved back home with their spouses and started having kids.

Speaking of Winnipeg, this week’s guest on the show is Candice Bakx-Friesen, a rural investor since 2001, Realtor, Trainer to Realtors, Coach to investors, speaker, mother and wife.

If you’ve never been exposed to investing in rural real estate investing, you are in for a treat, as we have a professional in guest Candice. On this episode we talk about speculative investing, as in she developed a lot of land, built a house, and put it up for sale. What separates mature investors from amateurs. Kids stealing rent cash, what training looks like for Realtors, the challenges of working with investors, and general lessons in business, investing, and raising kids.

So without further ado I present to you Candice Bakx-Friesen

Why would anyone want to build a $1 Million RSP?

May 10, 2018/0 Comments/in podcast/by Erwin Szeto
Hello Everyone Investing in Real Estate!!
REIN’s CEO Patrick Francey asked me to be on a panel to share how investors “take it to the next level.”

Sharing the #reinon stage with these beauties!! Taking investing to the next level!! Great talks by @jgfmarketing & @donrcampbell

A post shared by Erwin Szeto (@erwinszeto) on May 2, 2018 at 8:53pm PDT

My advice is nothing people haven’t heard before: find a mentor, mastermind, overcoming financing: I know folks who have gotten financing when they’ve hit a proverbial wall, thanks to our masterminding.

As with anything, talk is cheap, action is where the results lie. I have been part of several masterminds, they all tend to fail for various reasons, but usually it’s lack of commitment by members. My current mastermind group is the best one I have been a part of. The group has been meeting for a couple years with no end in sight. We talk about the business of investing (not just real estate, several members own cryptocurrency, for example) using various strategies, we talk about health and life as well. We share and we learn and we each grow and I want the same for my clients.

Thus, I am starting a small mastermind group of clients-only as a three month experiment to see if our clients get value from doing so. Considering the success and popularity of masterminds, I’m sure this will be an ongoing thing, as long as we remain organized and committed to our own goals. This should be awesome. Clients, keep an eye on your email inboxes. If the demand is there, we will host additional groups.

Why would anyone want to build a $1 Million RSP? With Kathleen Van Den Berg

It all started with an article I sent CFP, MBA Kathleen Van Den Berg, titled How to build a million dollar RRSP — it isn’t as hard to get there as you think and she corrected me in stating “I think they are asking the wrong question. Why would anyone want to build a $1M RSP?” To which I responded, I don’t know! Let’s flush it out on the podcast!! Hahaha

We also cover some hot topics, such as how much we need to retire, financial advice for folks at different stages of their lives, and for having trouble getting their 6th or 11th or 15th mortgage. You will want to hear about the benefits of whole life insurance, as I personally know folks who were out of credit who now have credit, thanks to a little known insurance called whole life.

Leadership, Performance & Aliveness – Oliver Manalese

May 2, 2018/0 Comments/in podcast/by Erwin Szeto
Hello Everyone investing in real estate!!
I have always wanted to give blood but my fear of needles held me back.
After the van attack in Toronto, I wanted to help outside of donating money, and one very important way to help the victims is to give blood. I’m always looking to push limits and test fears, so Team Titan member Tammy Ditomaso and I did on Friday. Like anything, things gets easier with practice. Whether it’s giving blood or real estate investing, and it wasn’t so bad.
The funny part is the questions they have to ask. I know I’m different, but it’s a different thing to explain how weird you are, talking out loud to strangers. While signing in to give blood, the conversations goes like this:
Nurse: Have you had breakfast?
Me: No, I had a fatty coffee, I fast in the mornings (after speaking, I realize I should have just said “yes”)
Nurse: You really should eat something before giving blood, this is taxing on the body
Me: I train MMA, I can handle it, I fight adult men all the time (I say MMA thinking it is a more widely known term than Brazillian Jiu Jitsu but whatever, I didn’t properly think through this conversation)
Nurse: Please have a juice box, what flavour would you like? (I’m sure they offer juice boxes to all the wannabe tough guys)
Me: I’ll have apple. <I sip my first juice box since high school>
The whole thing was quite painless compared to the other things I do. I still don’t like needles, but like anything, it gets easier with experience.

Large Multi-Family Investing – Pierre-Paul Turgeon

April 25, 2018/1 Comment/in podcast/by Erwin Szeto

Hello Real Estate Investors!!

The weather is finally warming up and spring market has finally come in April, as April has been our busiest month yet, and we still have a week to go!

I finally got on the roof to inspect repairs after the wind and ice storms. What the heck, Mother Nature? And I am finally getting around to taking down the Christmas lights. I was honestly going to turn the lights on during the ice storm and take a picture, Xmas in April!

Here I am on the roof taking down lights with my son, Bruce, watching.  I’ve noticed both our kids repeating more of what we say and copying what we do, so Cherry and I are doing what we can to set a good example, including not disclosing to them my fears.

I’m afraid of spiders and heights. When I see a spider, I pretend I’m not afraid. When I’m on the roof and the kids are watching, I pretend I’m not afraid. I don’t want my kids to learn fears from me, if they are born with phobias, fine, but I don’t want them learning them from me.

Basically, I want to be a parent my kids can be proud of. I don’t know if what I’m doing will help, but it definitely can’t hurt. Same is true with our investing. I brought my daughter with me to a lease signing to meet my new single mom tenant and her five year old son. You don’t know how many people I’ve met who are afraid of tenants, and hopefully my kids will not be.

Large Multi-Family Investing – Pierre-Paul Turgeon

Former CMHC Underwriter for apartment buildings, Pierre-Paul Turgeon, is a veteran apartment building investor and the country’s best teacher in multifamily investing, and he is back on the show! Not only is he a leading expert on investing, he is a philanthropist who offered vacant units in his buildings rent-free to victims of the Fort McMurray Fires, plus food and clothing. He is exactly the type of guest we enjoy having on the show for an update on the Alberta market, lessons on apartment building investing, mindset for success and, if you stay to the end, we get a bit controversial talking politics and pipelines. Interesting and informative stuff. Pierre even keeps it real, revealing he’s had recent cash calls, something most investors do not talk about.
Pierre Paul is back in Ontario later in Sept to give an all-weekend workshopSeptember 28-30, 2018 and you can quickly learn and obtain the tools to be a professional apartment investor.

Beating Rental Licensing and Cancer, Investing in Apartment Buildings and Cryptos

April 19, 2018/0 Comments/in podcast/by Erwin Szeto
Can the Spring weather start yet? I had tickets to the TFC game for Tuesday night, but gladly gave them up to watch the Toronto Raptors indoors at the Air Canada Centre!
On Saturday, I got my Crossfit report card from my head trainer, which is awesome because he took time out of his busy schedule at no added charge to review my performance, grade my efforts, and provide feedback on areas of weakness and strength.
This is my first report card since graduating university in 2002. High school gym class was one of my worst subjects in school, and I’m still not a good athlete. Also, my worst average in school between high school and university was about 78 in first year, when I was young and dumb and drunk too often, so seeing C’s on my report card is something new to me. :p
Now I’m old, less dumb, and quite sober, and I’m not much better at gym, as you can tell by my report card. It is a great punch in the stomach to the ego and I’m motivated to target my weaknesses in gymnastics. Luckily, I’m at my ideal body fat, so I don’t need to lose any weight but I’m still heavy, making gymnastics a challenge.
No thank you to additional training for longer metabolic conditioning, as that will require a larger time investment, plus recovery time, and gymnastics are way cooler than cardio.
This relates to real estate if you can’t tell. 😛
None of us real estate investors are good at everything. We all have to pick our spots to focus on in order to maximize results.  Some are great at financial analysis, some are great with tools and know everything about house construction, but we all have to move forward without having all the answers and knowing everything, or else you’ll never make progress.  So pick your spots, move forward, and have fun!

