Hello Everyone with Real Estate Investments!!!

I trust you all had a great weekend!!

My cousin, Simon, and new cousin in law, Jessica, got married this weekend, so I took a few days off as we had family from all over the world come to town for the wedding.  It was great catching up with family I hadn’t seen in years or, in some cases, decades.

Being of Chinese descent, we can’t help but talk about real estate. 😛  My cousins, Chris and Olivia, are visiting from Oakland, California. As they grew up and live in California, one of the nicest places to live in the world let alone North America, I asked them about their housing market. They tell me starter houses start at $1,000-1,200 USD per square foot.  First off, that was the first I had heard of houses priced per square foot, and I quickly calculated my own home’s appraised value per square foot. 😃

Note that Oakland is considered the affordable area of the “Bay Area” near San Francisco and San Jose, where prices are much more expensive.  We chatted about how their friends get into the market and they basically don’t, they have to live further away. Those who do enter the housing market got help via family or inheritance, or their start up went to initial public offering. 😛

My other cousin, Thomas from Hong Kong, is planning on moving to Canada. Like many immigrants, they want a better environment to raise their family, where education is world class and not just for the elite. I’m talking about elementary school too.  Thomas said he was planning on renting for a year before buying, to which I said he should buy instead. If he doesn’t like the neighbourhood, rent it out and buy another house. Thomas laughed, so I mentioned how houses have double in value in the last 5-7 years and it could very well happen again in the next ten years (Will it happen? I don’t know but I’m loading up on real estate just in case).  My question was, “Do you want to pay today’s prices or the price in ten years?”

Thomas is family, so I care about his family’s financial future, plus I can talk this way with family but I never would with a client. 😃

Where will prices go? I have an educated guess and will share the data this Saturday. No one knows for sure, but since affordability has not made sense in Toronto or Vancouver for years, my plan is to take a look at what prices are like in other markets where affordability makes no sense, to maybe get an idea or what our price ceiling may look like.  See you all Saturday!!

Investing in Rural Real Estate

Hello Real Estate Investors!!

My Mother In Law visited us from Hong Kong this week, so I took some time off to do family stuff and my wife, Cherry, coming off tax season, needed some rest and relaxation too. Cherry Chan, CPA, CA will be sharing at the next Halton REI meeting the winning and losing investments from 2017, after preparing hundreds of tax returns for investors. The results may surprise you, they certainly surprised me! Hence, I asked her to share at our upcoming meeting on May 26th at Sheridan College.

Anyways, back to family stuff 😃

We did the local touristy thing 😃

Wednesday was the Royal Botanical Garden. For jokes, I took pictures of rare exotic flowers and sent them to my dad saying they randomly popped up in my garden. :p

On Thursday we visited Niagara Falls for the Bird Kingdom, the ferris wheel, the Falls of course (for only a few moments to take pictures for Instagram as the weather was cool), and finally buffet dinner at the Sheridan Hotel. The day was fantastic, as it rained earlier in the day and was a weekday, so the attractions were at a fraction of their capacity. No traffic, no line ups, we got an extra revolution on the ferris wheel, and we got the best table at the restaurant. A corner table with views of both falls, while enjoying a very nice meal.  I highly recommend anyone take this same fun day with the family or when entertaining guests.

Friday, was a PD day for our kids’ school and we made the drive into the urban jungle that is Toronto for the Ripley’s Aquarium. The kids loved it. One of my favourite things in the world is to watch my son do his happy dance and I caught him doing it twice. 😃

Sunday was a Piratelife.ca, a live interactive, theatre cruise around Toronto Harbour on a pirate ship, staffed by pirates who all gave great performances. Cherry booked this activity after our kids came home from school talking like pirates. We all dressed up with face paintings for tattoos. Again, I recommend for the kids or if you are young at heart.

For Mother’s Day dinner, Cherry’s family all got together for a feast, plus custom made-to-order birthday cakes for my cousin in law’s birthday. Needless to say, I ate until it hurt and brought home piles of loaded takeout containers, as I do like to eat and this week I’ll pay for it at the gym. 😛

Investing in Rural Real Estate Outside Winnipeg, MB with Candice Bakx-Friesen

I was talking to my friend, Stephen Jones, at the May REIN meeting about the affordability crisis in the Golden Horseshoe’s real estate market. Stephen lives in the East, I live in the West, but the challenges are no different, where will the next generation live?