Beating Rental Licensing, Cancer, and Investing in Apartment Buildings and Cryptos with Mike Iuliano

My friend, Mike Iuliano, is many things: a backyard gardener, a foodie expert of restaurants in the Niagara Region, and an expert on apartment buildings in the Niagara Region.
Mike lead a coalition of Niagara landlords to fight the city of St. Catharines in Ontario Superior Court and won, thus allowing all us student rental investors to operate our safe, clean rental properties for young adults. Mike’s advice and lessons are now more important than ever, as a couple Niagara Region towns are implementing licensing, including St. Catharines, which is getting started with theirs.
Mike is also a savvy stock investor, who consistently outperforms the market. When folks know how to make money, that always peaks my interest. He also trades Cryptocurrencies, including Bitcoin, so if that interests you, you will want to have a listen on how he does it.
Finally, he is a Cancer survivor and it has shaped how he now lives his life. You don’t want to miss this episode!!

Podcasting with Breakthrough Investor/Agent Rob Break

April 12, 2018/0 Comments/in podcast/by Erwin Szeto
Hello fellow Titans of Real Estate Investing!!
What a week it has been for all of us Toronto sports fans!! The Blue Jays are off to a hot start, the Maple Leafs are gearing up for the playoffs, the Raptors clinched first in their conference, TFC is moving on to the CONCACAF finals. Thank goodness for investing in real estate so I may afford tickets to TFC and Raptors.  Not Leafs though, because $300 per in the upper bowl is a bit steep.

Last week was also the April REIN meeting and in front of the 200+ attendees, I was honoured to share the stage with rent-to-own expert, Rachel Oliver, and one of the best human beings, let alone one of the best real estate agents, Shannon Murree, as we shared our advanced tips on presenting and getting our offers accepted.
For me, it’s super cool to have come full circle from being the newbie REIN member in the crowd, furiously writing notes, to having a bit more experience now and having been named the only preferred real estate agent west of Toronto by the Real Estate Investment Network. It’s always an honour to give back to the community, and a great time for me to hang out with these lovely ladies, including host and REIN VP Jennifer Hunt.

Podcasting with Breakthrough Investor/Agent Rob Break

Rob Break is the newest member of the Rock Star family, as a real estate agent and coach, and we are happy to have him!! Rob has invested in countless investment properties and guided investor clients through the same in the Durham region.
As Rob is the host of possibly the top real estate podcast in Canada, we are in for a treat as he shares tips on podcasting, his favourite guests, tips on investing in the Durham region, and wholesaling real estate.
Our mic of choice was AudioTechnica ATR2100. If you like what you hear, you should get one too!

From Homeless in Ottawa to Mr. Ottawa w. Tony Miller

April 5, 2018/0 Comments/in podcast/by Erwin Szeto
Hello Real Estate Investors!!
Thank everyone for the birthday wishes!!
It’s been over a week of celebrations: Raptors basketball game, Leafs vs Montreal game, dinner and party at Dave & Busters with my real estate team, the 5th and final workout of the Crossfit Open, and finally, my favourite time of the year, the Hamilton Basket Brigade Easter edition who delivered 350 Easter dinners this past Saturday.

Clockwise: Hand Stand Push Ups, Dave & Busters, Hamilton Basket Brigade, what 39 looks like.

The Hamilton Basket Brigade is a registered charity I co-founded, and serve as the President for, where my role is mainly fundraising, Marketing and Communications.  The charity itself, it’s mandate is to provide poverty relief and, since 2014, we have delivered over 2,000 holiday dinners to families at risk of going hungry. I would like to thank all of our volunteers, our board of governors, our top four donors, Scott Dillingham of CIBC, Empipe Solutions, Matt Green and our very own James T Maggs of Titan Investment Real Estate.
For Thanksgiving’s Basket Brigade, we will be shaking things up to provide more for fewer families. We hope to maintain the same budget if the donations keep coming, but for 50-60 extremely less fortunate families. We at the Basket Brigade hope to go beyond a meal, and fulfill wish lists of whatever the families need. Winter coats, socks, boots, school supplies, light bulbs, etc. Maybe some toys for the kids again. Our volunteers will be meeting the families, but this time to unbox some gifts.
I personally can not wait to see the faces of the kids for what I look forward to as the greatest volunteer experience, as the Basket Brigade has been for me. Just please someone bring the kleenex 😀

From Homeless in Ottawa to Mr. Ottawa w/ Tony Miller

Tony is many things; a father, husband, real estate investor, and real estate agent. Not just any real estate agent, but rather the preferred agent for Ottawa by both Keyspire and the Real Estate Investment Network.
He has also been homeless and lived on the streets of Ottawa when he was a teenager, but turned it around. He had a long stint working for the Government of Canada, with great pay and one of those wonderful defined benefit pensions we all envy. But don’t forget, you have to trade a good portion of your life for that guaranteed money. The wasn’t good enough for Tony, who decided to leave the steady job and pension to purse real estate as a full time endeavor.
Tony and I discuss his recent solo week-long vacation, how the market is fairing in Ottawa, Ontario and his recommended investment strategies. So without further ado, I give you Tony Mr Ottawa Miller.

March 22, 2018/0 Comments/in podcast/by Erwin Szeto
Hello Real Estate Investors!!
I’m on another health/diet experiment 😛
This month I’m testing out time restricted eating (TRE) thanks to my bleeding edge doctor, Dr Cowan. To improve my digestion I am restricting my eating to when I normally eat breakfast, 7:30am for a 12 hour window ending at 7:30 at night. I’m not trying to lose weight though, just improve my energy and improve my digestion (apparently all high level athletes have elite level digestion, it’s how Michael Phelps could eat McDonalds and still collect Gold Medals).
Women’s Health Magazine has an article on TRE here: https://www.womenshealthmag.com/weight-loss/time-restricted-eating

Supporting Locke St and Donut Monster post ANTIFA Vandalism

I’m also going to intermittent fast. I have a couple friends who had success fasting in the morning by just having a Bullet Proof coffee (organic coffee with grass fed butter and organic coconut oil, that’s how I take it at least) and I’ve been successful testing this out. It’s now one week of this new diet and my digestion has never been better.

Science? Hardly, but I’m all about testing and results. Am I perfect? No, I’ve cheated a couple times. I ate my kids’ half eaten breakfasts and had some late night donuts 😃 Am I hungry? I’m not bad actually, and haven’t changed anything else with how I eat, but I definitely eat a big lunch.

Hacking Your Personality for Success

Understanding your personality is essential to success and will advance your business and career.  That is why we invited Leadership Coach and Consultant with 20 year experience as a Corporate Leader and Executive, Lisa Mitchell, on the show to explain the types of personalities, the preferences for each personality, and the areas to develop for improvement.
If possible, I would suggest you pause this episode and if you’ve never done a personality test before, go to www.TonyRobbins.com/disc and complete the personality test. The results are almost instant, have a read then continue to listen to my discussion with Lisa.
Lisa is also a Real Estate Investor along with her home inspector husband, Rob Chaine, (who happen to have opposite personalities) of Blue Door Home Services.  They own several properties in St. Catharine’s, all with legal basement suites.

New Standardized Lease w/ Paralegal Diane Digiandomenico

March 13, 2018/0 Comments/in podcast/by Erwin Szeto
Hello fellow Titans of real estate investments!
Have you been to Ghost Busters virtual reality game at the Rec Room just south of the CN Tower? It’s a lot of fun!! This was my second go of the game, and this time was with my brother and my very silly childhood friends.
The game is where we, the players, are Ghost Busters! We each choose an avatar (a virtual representation of oneself, by chance we each selected the African-Canadian male avatar so we couldn’t tell each other apart), we are each outfitted with VR helmets with headphones, mic, vest and of course, a gun. Once in the game, we walk around while being attacked by ghosts while having to complete mission objectives.

photo credit: https://www.thevoid.com/locations/toronto Highly recommended for something fun to do.

The silliness and hilarity ensues as we push each other, test the boundaries of the virtual reality, and poke each other with the guns. With the VR goggles on, you’re basically blind to what’s actually going on in the real world, plus the game is sensory overload with ghouls and ghosts and marshmallow men attacking you. I highly recommend!!
Even with all the immature silliness going on, we still fared well, completing 4 of 5 tasks for a grade of A!!!!  An improvement over my previous score of B… practice makes perfect, no different than one’s 2nd investment property being smoother than one’s 1st investment property.

Best Selling Author of Fix and Flip Ian Szabo

March 7, 2018/0 Comments/in podcast/by Erwin Szeto

Hello Real Estate Investors in Toronto, Hamilton, Brantford, Kitchener, Waterloo, Cambridge, St Catharines, Niagara!

Everyone over their ACRE weekend hangover?? I had to take a two hour nap on Monday after the information overload that is ACRE and all the “networking” over food and drink after the meetings.

Thank you for the kind words to everyone who came by to say, “Hello!”  On Friday, I had a discussion with one gentleman about new construction condos in Hamilton. He came back to my booth on Sunday to say thank you for the podcast.  Silly me, I forgot my Tiger Cats jersey at home on Friday.

I hope everyone enjoyed my talk on ACRE Sunday.  Even though I speak in front of groups regularly, 500+ audiences are a different challenge with such a large stage and wide room.

I wasn’t thrilled with my performance, but like any challenge and experience, I will grow from it.

Speaking of challenges, this month’s guest on the podcast has undergone many challenges and over come them all so I hope you enjoy it and come away motivated!!

TWO Part Series: Investing With Other People’s Money (and Credit)!!

Do you know how to invest in real estate with other peoples money (and credit)? Well our March and April speakers do!!

Mandy Branham has completed 35 deals in the last two years, while our own Coach, Erika Spencer, has completed 21 deals in the same time. Both are past guests of this show, so you may want to listen to their interviews.

Mandy is creative in how she structures her deals in order to attract more business, and she will be sharing how at our March meeting.

What happens after you have your joint venture partner? Erika Spencer will be sharing how she manages the process of acquiring properties with the partner, post-sale client management or renos, and ongoing management reporting to keep partners happy and buying more property.

You do not want to miss this two part series!!!

Make sure to register at www.HaltonREI.ca/signup ASAP as seats are limited and we have had to waitlist folks in the past.

Best Selling Author of Fix and Flip Ian Szabo

I’ve known Ian Szabo for a very long time, since about 2008 when I first joined REIN, and there was a lot more of him.  He’s since lost 40-50 pounds and written two best selling books: Reno to Riches and Fix & Flip.  At the time he’d already started his transformation from his renovation business to full time investing for himself. Ian then wanted to give back to the community, by starting his “flip school” and his current focus, Ian’s short bus talks, where he video logs from a refurbished, pimped out short school bus. Ian rode the short bus in school with the other kids with learning disabilities, giving him limited beliefs about himself. Ian has since purchased a short bus, repainted it a deep orange, installed a roof top patio, installed new benches, complete with flat screen TV and Play Station gaming console. Ian just recently interviewed Gary Vayneychuk, the media baron, who LOVED the short bus. I’ll include a link in the show notes. Ian is one of the super successful, yet humble, good guys in the real estate world. Without further ado, I give you, Ian Szabo

Power Couple Erika & Jay – How to Buy 20 Properties in Two Years

February 28, 2018/0 Comments/in podcast/by Erwin Szeto
Hello Everyone Investing in Real Estate!!
I’m on my own this week with the kids for six whole days!!  My wife, Cherry Chan of www.realestatetaxtips.ca, is in San Dieg at Traffic and Conversion. My kids are ages 4 and 2, so they have infinite energy and tend to argue, fight and cry. But they’re sometimes really cute and hugging them makes it all worth it!
Usually, my kids prefer their mom way more than me. The best part of the increased 1-on-2 time is that, with mom gone, I feel like I’ve been promoted to the starting lineup, making my parenting job a lot easier! – LOL
As much as I’d like to be in San Diego, next to the ocean under a warm sun, I’m limiting my conferences this year. I have been to enough in the last few years, and I’m tired of looking at the binders and packages I came home with post-conference, not having touched them since. Instead, I’m putting my head down and implementing what I’ve been taught vs. looking for the next best thing.
Hopefully those of you on the fence for your first investment property or next investment property are feeling the same. Enough with the theory and education. It’s time for action. Knowledge without action is a wasted investment.
FYI – we are starting to see more inventory come available and we are getting interest from our door knocking efforts to find deals without multiple offers, so do reach out to your coach ASAP.  My sources tell me to expect tightening credit come summer, so if you’re concerned about financing I would refinance and acquire property ASAP. I’m doing the same.
Speaking of taking action, coach Erika just bought her 21st property and her and her husband, Jay, are the guests of this week’s episode of the Truth About Real Estate Investing.

How Brand New Investors Acquired 20 Properties in just 2 years w/ Power Couple Erika and Jay

Erika and Jay (and new born baby, Owen, who was on hand for the recording) have been investing since 2014. They invest in Hamilton, St Catharines and Niagara Falls in Rent-To-Owns, buy and holds, basement apartments, joint ventures – they do it all. Currently, their portfolio consists of 20 houses with a focus on generating cashflow. Erika’s success led to her being nominated as Rising Star of the Year by the Canadian Real Estate Wealth Magazine in 2017. Prior to becoming a Realtor, Erika’s corporate world experience involved working as a biologist at an engineering firm, where she worked on project management, environmental assessments, and negotiating permits for various types of commercial development. Her experience has definitely helped Erika in building her portfolio and coaching investors on how to navigate the process that is real estate. She is incredibly passionate about helping investors obtain the same success that she enjoys, which is why she was the perfect fit on my own team of coaches for real estate investors. Jay also recently obtained his real estate license, and will be supporting Erika along with his own pursuits.
So without further ado, I give you power couple Erika Spencer and Jay Shaw.

All Time Best Selling Canadian Real Estate Author Don R Campbell Ep.3

February 20, 2018/0 Comments/in podcast/by Erwin Szeto
Hello Everyone who shares a love of Investing in Real Estate!!! (At the time of writing, it is Valentines Day 😃)
As with my real estate investing, I prefer to operate differently than the masses. We avoided the crowds of February 14th by enjoying a quiet night over at the local gastro pub while watching Raptors game on TV. 😃 My wife, Cherry, shares my passion for Toronto Raptors Basketball and we don’t have cable television anymore, so our dinner date was a treat on many levels. We even went home at half time to read bed time stories to the kids and put them to bed, as one of my favourite things in the world is have both kids on my lap and reading to them. It really was the perfect evening. The Raptors won via another brilliant performance by the bench, who are very fun to watch. They play at a frenetic pace and execute well.

All Time Best Selling Canadian Real Estate Author Don R Campbell Ep3

Usually the third movie in any trilogy is the worst. I just watched Jurassic World and can’t remember much about Jurassic Park 3… Well that’s not the case here! Hopefully this isn’t the last of my interviews with this week’s guest, who is none other than all time best selling Canadian real estate author, Don R Campbell. Spoiler alert, he’s a fan of the show!!
“I like your podcast, I think it’s real, it’s fresh, you have got good guests that are real life guests, it’s awesome” ~ Don R Campbell; All Time, Best Selling, Canadian Real Estate Author
We cover a lot of subjects: politics, Bitcoin and cryptocurrency investing, stock investing strategy, we throw back to when Don wrote his first book and the major re-write he did, being real, the dangers of the real estate investing industry, who the best economist is (it’s not who you think), the patience to get rich slow and boring, and so much more.
I hope you enjoy hearing my interview with one of the greatest minds in real estate as much as I enjoyed giving the interview.