Stephen theorized that if our kids did not have investor parents, they would have to move to Winnipeg for affordability reasons.  I countered, “No, they will be living with you!” to which we both laughed, could you imagine? He’s got four kids too. Imagine if all the kids got married and moved back home with their spouses and started having kids.

Speaking of Winnipeg, this week’s guest on the show is Candice Bakx-Friesen, a rural investor since 2001, Realtor, Trainer to Realtors, Coach to investors, speaker, mother and wife.

If you’ve never been exposed to investing in rural real estate investing, you are in for a treat, as we have a professional in guest Candice. On this episode we talk about speculative investing, as in she developed a lot of land, built a house, and put it up for sale. What separates mature investors from amateurs. My advice is nothing people haven’t heard before: find a mentor, mastermind, overcoming financing: I know folks who have gotten financing when they’ve hit a proverbial wall, thanks to our masterminding.

As with anything, talk is cheap, action is where the results lie. I have been part of several masterminds, they all tend to fail for various reasons, but usually it’s lack of commitment by members. My current mastermind group is the best one I have been a part of. The group has been meeting for a couple years with no end in sight. We talk about the business of investing (not just real estate, several members own cryptocurrency, for example) using various strategies, we talk about health and life as well. We share and we learn and we each grow and I want the same for my clients.

Thus, I am starting a small mastermind group of clients-only as a three month experiment to see if our clients get value from doing so. Considering the success and popularity of masterminds, I’m sure this will be an ongoing thing, as long as we remain organized and committed to our own goals. This should be awesome. Clients, keep an eye on your email inboxes. If the demand is there, we will host additional groups.

Why would anyone want to build a $1 Million RSP? With Kathleen Van Den Berg

It all started with an article I sent CFP, MBA Kathleen Van Den Berg, titled How to build a million dollar RRSP — it isn’t as hard to get there as you think and she corrected me in stating “I think they are asking the wrong question. Why would anyone want to build a $1M RSP?” To which I responded, I don’t know! Let’s flush it out on the podcast!! Hahaha

We also cover some hot topics, such as how much we need to retire, financial advice for folks at different stages of their lives, and for having trouble getting their 6th or 11th or 15th mortgage. You will want to hear about the benefits of whole life insurance, as I personally know folks who were out of credit who now have credit, thanks to a little known insurance called whole life.

Leadership, Performance & Aliveness – Oliver Manalese

Hello Everyone investing in real estate!!
I have always wanted to give blood but my fear of needles held me back.
After the van attack in Toronto, I wanted to help outside of donating money, and one very important way to help the victims is to give blood. I’m always looking to push limits and test fears, so Team Titan member Tammy Ditomaso and I did on Friday. Like anything, things gets easier with practice. Whether it’s giving blood or real estate investing, and it wasn’t so bad.
The funny part is the questions they have to ask. I know I’m different, but it’s a different thing to explain how weird you are, talking out loud to strangers. While signing in to give blood, the conversations goes like this:
Nurse: Have you had breakfast?
Me: No, I had a fatty coffee, I fast in the mornings (after speaking, I realize I should have just said “yes”)
Nurse: You really should eat something before giving blood, this is taxing on the body
Me: I train MMA, I can handle it, I fight adult men all the time (I say MMA thinking it is a more widely known term than Brazillian Jiu Jitsu but whatever, I didn’t properly think through this conversation)
Nurse: Please have a juice box, what flavour would you like? (I’m sure they offer juice boxes to all the wannabe tough guys)
Me: I’ll have apple. <I sip my first juice box since high school>
The whole thing was quite painless compared to the other things I do. I still don’t like needles, but like anything, it gets easier with experience.

Hello Real Estate Investors!!

The weather is finally warming up and spring market has finally come in April, as April has been our busiest month yet, and we still have a week to go!

I finally got on the roof to inspect repairs after the wind and ice storms. What the heck, Mother Nature? And I am finally getting around to taking down the Christmas lights. I was honestly going to turn the lights on during the ice storm and take a picture, Xmas in April!

Here I am on the roof taking down lights with my son, Bruce, watching.  I’ve noticed both our kids repeating more of what we say and copying what we do, so Cherry and I are doing what we can to set a good example, including not disclosing to them my fears.

I’m afraid of spiders and heights. When I see a spider, I pretend I’m not afraid. When I’m on the roof and the kids are watching, I pretend I’m not afraid. I don’t want my kids to learn fears from me, if they are born with phobias, fine, but I don’t want them learning them from me.