How a Toronto Investor Improved His Net Worth by $2 Million with One Written Goal

February 13, 2018/0 Comments/in podcast/by Erwin Szeto
Hello Everyone with Real Estate Investments!

Thank you to Andy Tran and SuiteAdditions.Com for dinner on Saturday!!  He’s been a great help in getting me

It was necessary to order tons of food on Andy’s dime to prevent the table from flying away 😉

permits on three legal basement apartments. We have completed two so far. I am grateful to have Andy Tran on my team and for how accommodating the City of Hamilton is regarding basement apartments.

Saturday night dinner was fun. I was able to bring my whole family and got to network a bit with several other real estate investors. With life being so short, I love combining social outings, unlimited amounts of Japanese food, and being among fellow real estate entrepreneurs. I recall feeling overwhelmed a few months back with four renovations on the go, each in the five figure budget, two recent acquisitions, lots of vacancy, switching property managers, etc… then I looked at the neighbouring table at a Rock Star VIP event where Steve Dengate was sitting, who has had as many as 23 properties, and I felt re-energized and confident that if Steve can do it, so can I.  Steve will be on the podcast sometime next month to share how he has shifted his portfolio with a greater focus on cash flow.
Is everyone going to REIN’s ACRE? The weekend crash course on real estate investing?  My team and I are, and yours truly will be speaking on Sunday. My team will also have a booth as part of the REIN’s Buyer Group of preferred realtors presenting investment opportunities to ACRE attendees, plus our full, award winning coaching services, as always.
Hope to see you all March 2-4!! Discount code ERWINSGUEST

How a Toronto Investor Improved His Net Worth by $2 Million with One Written Goal

Ryan Hindmarsh was referred to me by my then-client, James Maggs, over six years ago. James is now the VP of my Coaching Services team. It’s funny how much can change in six years… For Ryan, he wrote a goal six years ago to buy investment property outside of his two family home in Toronto, in order to make money in his sleep. He then reached out to James Maggs, because he knew he was already investing, and the result is: assets minus liabilities equals $2 million without investing a dime of Ryan’s own money.
Ryan is a driven individual.  He starred on his varsity basketball team for the University of Saskatchewan, graduating in Kinesiology, training elite athletes, including NHL players.  He moved to Toronto to become an in-demand personal trainer, earning the highest fees I’ve heard of.  Ryan then started a sports clinic business and built it up to be one of Toronto’s leading clinics.
After all that, Ryan wanted a new challenge. Having witnessed the transformation of his own business via leadership development courses, he joined the same leadership development company to inspire, motivate, lead and coach other entrepreneurs and their leadership teams.
Ryan is also our guest speaker this February 24th and he’s giving us a taste of what to expect. Ryan and I want YOU to achieve your goals in 2018 and Ryan will be showing the Halton REI Group how to do so! You can attend by registering at www.HaltonREI.ca

The CFP Who Recommends Real Estate

February 7, 2018/0 Comments/in podcast/by Erwin Szeto
Hello Real Estate Investor!!

What a great weekend, and I didn’t even watch the Super Bowl.  Congratulations to the Eagles and, more importantly, the creators of all the awesome commercials! Here’s my favourite. Peter Dlinkage went all in with his performance:

Congratulations also to the New England Patriots, who defy all odds by always winning in a salary capped league.  The team has to rely on excellent leadership, coaching, and systems to consistently make the playoffs and finals. They are truly one of the greatest teams in all of sports.
Let this be a lesson to all of us on the importance of leadership, coaching and systems in our own businesses. If you continue to improve your business in these areas, you will beat the competition and be more successful.
We recently switched property managers in Hamilton, and are now using our assistant, Maria, a student of the REIN system for many years. She is supported by the rest of my team: cleaners, Andy Tran, general contractor, handyman, and I have my 2 cents to add sometimes. My team has never been stronger, our customer services levels are at their highest, and my Hamilton portfolio has never been better.

Continue to strive for better so you too may be the New England Patriots of real estate or, as I like to say to my team, the Navy Seals of real estate. 😃

Speaking of Navy Seals of real estate, we have two fantastic speakers lined up for the February 24th HaltonREI.ca meeting: Ryan Hindmarsh and John Roumanis.  The first talk is titled “How I grew my net worth to $2 million with 1 written goal” and the 2nd is “$700,000 in 7 Years, Part-Time”
John was a past guest of the podcast and you can find the episode here: https://www.truthaboutrealestateinvesting.ca/6-years-part-time-and-600k-in-returns/
We are 2.5 weeks away, yet the room is already 2/3rd booked, so please register ASAP to avoid disappointment!! www.HaltonREI.ca to register.

The Certified Financial Planner Who Recommends Real Estate

Kathleen Van Den Berg, aside from having a long name, has an alphabet of academic designations after her name: MBA, Master of Business Administration; CFP, Certified Financial Planner; CLU, Certified Life Underwriter; I may be missing some other letters, but I know Kathleen also has her mortgage license.
I first met Kathleen through an introduction by a mutual friend, and I find her presentations and our conversations fascinating, as she is the only fee-based CFP who will talk to me. Haha!  The fee-based CFP’s I’ve been referred to simply don’t have time for me.  First of all, the ones I’ve reached out to require 1-2 million of investable assets, typically not real estate, since they don’t make money on real estate.
That’s where Kathleen is different. She is a real estate investor, she’s open about her own real estate portfolio, the fantastic returns she’s getting, and recommends some real estate to everyone even though she doesn’t directly make money selling real estate. She’s also highly educated and can apply financial planning theory and products that make sense to real estate investors, hence the reasons we’re hired Kathleen for a portfolio review.
She has also agreed to come present at a future Halton REI event after snowmobiling season is over, so make sure to register for the live, in person presentations, and get all your questions answered! To register, go to www.HaltonREI.ca
Without further ado, I give you Katheen Van Den Berg.

The Future of Marketing: Search Engine Optimization w/ John Vuong

January 24, 2018/0 Comments/in podcast/by Erwin Szeto
Hello Real Estate Investors!!
This past Friday, the Mr Hamilton/Halton REI/Titan Realty Investment Group (yes we have another new brand, more on that another time) team finally found time in our collective schedules to celebrate a successful 2017 over dinner at Milestones and a somewhat friendly, trash talk filled, bowling competition. In the picture at dinner, I’m holding baby Owen. He goes everywhere with Jay and Erika Spencer, so don’t be surprised when Owen makes an appearance on a St. Catharines investment property tour or your private one on one showing.
Bowling really sucked.  For me at least, as I started each game with scores in the 30s for the first five frames. We were playing for big stakes, as there were bragging rights on the line, so I was trying anything and everything to improve.  As we all know, the definition of insanity is doing the same thing over and over while expecting different results (I think most of us investors have been there, wanting to invest but taking forever to actually take action). I’m trying different bowling balls, more spin, starting my approach from the left or right. Nothing was working until I really simplified my approach with three really short steps and that worked for the next 10 frames where I striked or spared half of the frames. Yay! I actually led for a bit after being one of the worst in the first two games. The point I’m making is no one always wins and not all tests are successful. Investing is no different. I’ve tried day trading, investing in stocks and bonds, small cap, blue chip, tech stocks, mutual funds, online poker etc… Am I a failure? Maybe, but I didn’t give up and that it’s how I arrived at real estate. Nothing has come close to the returns of our real estate. Other than real estate, I invest in some private equity in land development north of Toronto. Haha! I can’t wait for my review with Certified Financial Planner Kathleen Van De Berg to see what a professional thinks of being a little concentrated in real estate.  In the end, I’m all about results, and not too concerned what other experts think…. unless they make greater returns with low risk somewhere else, then I’m all ears!!! That’s actually a great segue into this week’s podcast! SEO! High return with less investment.

The Future of Marketing: Search Engine Optimization w/ John Vuong

I was talking to one of my fellow students at Brazilian Jiu Jitsu class who is still a University student. He’s in electrical engineering, I’m rhyming off unsolicited advice on fields of study to make money. I recommended learning about SEO (search engine optimization) and Block Chain as that’s the future right?
Why is SEO a big deal? Search engine optimization may be the reason you found me or one of my websites, but I’m merely a student of the subject. That’s why I sought out a teacher in Hamilton real estate investor, and client of ours, John Vuong. He’s an ultra successful entrepreneur because his firm, Local SEO Search, is providing tons of value to small and medium sized businesses in driving traffic to their websites and landing pages to translate into more sales. John’s time is really expensive too, so he doesn’t even see the houses he’s buying. He has that kind of track record and success rate with his real estate team. John was kind enough to spare us an hour of his time to share his story here and give us advice on how we can all grow our businesses with search engine optimization.
Who is John Vuong? He’s a 15 year veteran of Sales and internet marketing, a hard worker, and has a track record of being a top performer in every work position he’s held before a business opportunity presented itself and John took action in starting a new business in 2013: Local Seo Search Inc. He too attended the best University in Canada, which happens to be the same as my alma matter, the University of Western Ontario. He’s a young dad and recently started his own charity, providing school materials to local schools for underprivileged kids.
So without further ado, I give you Hamilton real estate investor and SEO expert, John Vuong.

The Millennial Retirement Plan: Seven Houses at Age 33 w Sarah Larbi

January 18, 2018/0 Comments/in podcast/by Erwin Szeto

Hello Everyone with Real Estate Investments!!

We are BAAACKKK!  And we survived FOUR days and three nights in Las Vegas!!! LOL

I have a group of real estate buddies I hang out with for several reasons. We all like to have fun, we have flexible work schedules to meet during the week so we can reserve weekends for work and family, and most importantly, we love to talk business and real estate. Business and pleasure wrapped into one, dropped in the middle of the Las Vegas strip for some masterminding and fun.
The masterminding could have been better, as it took a back seat to the fun! HA!  The initial plan was to block off six hours, allotting 30 mins for each member to share their 2017 accomplishments and 2018 goals.  Unfortunately, like the vodka we were drinking, those 30 minutes were distilled down to 5-6 minutes each. That was all the time we had to spare. Those who presented first enjoyed a more sober audience…
We hit a club, gambled, ate many great $15 steaks, saw O: the Cirque de Soleil show, shot some automatic machine guns, raced some exotic cars (mine was a Lamborghini Huracan), zip lined the length of Freemont St., rode ATV’s in the Nevada desert, dined at the Heart Attack Grill, we fought zombies in a live urban warfare simulation, enjoyed a libation or twenty, etc… what we didn’t do was sleep much, so I personally slept about 25 of the next 48 hours when we got home.

On the Left, that’s ‘Doc’ and ex Green Beret, who has fought terrorists, and our guide through the zombie apocalypse. To quote Doc, “I’ve never seen a group shoot each other so much!” HAHAHA #friendlyfire

It all started with WestJet announcing direct flights to Las Vegas from Hamilton Airport and our return flight was only $300. We then price shopped everything and Groupon’d almost of the activities.
The real estate investor in me enjoyed touring through the hotels, thinking how grateful I was other gamblers were paying for me to enjoy the beautiful casinos, as my gambling losses only totaled $15.  I don’t gamble. I mean, it’s fun, but I’m more interested in earning returns like investing in real estate.
The trip was epic. We shared a ton of laughs and it was a very, very memorable trip. I can’t recommend Hamilton Airport enough, and I thought our hotel New York, New York was great for our frugal purposes.
On to this week’s podcast!

The Millennial Retirement Plan: Seven Houses at Age 33 w/ Sarah Larbi

Sarah Larbi, is technically a millennial, but is a contradiction to the stereotypes as she’s always working at her job, portfolio or self development AND she doesn’t have any social media accounts. She’s a long term buy and hold investor,  focusing on cash flowing properties and buying under-market-value whenever possible. She has done this by being a market expert in one specific area; Brantford Ontario, and building a solid team of qualified professionals around her.

Sarah is also the co-founder of the SO REIT Club which holds monthly networking and real estate education meetings for investors. Sarah was also featured on the cover of the Toronto Star in June 2017 for being a young millennial building a portfolio of properties through hard work, dedication and commitment without the help of parents or relatives.

2017 In Review

January 4, 2018/0 Comments/in podcast, Uncategorized/by truthaboutrealestateinvesting_urdkth
Hello real estate investors!!
Welcome to another episode of the truth about real estate investing show.
Happy New Years to you all! We have many terrific guests lined up for 2018, so make sure to subscribe so you can learn their lessons to ensure you achieve your new years resolutions, as I’m sure they include increased financial security and freedom!!
In case anyone is interested, the Real Estate Investment Network is hosting it’s annual weekend workshop, the Authentic Canadian Real Estate Systems (or ACRE for short), on March 2nd – 4th near Toronto Pearson Airport at the Pearson Convention Centre. For my friends and listeners to the show, REIN has provided me a discount code. It saves you $300 per guest. If you’ve been to previous events you know the the full retail price is $687, which has never gone up to my recollection. I’m a REIN member so my admission is included in my monthly fee… but anyways, the full retail price is a fantastic deal already and my discount code of ERWINSGUEST will save you $300. Link: http://info.reincanada.com/toronto-acre-2018

If you want the full ACRE experience, I recommend you plan to attend the informal evening festivities to network with the other attendees.  To me, it’s a great time to reconnect with my out of town real estate friends who don’t make it to all the events but they make the time for ACRE because it’s such a great event.