Basically, I want to be a parent my kids can be proud of. I don’t know if what I’m doing will help, but it definitely can’t hurt. Same is true with our investing. I brought my daughter with me to a lease signing to meet my new single mom tenant and her five year old son. You don’t know how many people I’ve met who are afraid of tenants, and hopefully my kids will not be.

Beating Rental Licensing and Cancer, Investing in Apartment Buildings and Cryptos

Can the Spring weather start yet? I had tickets to the TFC game for Tuesday night, but gladly gave them up to watch the Toronto Raptors indoors at the Air Canada Centre!
On Saturday, I got my Crossfit report card from my head trainer, which is awesome because he took time out of his busy schedule at no added charge to review my performance, grade my efforts, and provide feedback on areas of weakness and strength.
This is my first report card since graduating university in 2002. High school gym class was one of my worst subjects in school, and I’m still not a good athlete. Also, my worst average in school between high school and university was about 78 in first year, when I was young and dumb and drunk too often, so seeing C’s on my report card is something new to me. :p
Now I’m old, less dumb, and quite sober, and I’m not much better at gym, as you can tell by my report card. It is a great punch in the stomach to the ego and I’m motivated to target my weaknesses in gymnastics. Luckily, I’m at my ideal body fat, so I don’t need to lose any weight but I’m still heavy, making gymnastics a challenge.
No thank you to additional training for longer metabolic conditioning, as that will require a larger time investment, plus recovery time, and gymnastics are way cooler than cardio.
This relates to real estate if you can’t tell. 😛
None of us real estate investors are good at everything. We all have to pick our spots to focus on in order to maximize results.  Some are great at financial analysis, some are great with tools and know everything about house construction, but we all have to move forward without having all the answers and knowing everything, or else you’ll never make progress.  So pick your spots, move forward, and have fun!

Beating Rental Licensing, Cancer, and Investing in Apartment Buildings and Cryptos with Mike Iuliano

My friend, Mike Iuliano, is many things: a backyard gardener, a foodie expert of restaurants in the Niagara Region, and an expert on apartment buildings in the Niagara Region.
Mike lead a coalition of Niagara landlords to fight the city of St. Catharines in Ontario Superior Court and won, thus allowing all us student rental investors to operate our safe, clean rental properties for young adults. Mike’s advice and lessons are now more important than ever, as a couple Niagara Region towns are implementing licensing, including St. Catharines, which is getting started with theirs.
Mike is also a savvy stock investor, who consistently outperforms the market. When folks know how to make money, that always peaks my interest. He also trades Cryptocurrencies, including Bitcoin, so if that interests you, you will want to have a listen on how he does it.

What a week it has been for all of us Toronto sports fans!! The Blue Jays are off to a hot start, the Maple Leafs are gearing up for the playoffs, the Raptors clinched first in their conference, TFC is moving on to the CONCACAF finals. Thank goodness for investing in real estate so I may afford tickets to TFC and Raptors.  Not Leafs though, because $300 per in the upper bowl is a bit steep.
 
Last week was also the April REIN meeting and in front of the 200+ attendees, I was honoured to share the stage with rent-to-own expert, Rachel Oliver, and one of the best human beings, let alone one of the best real estate agents, Shannon Murree, as we shared our advanced tips on presenting and getting our offers accepted.
For me, it’s super cool to have come full circle from being the newbie REIN member in the crowd, furiously writing notes, to having a bit more experience now and having been named the only preferred real estate agent west of Toronto by the Real Estate Investment Network. It’s always an honour to give back to the community, and a great time for me to hang out with these lovely ladies, including host and REIN VP Jennifer Hunt.

Thank everyone for the birthday wishes!!
It’s been over a week of celebrations: Raptors basketball game, Leafs vs Montreal game, dinner and party at Dave & Busters with my real estate team, the 5th and final workout of the Crossfit Open, and finally, my favourite time of the year, the Hamilton Basket Brigade Easter edition who delivered 350 Easter dinners this past Saturday.