On to my 2017 Year in Review!
The Real Estate Market:
From January to May, the market rocketed up. It was nearly impossible to purchase a property in Hamilton, as it was a regular occurrence to compete with double digit offers on the same property. Supply was limited and demand was through the roof from Toronto folks and locals. St. Catharines grew in popularity for us as investors. Competition was still fierce, but nothing like Hamilton, and we were renting at rates close to Hamilton’s. KWC was crazy hot as well, and continues to be a hot market as multiple offers there are still a regular occurrence. After May, and after the Foreign buyer tax becoming effective, the market slowed considerably for Hamilton and St. Catharines, exactly what us investors wanted, though we noted less interest from investors in Summer and Fall. Oddly enough, that is when I purchased two properties, in the summer and fall, both as discounts from the Spring market. Right now the market feels more balance, but prices remain up around 7-8% in our target markets compared to this time last year.
The Rental Market:
As a real estate investor we have two real estate markets to monitor. Real estate prices, as that determines the value of our portfolio and acquisition costs. Then there is the rental market, and 2017 was very good to investors. From January to May, our investors were obtaining the highest rents we’ve ever seen in the markets we operate: mainly Kitchener-Waterloo-Cambridge, Hamilton, Brantford, Hamilton, St. Catharines, Niagara Region. In the Spring we were consistently seeing rents of $1,650 plus utilities for renovated three bedroom apartments and $1,300+ for basement two-bedroom apartments. Keep in mind about five-six years ago, we rented entire three bedroom houses for $1,300+.  The summer saw reduced demand, as kijiji ad views and showings were way down, and returned to a moderate level in the Fall.  Myself, I like to review my rental ads and prices every two weeks. If I need to make an adjustment, I will. Most often to price, or tweaking of the headline or ad copy. For the property we purchased in the summer, I needed to reduce the rent 3-4 times by $25-50 increments until we found a great tenant. For the property we closed on December 1st, knowing we were approaching the holidays and winter, the slowest market, I was ultra aggressive by advertising our rent $50 below market value. Evaluating a $50/month discount vs. being vacant for three months, an opportunity cost of $4,800, I chose the $50 discount and we rented to a tenant who attended the first showing.
On the business side, we’ve grown considerably, helping investors transact on over 100 properties in 2017.  We’ve undergone many changes, moving away from the “Mr. Hamilton” brand to the “Halton Real Estate Investment Group”, as we expanded our geographic coverage of top towns for investment in pursuit of cash flow. Our team has grown considerably as well in order to support the number of clients we support. Apparently good news travels fast, and when you do a great job helping to coach clients to financial success, they compliment you with referrals of friends and family for which we are forever grateful.  Erika Spencer joined our team in late 2016 and has been a force to reckon with. Even with the birth of baby Owen in October, she was back to work in November.  Koukun Unosawa, Han Wang, and  Tammy Ditomaso all joined us in 2017 and Paisley Mackenzie is coming on board in early 2018, all as Junior Coaches.  To ensure our newest team members received the same training I had given, James Maggs was promoted to Vice President of Coaching Services, with all of our coaches reporting directly to him.
On the Personal side of 2017, improving my health and energy levels took main stage. After years of pushing myself mentally and physically, I was burnt out. My body was giving up yet I continued to get by on excessive caffeine and sheer will power. I took a couple tests while seeing a new doctor, Dr Callum Cowan, a high performance health specialist who works with pro athletes like NHL’ers, UFC fighters, and high level executives, to repair the damage I’ve inflicted on myself to get to where I am today. I did a very restrictive cleanse in February and March, avoiding my food sensitivities and took care of a parasitic bacteria I picked up somewhere. I also started going to bed earlier. As you parents and entrepreneurs know, we can only control what we can control and I’ve found my mood and energy level is better with more sleep. My kids and family, my clients, and my business all deserve the best me, so I started tracking my sleep with my wearable technology, called a Whoop, and an app to ensure my peak performance. With all these changes, the quality of my work has improved as my mind is rested and more clear. I’m able to train more often, which I love, without having to take as many afternoon naps. The best part is I’m less cranky with my wife and kids so everyone wins with more sleep.

Dr. Cowan with UFC Champion Max “Blessed” Holloway

Dr Cowan is one of our guest speakers for the January Halton REI Group meeting on January 13th. His talk is titled “Feel Better, Function Better, Become a Phenom” and if you’ve seen him present before, don’t worry, the doctor has promised updates as the science of health is ever evolving!!
We will also be hosting a guest panel of investors on the subject of raising successful kids featuring Carol Dias, Margaret Plut, Rob Watson, Charles Wah and Mary Clements.  All are successful in their careers and as investors, and they are happy to share the lessons so we can all achieve one of our ultimate goals, parents to successful children.

Questions for Don Campbell and The RE Market in 2018?

December 19, 2017/0 Comments/in podcast, Uncategorized/by Erwin Szeto
Hello Real Estate Investors!!!
We are baaaccckkk!!! From a quick week in the Western Caribbean (I always spell it wrong: Carribean…) on mega cruise ship Oasis of the Seas!!! This time we cruised with the kids, my mom and our friend, Maria.  I don’t get to see my mom as much as we’d like, as she lives on the other side of the planet in Hong Kong, but we will start making this a tradition of bringing mom with us on a vacation with the kids around the holidays.  For all of us investors it’s been a great year, so why not have some fun with our returns since life is short and all about experiences. My mom had never been on a cruise either, so it was a fun gift to her.  Next year, the goal is a Disney Cruise!!!
Though this trip was challenging, because Cherry and both kids were sick during the trip, we return with great memories.  On the last day of the cruise, after breakfast on our way back to our room to grab our luggage to disembark, we explained to my son we were going home and everyone on the packed elevator heard him whine, “I don’t want to go.”  Mission accomplished, the kids had a great time! We took a bajillion pictures to capture the memories. My mom and kids are looking forward to the next vacation. Cherry and I on the other hand could use a vacation from the vacation!
No podcast this week, but I did interview my favourite Financial Advisor, Kathleen Van Den Berg. She is far from your typical Certified Financial Planner who is commissioned to sell you mutual funds.  Instead she takes a more holistic look at your goals and portfolios and, if you can believe it, recommends investing in real estate!! Plus more great financial advice to build and protect your financial wealth.  The audio needs some work hence the delay… only the best for our listeners!!
We do have some great guests coming up, including a young lady who executed 16 joint venture deals in 2017!! She will share her successes and failures so you may learn what to do and what not to do.

Questions for Don Campbell and The RE Market in 2018?

We also have best selling author and Senior Economic Analyst of the Real Estate Investment Network coming up. If you have questions please send them in! Our discussion will be focusing on investing for 2018 and his advice for investors to play both offence and defense with your real estate.

In other news, check out these articles on Hamilton. The first article I find hilarious. Having worked for years in downtown Toronto, with many friends and family who live in downtown condos, and as a parent of young kids, to always be planning around their temperament and schedules, I really relate to it. E.g. if we eat out at a restaurant, we are there at 5-5:30pm to ensure we are the first table served for expedient service and allowing time for the pre-going to bed process. Lineups and wait times are the enemy!!! All you parents know what I’m talking about!
The New Hamiltontonians, article here: https://torontolife.com/real-estate/the-new-hamiltonians/

Quoting and summarizing the article:
The author of the article describes his experience and decision making process of growing up, working, starting a family in Toronto and the pragmatic decision to move to Hamilton. The story gives insight into why die hard Torontonians are becoming the new Hamiltonians.

“Once I had a kid, the minor inconveniences of downtown life became meltdown-triggering minefields. The simple act of going to a neighbourhood restaurant for lunch required a logistical calculus evaluating wait times, stroller storage space, high-chair availability and my toddler’s ticking-time-bomb temperament. The family-friendly attractions Toronto has to offer—the AGO’s Sunday kids program, the dinosaurs at the ROM, the CN Tower, the High Park cherry blossoms—came to represent lineups and headaches. And that’s to say nothing of the city’s programs, which were harder to access than Tragically Hip seats on Ticketmaster last summer.”
~ I laughed out loud at this one!!

“The average price of a home in the city of Hamilton is $541,720—a bargain compared to Toronto, where the average is nearing the million-dollar mark…. In the first quarter of 2017, 23 per cent of people who bought homes in the Hamilton area were from the GTA.”

“Hamilton is just getting started. These days, the city’s top employers aren’t the steel mills, but McMaster University and Hamilton Health Sciences Corp., the umbrella organization for the hospital network. The Hamilton area is expected to generate 2,600 new jobs in 2017 and 4,000 more next year, mostly in the tech, health and education sectors. As the economy has grown, so has the city’s infrastructure. A second GO station opened in 2015. “

“we were able to sell our [Toronto] place for $845,000—which, after clearing up debts, left us with enough for a 20 per cent down payment and a monthly mortgage equivalent to the $1,400 share we were paying in Toronto.”
~ same payments and 4x the square footage in one of Hamilton’s nicest neighbourhoods.

Here is a more recent article: Hamilton doesn’t need real estate bargain-hunting Torontonians, link: https://www.theglobeandmail.com/opinion/hamilton-doesnt-need-real-estate-bargain-hunting-torontonians/article37361569/
This article is from the view of a long-time Hamiltonian on how the influx of Torontonians is affecting the lifestyles of Hamiltonians and the roots of Hamilton’s NIMBY’ism (not in my backyard), a consequence of Hamilton being such an attractive place to both live and invest.

Till next time, Just do it, I believe in you.

My 2nd Property of the Year

December 8, 2017/0 Comments/in podcast, Uncategorized/by truthaboutrealestateinvesting_urdkth
Hello Halton, Toronto, Hamilton, Brantford, St. Catharines, Niagara, Welland, Thorold real estate investors!!!
It’s December, so we’re full swing into holiday mode!!!! Christmas lights are clipped into our eavestroughs, our light up Santa got blown over on our front lawn, the usual! This year we started a new tradition, the Royal Botanical Garden’s Santa’s Signature Experience.  My wife booked it after reading the rave reviews on a Facebook mom’s group, and the experience lived up to the hype.
It included a return trip on The RBG Express (a train ride), hot chocolate and a cookie, storytelling and crafting with Santa’s helpers, admission to RBG for the day’s activities, and of course your visit with Santa.
Santa’s Cabin was off the hook! It had a beautifully decorated fireplace, giant tree, and, the star of the show, Santa!! Santa asked my kids if they knew they had brought Christmas magic with them. My kids had no clue what he was talking about, but then Santa reached behind my daughters ear and illuminated a light within his glove between his index finger and thumb. The look of astonishment on my kids faces made me nearly lose my composure. I couldn’t have been happier with the experience, but my daughter had more in store for us.
A few days later, we asked my daughter what she wanted for Christmas and she said “I want a Lego Cookie Monster to give away at the Basket Brigade.”
Mission accomplished!!!! Christmas can end now and I’d be happy. Part of our objective with our charity is to teach the kids to be selfless, and I believe the best teaching is done by showing, not telling. My daughter is not even 4 years old and she knows the meaning of Christmas. Proud parent moment!!
Here she is with Anna and Elsa dolls (from the Frozen movie) we bought with our own money to give away on our personal deliveries.
In case you’re interested in an opportunity to teach your kids and to give back, we need a few more packers and are in need of 25 more delivery drivers. To avoid disappointment, please register ASAP.  Hamiltonbasketbrigade.com

Gold Award & Economic Update

November 28, 2017/0 Comments/in podcast/by Erwin Szeto
Hello Halton, Toronto, Hamilton, Brantford, St. Catharines, Niagara, Welland, Thorold real estate investors!!!

Left to Right: Richard Dolan, President of REIN; Patrick Francey, CEO of REIN; me; Don R Campbell

This week we close on another investment property. It’s our 2nd investment property this year, with plans to buy our third, hopefully in December. Last week was November’s REIN meeting, and I finally remembered to update and submit my list of properties I had purchased as a REIN member. Lucky enough, Don Campbell was in town to present live, and I was awarded my gold pin for 17 properties. Don, and the REIN executives and members, have been a huge part of my journey. REIN just announced ACRE, the best weekend of real estate training, on March 2-3rd. Link: http://info.reincanada.com/toronto-acre-2018. The price is a rock bottom $687 plus tax, but hopefully I can get you listeners a discount code, so hang tight! For those of you who have been around for a while, you know $687 is a great return on investment. Other organizations charge $1,500 for a weekend event and I’ve invested thousands more for other business events.

Fully renovated, turnkey.

Funny story about the REIN meeting; as I was getting ready to head out the door to drive with my buddy, Charles Wah, to the REIN meeting, I wanted to wear my red Nike shoes. Specifically, Kobe Bryant’s, knowing that Richard Dolan, President of REIN, wears equally funky shoes some days. Normally, I would just wear dress shoes. Later that night, as Richard called me to stage to accept my award, he jokingly accused me of raiding his closet and stealing his shoes. 😛 Unprofessional of me to wear basketball shoes? Maybe, but fellow members and Don Campbell were complimenting me on both my shoe game and award, so whatever. I’m not sure there is a lesson there, I was just being me: a big basketball fan and a fan of comfortable shoes.
Richard Dolan asked me what my secret was and if anyone can accomplish the same. Yes, anyone can do this. Being a REIN member has helped me, and the secret to success? Anyone who makes investing a priority will succeed.

Economic Update

Welcome, ladies and gentlemen investors across the greatest country in the world. My name is Erwin Szeto aka Mr. Hamilton, bringing you the Truth About Real Estate Investing show for Canadians, where it is my job to bring you experts in the world of investing. We will learn from their experience, pick out the lessons, tips and tricks, and figure out what makes them tick, so you too can replicate their success to enhance your real estate investor’s life of health, wealth, friends, family and fun.
This week we have something different, like we do every week! This week we have the economic update presentation I delivered in October to my Halton Real Estate Investors Group.  I did it in one take, so it’s not polished, but if you want insight into what drives my decision making to continue to acquire investment property while having very little diversity in my portfolio, this will give you that insight! In my opinion, those with assets will create the most the wealth and if I don’t, well, that’s a scary alternate ending I’m doing everything in my power to avoid.

USS Concert and Capital Gains Exemption On Rental Property

November 15, 2017/0 Comments/in podcast/by truthaboutrealestateinvesting_urdkth

Hello Halton, Toronto, Hamilton, Brantford, St. Catharines, Niagara, Welland, Thorold real estate investors!!!

Who doesn’t like live music, especially when they put on THE BEST live performance. My credo is, life is all about experiences. I recommend you catch USS if they’re ever playing a gig near you. At the show in Hamilton, I had a great time with my friends Mike Gillespie, St Catharines investor extraordinaire; John Roumanis, Hamilton investor of $600,000 in 6 Years fame; and Steve.

Here is a youtube video of one of their lives shows: https://www.youtube.com/watch?v=TT3KZIE27xo

With life being so short and everyone being so busy, I find my social circle continually distills down to just awesome people who are also successful in business, which makes for great conversations. So keeping with living your real estate investor’s life of health, wealth, family and fun; for those who enjoy having fun along side successful real estate investors, a group of us including: Andy Tran (second suite guy), Charles Wah (land developer guy), James Maggs (10 property guy), Roger Auger (property management guy), Zach Twose (contractor guy), John Roumanis ($600k in 6 years guy), me (Chinese guy); we are planning a social get together of fun and adult beverages at Dave and Busters in Oakville, which is basically Chucky Cheese for adults. Since there is no Halton REI Meeting for December, we figured we’d put out an open invite to everyone for an Xmas social. No tickets or passes, just pay your own way.

Capital Gains Exemption On Rental Property

Welcome ladies and gentlemen investors across the greatest country in the world. This week we have something different, like we do every week! In last week’s episode, Ryan Carr and I were stumped on the principle residence capital gains exemption Ryan is entitled to after he recently sold his current principle residence. This area of real estate tax is not well known, and I didn’t have the answer, so I did what any investor would do: walk down the hall to my wife’s office and ask her. It just so happens I’m married to the Cherry Chan of www.realestatetaxtips.ca, who this month was published in the CPA Magazine, where she goes on to educate Chartered Professional Accountants on taxation of investment real estate.

So, I walked back to my office, called my wife, clicked record, and asked her how to properly maximize one’s returns by declaring a rental property as one’s principle residence, along with some additional difficult follow-up questions. I hope you all enjoy this as I know how difficult it is to find answers to these very specific questions, without paying Accounting fees. As always, everyone’s situation is different, so do please contact your professional Chartered Accountant specializing in real estate investments.