The Hamilton Basket Brigade is a registered charity I co-founded, and serve as the President for, where my role is mainly fundraising, Marketing and Communications.  The charity itself, it’s mandate is to provide poverty relief and, since 2014, we have delivered over 2,000 holiday dinners to families at risk of going hungry. I would like to thank all of our volunteers, our board of governors, our top four donors, Scott Dillingham of CIBC, Empipe Solutions, Matt Green and our very own James T Maggs of Titan Investment Real Estate.
For Thanksgiving’s Basket Brigade, we will be shaking things up to provide more for fewer families. We hope to maintain the same budget if the donations keep coming, but for 50-60 extremely less fortunate families. We at the Basket Brigade hope to go beyond a meal, and fulfill wish lists of whatever the families need. Winter coats, socks, boots, school supplies, light bulbs, etc. Maybe some toys for the kids again. Our volunteers will be meeting the families, but this time to unbox some gifts.
I personally can not wait to see the faces of the kids for what I look forward to as the greatest volunteer experience, as the Basket Brigade has been for me. Just please someone bring the kleenex 😀

From Homeless in Ottawa to Mr. Ottawa w/ Tony Miller

Tony is many things; a father, husband, real estate investor, and real estate agent. Not just any real estate agent, but rather the preferred agent for Ottawa by both Keyspire and the Real Estate Investment Network.
He has also been homeless and lived on the streets of Ottawa when he was a teenager, but turned it around. He had a long stint working for the Government of Canada, with great pay and one of those wonderful defined benefit pensions we all envy. But don’t forget, you have to trade a good portion of your life for that guaranteed money. The wasn’t good enough for Tony, who decided to leave the steady job and pension to purse real estate as a full time endeavor.
Tony and I discuss his recent solo week-long vacation, how the market is fairing in Ottawa, Ontario and his recommended investment strategies. So without further ado, I give you Tony Mr Ottawa Miller.

I’m on another health/diet experiment 😛
This month I’m testing out time restricted eating (TRE) thanks to my bleeding edge doctor, Dr Cowan. To improve my digestion I am restricting my eating to when I normally eat breakfast, 7:30am for a 12 hour window ending at 7:30 at night. I’m not trying to lose weight though, just improve my energy and improve my digestion (apparently all high level athletes have elite level digestion, it’s how Michael Phelps could eat McDonalds and still collect Gold Medals).

I’m also going to intermittent fast. I have a couple friends who had success fasting in the morning by just having a Bullet Proof coffee (organic coffee with grass fed butter and organic coconut oil, that’s how I take it at least) and I’ve been successful testing this out. It’s now one week of this new diet and my digestion has never been better.

Science? Hardly, but I’m all about testing and results. Am I perfect? No, I’ve cheated a couple times. I ate my kids’ half eaten breakfasts and had some late night donuts 😃 Am I hungry? I’m not bad actually, and haven’t changed anything else with how I eat, but I definitely eat a big lunch.

Have you been to Ghost Busters virtual reality game at the Rec Room just south of the CN Tower? It’s a lot of fun!! This was my second go of the game, and this time was with my brother and my very silly childhood friends.
The game is where we, the players, are Ghost Busters! We each choose an avatar (a virtual representation of oneself, by chance we each selected the African-Canadian male avatar so we couldn’t tell each other apart), we are each outfitted with VR helmets with headphones, mic, vest and of course, a gun. Once in the game, we walk around while being attacked by ghosts while having to complete mission objectives.

The silliness and hilarity ensues as we push each other, test the boundaries of the virtual reality, and poke each other with the guns. With the VR goggles on, you’re basically blind to what’s actually going on in the real world, plus the game is sensory overload with ghouls and ghosts and marshmallow men attacking you. I highly recommend!!
Even with all the immature silliness going on, we still fared well, completing 4 of 5 tasks for a grade of A!!!!  An improvement over my previous score of B… practice makes perfect, no different than one’s 2nd investment property being smoother than one’s 1st investment property.

Everyone over their ACRE weekend hangover?? I had to take a two hour nap on Monday after the information overload that is ACRE and all the “networking” over food and drink after the meetings.

Thank you for the kind words to everyone who came by to say, “Hello!”  On Friday, I had a discussion with one gentleman about new construction condos in Hamilton. He came back to my booth on Sunday to say thank you for the podcast.  Silly me, I forgot my Tiger Cats jersey at home on Friday.

I hope everyone enjoyed my talk on ACRE Sunday.  Even though I speak in front of groups regularly, 500+ audiences are a different challenge with such a large stage and wide room.

I wasn’t thrilled with my performance, but like any challenge and experience, I will grow from it.