How To Prepare for the Housing Crash

November 9, 2017/0 Comments/in podcast/by truthaboutrealestateinvesting_urdkth
Hello Halton, Toronto, Hamilton, Brantford, St. Catharines, Niagara, Welland, Thorold real estate investors!!!
What a terrific weekend for Canadian sports!! My Saturday started with spectating a Brazilian Jiu Jitsu tournament to support my teammates from http://www.mnunesbjj.com/ who were competing.  I’m still a beginner at the sport, so I was there to be a cheerleader and to experience a competition as a spectator before I sign up to fight in 2018.  Yup, I’m committed to competing at least once and I’ll take a pragmatic approach to training in the sport, by working on both my strength/conditioning and my diet, as I’ll need to lose weight to ensure I’ll be the largest competitor in my weight class. Just like my real estate, I prefer to have every advantage in my favour. When I turn 40 I will be the youngest in the Seniors, 40 years old and above, division :D.
Speaking of having every advantage, my clients hired me to sell their flip property, a gorgeous 2,600 square foot house on one acre.  To best present the property we recruited the best stager and the best photographer to do a “Truetour” video, so you feel like you’re there. We also had drone pictures taken to properly capture what a lovely property this flip is. Check it out here: http://virtualviewing.ca/mm16b/4078-aberdeen-rd-beamsville-u/
Saturday night was the return of the all-time-greatest in combat sports, Georges St. Pierre, who won the Middleweight Championship in shocking form.  You can’t tell from the picture but we were all jumping up and down when Georges connected with that short left hook.  We were so loud we woke up Cherry. 😛
In attendance were some of my investor friends: Mike Iuliano, Andy Tran, Charles Wah and Mary Clements.  Can you tell I enjoy mixing business and pleasure? Makes for more interesting conversations, and they’re all great company.  Special thanks to Mike for bring nacho ingredients from his garden for some of the best nachos I’ve ever had.  It made a great night even better.
Sunday was the TFC Eastern playoffs semi final. The second leg was a crazy game. Toronto had all the best scoring chances in the 1st half then gave up trying on offence in the 2nd half. There were a million penalty cards handed out, the crowd was all over the ref, including beers being thrown in his direction. We lost the game, but move on to the eastern final due to away goals tie breaker. Can’t wait for that game! TFC TFC!!! #COYR

What You Can Do Now To Prepare for the Correction

This week we have something different. We have a returning guest in Ryan Carr, because him and I were masterminding two weeks ago and he was explaining to me how he is bearish on the market. We both agree a correction is coming, or we may have already hit bottom based on some of the headlines, but Ryan is believing the correction will be worse than I expect. With doomsayers, the strategy is obvious, sell all your real estate and rent. Not many people put their money where their mouth is like MP Garth Turner, who called for a correction in 2008. We all know where the market has gone since then though. He may have been incorrect, but at least he practiced what he preached.
That brings us to Ryan Carr. He’s back on the show to share with all of us how he’s preparing for a steep correction in the short term. The show is the Truth About Real Estate Investing, and I want to bring you a variety of opinions and experts so you too may maximize your financial success, have kids that graduate university debt-free, support your favourite church and charities, etc… Ryan is a bright young man investing in 20 properties in the last 2 years, and his only formal training is in mechanics.
For the long version story of Ryan, simply rewind back two episodes or click here: https://www.truthaboutrealestateinvesting.ca/mechanic-invested-20-properties-two-years/
So without further ado, I give you, Ryan Carr.

Happy Halloween & The Inner Change Maker of Real Estate w/ Jay Wong

November 1, 2017/0 Comments/in podcast/by truthaboutrealestateinvesting_urdkth
Happy Halloween Halton, Toronto, Hamilton, Brantford, St. Catharines, Niagara, Welland, Thorold real estate investors!!!

Saturday was another great coming together of like minded real estate entrepreneurs, sharing and giving. It had to be with the cold rain and driving before sunrise!! I have the worst short term memory, as I seem to forget how the days get shorter in the fall/winter LOL.
The event covered an economic update, mortgage market update (thanks to Scott Dillingham of CIBC), some excellent tips on investing in GTA condos the right way (thanks to coach Tim Hong), and how my client Rob Watson is cash flowing $400 more a month on his Hamilton duplex than I am.
Here is some of the feedback we received about Saturday’s meeting and thank you everyone for the kind words!
“Great experience for my first time and I will definitely be coming out again!” ~ Peter
Here’s what my friend Monica said, who is a busy mom with three young kids who could only make the VIP lunch.  She’s also an ultra successful investor:
“I’m not sure I would go again just for the lunch. Sounded like the morning session was informative and interesting. I went to see Cherry and to meet some more people. I was getting too lonely and want to broaden my investor circle. Lunch was great as an after-event of the morning session. :)”
The feedback we keep hearing over and over again is the desire for more networking, and I am no different. I’m lucky to personally benefit from high level master minding, after having researched other high level networking groups such as Joe Polish’s 25k group (which is literally $25,000 USD per year to join), Entrepreneur’s Organization ($10k/year membership, membership qualification requires $1 million in revenues), Go Bundance ($7k USD in membership fees just to join, events are extra). I’ve heard wonderful things about each of the organizations but between the cost and time commitment, it’s a bit out of reach for many, hence our Halton REI events and now the Halton REI VIP lunches.
So I hope to see you all Nov 25th for the next meeting where we will have excellent speakers, as always, in Quentin Dsouza, Andy Tran and Charles Wah. Plus networking opportunities and Halton REI membership opportunities and referral program for 2018.  Hope to see you then!

Real Estate Tip: Contractors
Is anyone else having challenges getting quick turnaround on repairs and maintenance at their properties? With the housing boom going on, contractors are becoming more and more in demand, so getting stuff done at our properties has become more and more challenging. One strategy I’m employing is to commit to my Hamilton handyman for roughly 20% of his time, like a retainer, similar how we pay property managers.  This model has worked well for me in St. Catharines, where we’ve taught our tenants to contact our contractor, Terry, directly if they need anything fixed. Terry will also quarterback repairs and maintenance should a skilled tradesperson be required e.g. gas technician, electrician, plumber etc… so I can spend more time working on the business and with my family. We will see how this goes and I’ll report back. Sources of contractors can be kijiji, referrals, or someone you already know, e.g. my landscaper who I will be giving some light reno work to do. As always, if you want a strong relationship, pay your people on time and treat them well.  I’ve already invited my duplexing team to lunch at the Keg on me when the basement is done and I’ll do it again when the next is done, and the next, and the next… No one does this and contractors love it!

The Inner Change Maker of Real Estate w/ Jay Wong

Did you know podcast listeners earn 10% more income than non-listeners? I didn’t either, until this week’s guest, Jay Wong, told me! I’m guessing there is a causality relationship from you the listener, listening to THIS podcast and going out and making more money. 🙂
Back to this week’s guest, Jay Wong, who is a real estate investor, but he’s more well known for his ultra successful, rated #1 Self-Help podcast theinnerchangemaker.com on iTunes.  I know if you’re listening, you may enjoy my podcast, however Jay gets 50-60 times as many downloads as I do so you can just imagine how good the theinnerchangemaker.com is.  Jay’s mission is to create empowering media that summarizes all of these great lessons covered in his show by other successful Changemakers, in hopes that these combined journeys will help business owners grow their business through online marketing and elevating their leadership.
If you’re a real estate entrepreneur, or an entrepreneur in general, I know you’ll find Jay’s lessons useful in helping to build your authority and raise joint venture capital.
Jay’s past guests include leading educators in self development: Bob Proctor, Grant Cardone, and Philip Mckernan.  From the feature image for this episode, you can see Jay and his podcast were featured at Toronto’s busiest intersection, Yonge and Dundas Square! Without further ado, I give you The Jay Wong.