Best Selling Author of Fix and Flip Ian Szabo

I’ve known Ian Szabo for a very long time, since about 2008 when I first joined REIN, and there was a lot more of him.  He’s since lost 40-50 pounds and written two best selling books: Reno to Riches and Fix & Flip.  At the time he’d already started his transformation from his renovation business to full time investing for himself. Ian then wanted to give back to the community, by starting his “flip school” and his current focus, Ian’s short bus talks, where he video logs from a refurbished, pimped out short school bus. Ian rode the short bus in school with the other kids with learning disabilities, giving him limited beliefs about himself. Ian has since purchased a short bus, repainted it a deep orange, installed a roof top patio, installed new benches, complete with flat screen TV and Play Station gaming console. Ian just recently interviewed Gary Vayneychuk, the media baron, who LOVED the short bus. I’ll include a link in the show notes. Power Couple Erika & Jay – How to Buy 20 Properties in Two Years

I’m on my own this week with the kids for six whole days!!  My wife, Cherry Chan of www.realestatetaxtips.ca, is in San Dieg at Traffic and Conversion. My kids are ages 4 and 2, so they have infinite energy and tend to argue, fight and cry. But they’re sometimes really cute and hugging them makes it all worth it!
Usually, my kids prefer their mom way more than me. The best part of the increased 1-on-2 time is that, with mom gone, I feel like I’ve been promoted to the starting lineup, making my parenting job a lot easier! – LOL
As much as I’d like to be in San Diego, next to the ocean under a warm sun, I’m limiting my conferences this year. I have been to enough in the last few years, and I’m tired of looking at the binders and packages I came home with post-conference, not having touched them since. Instead, I’m putting my head down and implementing what I’ve been taught vs. looking for the next best thing.
Hopefully those of you on the fence for your first investment property or next investment property are feeling the same. Enough with the theory and education. It’s time for action. Knowledge without action is a wasted investment.
FYI – we are starting to see more inventory come available and we are getting interest from our door knocking efforts to find deals without multiple offers, so do reach out to your coach ASAP.  My sources tell me to expect tightening credit come summer, so if you’re concerned about financing I would refinance and acquire property ASAP. I’m doing the same.

Erika and Jay (and new born baby, Owen, who was on hand for the recording) have been investing since 2014. They invest in Hamilton, St Catharines and Niagara Falls in Rent-To-Owns, buy and holds, basement apartments, joint ventures – they do it all. Currently, their portfolio consists of 20 houses with a focus on generating cashflow. As with my real estate investing, I prefer to operate differently than the masses. We avoided the crowds of February 14th by enjoying a quiet night over at the local gastro pub while watching Raptors game on TV. 😃 My wife, Cherry, shares my passion for Toronto Raptors Basketball and we don’t have cable television anymore, so our dinner date was a treat on many levels. We even went home at half time to read bed time stories to the kids and put them to bed, as one of my favourite things in the world is have both kids on my lap and reading to them. It really was the perfect evening. The Raptors won via another brilliant performance by the bench, who are very fun to watch. They play at a frenetic pace and execute well.

Saturday night dinner was fun. I was able to bring my whole family and got to network a bit with several other real estate investors. With life being so short, I love combining social outings, unlimited amounts of Japanese food, and being among fellow real estate entrepreneurs. I recall feeling overwhelmed a few months back with four renovations on the go, each in the five figure budget, two recent acquisitions, lots of vacancy, switching property managers, etc… then I looked at the neighbouring table at a Rock Star VIP event where Steve Dengate was sitting, who has had as many as 23 properties, and I felt re-energized and confident that if Steve can do it, so can I.  Steve will be on the podcast sometime next month to share how he has shifted his portfolio with a greater focus on cash flow.

How a Toronto Investor Improved His Net Worth by $2 Million with One Written Goal

Ryan Hindmarsh was referred to me by my then-client, James Maggs, over six years ago. James is now the VP of my Coaching Services team. It’s funny how much can change in six years… For Ryan, he wrote a goal six years ago to buy investment property outside of his two family home in Toronto, in order to make money in his sleep. He then reached out to James Maggs, because he knew he was already investing, and the result is: assets minus liabilities equals $2 million without investing a dime of Ryan’s own money.
Ryan is a driven individual.  He starred on his varsity basketball team for the University of Saskatchewan, graduating in Kinesiology, training elite athletes, including NHL players.  He moved to Toronto to become an in-demand personal trainer, earning the highest fees I’ve heard of.  Ryan then started a sports clinic business and built it up to be one of Toronto’s leading clinics.
After all that, Ryan wanted a new challenge. Having witnessed the transformation of his own business via leadership development courses, he joined the same leadership development company to inspire, motivate, lead and coach other entrepreneurs and their leadership teams.

Congratulations also to the New England Patriots, who defy all odds by always winning in a salary capped league.  The team has to rely on excellent leadership, coaching, and systems to consistently make the playoffs and finals. They are truly one of the greatest teams in all of sports.
Let this be a lesson to all of us on the importance of leadership, coaching and systems in our own businesses. If you continue to improve your business in these areas, you will beat the competition and be more successful.

The Certified Financial Planner Who Recommends Real Estate

Kathleen Van Den Berg, aside from having a long name, has an alphabet of academic designations after her name: MBA, Master of Business Administration; CFP, Certified Financial Planner; CLU, Certified Life Underwriter; I may be missing some other letters, but I know Kathleen also has her mortgage license.
I first met Kathleen through an introduction by a mutual friend, and I find her presentations and our conversations fascinating, as she is the only fee-based CFP who will talk to me. Haha!  The fee-based CFP’s I’ve been referred to simply don’t have time for me.  First of all, the ones I’ve reached out to require 1-2 million of investable assets, typically not real estate, since they don’t make money on real estate.
That’s where Kathleen is different. She is a real estate investor, she’s open about her own real estate portfolio, the fantastic returns she’s getting, and recommends some real estate to everyone even though she doesn’t directly make money selling real estate. She’s also highly educated and can apply financial planning theory and products that make sense to real estate investors, hence the reasons we’re hired Kathleen for a portfolio review.

This past Friday, the Mr Hamilton/Halton REI/Titan Realty Investment Group (yes we have another new brand, more on that another time) team finally found time in our collective schedules to celebrate a successful 2017 over dinner at Milestones and a somewhat friendly, trash talk filled, bowling competition. In the picture at dinner, I’m holding baby Owen. He goes everywhere with Jay and Erika Spencer, so don’t be surprised when Owen makes an appearance on a St. Catharines investment property tour or your private one on one showing.
Bowling really sucked.  For me at least, as I started each game with scores in the 30s for the first five frames. We were playing for big stakes, as there were bragging rights on the line, so I was trying anything and everything to improve.  As we all know, the definition of insanity is doing the same thing over and over while expecting different results (I think most of us investors have been there, wanting to invest but taking forever to actually take action). I’m trying different bowling balls, more spin, starting my approach from the left or right. Nothing was working until I really simplified my approach with three really short steps and that worked for the next 10 frames where I striked or spared half of the frames. Yay! I actually led for a bit after being one of the worst in the first two games. The point I’m making is no one always wins and not all tests are successful. Investing is no different. I’ve tried day trading, investing in stocks and bonds, small cap, blue chip, tech stocks, mutual funds, online poker etc… Am I a failure? Maybe, but I didn’t give up and that it’s how I arrived at real estate. Nothing has come close to the returns of our real estate. Other than real estate, I invest in some private equity in land development north of Toronto. Haha! I can’t wait for my review with Certified Financial Planner Kathleen Van De Berg to see what a professional thinks of being a little concentrated in real estate.  In the end, I’m all about results, and not too concerned what other experts think…. unless they make greater returns with low risk somewhere else, then I’m all ears!!! That’s actually a great segue into this week’s podcast! SEO! High return with less investment.

I was talking to one of my fellow students at Brazilian Jiu Jitsu class who is still a University student. He’s in electrical engineering, I’m rhyming off unsolicited advice on fields of study to make money. I recommended learning about SEO (search engine optimization) and Block Chain as that’s the future right?
Why is SEO a big deal? Search engine optimization may be the reason you found me or one of my websites, but I’m merely a student of the subject. That’s why I sought out a teacher in Hamilton real estate investor, and client of ours, John Vuong. He’s an ultra successful entrepreneur because his firm, Local SEO Search, is providing tons of value to small and medium sized businesses in driving traffic to their websites and landing pages to translate into more sales. John’s time is really expensive too, so he doesn’t even see the houses he’s buying. He has that kind of track record and success rate with his real estate team. John was kind enough to spare us an hour of his time to share his story here and give us advice on how we can all grow our businesses with search engine optimization.
Who is John Vuong? He’s a 15 year veteran of Sales and internet marketing, a hard worker, and has a track record of being a top performer in every work position he’s held before a business opportunity presented itself and John took action in starting a new business in 2013: Local Seo Search Inc. He too attended the best University in Canada, which happens to be the same as my alma matter, the University of Western Ontario. He’s a young dad and recently started his own charity, providing school materials to local schools for underprivileged kids.

Hello Everyone with Real Estate Investments!!

We are BAAACKKK!  And we survived FOUR days and three nights in Las Vegas!!! LOL

I have a group of real estate buddies I hang out with for several reasons. We all like to have fun, we have flexible work schedules to meet during the week so we can reserve weekends for work and family, and most importantly, we love to talk business and real estate. Business and pleasure wrapped into one, dropped in the middle of the Las Vegas strip for some masterminding and fun.
The masterminding could have been better, as it took a back seat to the fun! HA!  The initial plan was to block off six hours, allotting 30 mins for each member to share their 2017 accomplishments and 2018 goals.  Unfortunately, like the vodka we were drinking, those 30 minutes were distilled down to 5-6 minutes each. That was all the time we had to spare. Those who presented first enjoyed a more sober audience…
We hit a club, gambled, ate many great $15 steaks, saw O: the Cirque de Soleil show, shot some automatic machine guns, raced some exotic cars (mine was a Lamborghini Huracan), zip lined the length of Freemont St., rode ATV’s in the Nevada desert, dined at the Heart Attack Grill, we fought zombies in a live urban warfare simulation, enjoyed a libation or twenty, etc… what we didn’t do was sleep much, so I personally slept about 25 of the next 48 hours when we got home.

On the Left, that’s ‘Doc’ and ex Green Beret, who has fought terrorists, and our guide through the zombie apocalypse. To quote Doc, “I’ve never seen a group shoot each other so much!” HAHAHA #friendlyfire

It all started with WestJet announcing direct flights to Las Vegas from Hamilton Airport and our return flight was only $300. We then price shopped everything and Groupon’d almost of the activities.
The real estate investor in me enjoyed touring through the hotels, thinking how grateful I was other gamblers were paying for me to enjoy the beautiful casinos, as my gambling losses only totaled $15.  I don’t gamble. I mean, it’s fun, but I’m more interested in earning returns like investing in real estate.
The trip was epic. We shared a ton of laughs and it was a very, very memorable trip. I can’t recommend Hamilton Airport enough, and I thought our hotel New York, New York was great for our frugal purposes.

Sarah Larbi, is technically a millennial, but is a contradiction to the stereotypes as she’s always working at her job, portfolio or self development AND she doesn’t have any social media accounts. She’s a long term buy and hold investor,  focusing on cash flowing properties and buying under-market-value whenever possible. She has done this by being a market expert in one specific area; Brantford Ontario, and building a solid team of qualified professionals around her.

Sarah is also the co-founder of the SO REIT Club which holds monthly networking and real estate education meetings for investors. Sarah was also featured on the cover of the Toronto Star in June 2017 for being a young millennial building a portfolio of properties through hard work, dedication and commitment without the help of parents or relatives.

On to my 2017 Year in Review!
The Real Estate Market:
From January to May, the market rocketed up. It was nearly impossible to purchase a property in Hamilton, as it was a regular occurrence to compete with double digit offers on the same property. Supply was limited and demand was through the roof from Toronto folks and locals. St. Catharines grew in popularity for us as investors. Competition was still fierce, but nothing like Hamilton, and we were renting at rates close to Hamilton’s. KWC was crazy hot as well, and continues to be a hot market as multiple offers there are still a regular occurrence. After May, and after the Foreign buyer tax becoming effective, the market slowed considerably for Hamilton and St. Catharines, exactly what us investors wanted, though we noted less interest from investors in Summer and Fall. Oddly enough, that is when I purchased two properties, in the summer and fall, both as discounts from the Spring market. Right now the market feels more balance, but prices remain up around 7-8% in our target markets compared to this time last year.
The Rental Market:
As a real estate investor we have two real estate markets to monitor. Real estate prices, as that determines the value of our portfolio and acquisition costs. Then there is the rental market, and 2017 was very good to investors. From January to May, our investors were obtaining the highest rents we’ve ever seen in the markets we operate: mainly Kitchener-Waterloo-Cambridge, Hamilton, Brantford, Hamilton, St. Catharines, Niagara Region. In the Spring we were consistently seeing rents of $1,650 plus utilities for renovated three bedroom apartments and $1,300+ for basement two-bedroom apartments. Keep in mind about five-six years ago, we rented entire three bedroom houses for $1,300+.  The summer saw reduced demand, as kijiji ad views and showings were way down, and returned to a moderate level in the Fall.  Myself, I like to review my rental ads and prices every two weeks. If I need to make an adjustment, I will. Most often to price, or tweaking of the headline or ad copy. For the property we purchased in the summer, I needed to reduce the rent 3-4 times by $25-50 increments until we found a great tenant. For the property we closed on December 1st, knowing we were approaching the holidays and winter, the slowest market, I was ultra aggressive by advertising our rent $50 below market value. Evaluating a $50/month discount vs. being vacant for three months, an opportunity cost of $4,800, I chose the $50 discount and we rented to a tenant who attended the first showing.
On the business side, we’ve grown considerably, helping investors transact on over 100 properties in 2017.  We’ve undergone many changes, moving away from the “Mr. Hamilton” brand to the “Halton Real Estate Investment Group”, as we expanded our geographic coverage of top towns for investment in pursuit of cash flow. Our team has grown considerably as well in order to support the number of clients we support. Apparently good news travels fast, and when you do a great job helping to coach clients to financial success, they compliment you with referrals of friends and family for which we are forever grateful.  Erika Spencer joined our team in late 2016 and has been a force to reckon with. Even with the birth of baby Owen in October, she was back to work in November.  Koukun Unosawa, Han Wang, and  Tammy Ditomaso all joined us in 2017 and Paisley Mackenzie is coming on board in early 2018, all as Junior Coaches.  To ensure our newest team members received the same training I had given, James Maggs was promoted to Vice President of Coaching Services, with all of our coaches reporting directly to him.
On the Personal side of 2017, improving my health and energy levels took main stage. After years of pushing myself mentally and physically, I was burnt out. My body was giving up yet I continued to get by on excessive caffeine and sheer will power. I took a couple tests while seeing a new doctor, Dr Callum Cowan, a high performance health specialist who works with pro athletes like NHL’ers, UFC fighters, and high level executives, to repair the damage I’ve inflicted on myself to get to where I am today. I did a very restrictive cleanse in February and March, avoiding my food sensitivities and took care of a parasitic bacteria I picked up somewhere. I also started going to bed earlier. As you parents and entrepreneurs know, we can only control what we can control and I’ve found my mood and energy level is better with more sleep. My kids and family, my clients, and my business all deserve the best me, so I started tracking my sleep with my wearable technology, called a Whoop, and an app to ensure my peak performance. With all these changes, the quality of my work has improved as my mind is rested and more clear. I’m able to train more often, which I love, without having to take as many afternoon naps. The best part is I’m less cranky with my wife and kids so everyone wins with more sleep.

Hello Real Estate Investors!!!
We are baaaccckkk!!! From a quick week in the Western Caribbean (I always spell it wrong: Carribean…) on mega cruise ship Oasis of the Seas!!! This time we cruised with the kids, my mom and our friend, Maria.  I don’t get to see my mom as much as we’d like, as she lives on the other side of the planet in Hong Kong, but we will start making this a tradition of bringing mom with us on a vacation with the kids around the holidays.  For all of us investors it’s been a great year, so why not have some fun with our returns since life is short and all about experiences. My mom had never been on a cruise either, so it was a fun gift to her.  Next year, the goal is a Disney Cruise!!!
Though this trip was challenging, because Cherry and both kids were sick during the trip, we return with great memories.  On the last day of the cruise, after breakfast on our way back to our room to grab our luggage to disembark, we explained to my son we were going home and everyone on the packed elevator heard him whine, “I don’t want to go.”  Mission accomplished, the kids had a great time! We took a bajillion pictures to capture the memories. My mom and kids are looking forward to the next vacation. Cherry and I on the other hand could use a vacation from the vacation!
No podcast this week, but I did interview my favourite Financial Advisor, Kathleen Van Den Berg. She is far from your typical Certified Financial Planner who is commissioned to sell you mutual funds.  Instead she takes a more holistic look at your goals and portfolios and, if you can believe it, recommends investing in real estate!! Plus more great financial advice to build and protect your financial wealth.  The audio needs some work hence the delay… only the best for our listeners!!

It’s December, so we’re full swing into holiday mode!!!! Christmas lights are clipped into our eavestroughs, our light up Santa got blown over on our front lawn, the usual! This year we started a new tradition, the Royal Botanical Garden’s Santa’s Signature Experience.  My wife booked it after reading the rave reviews on a Facebook mom’s group, and the experience lived up to the hype.
It included a return trip on The RBG Express (a train ride), hot chocolate and a cookie, storytelling and crafting with Santa’s helpers, admission to RBG for the day’s activities, and of course your visit with Santa.
Santa’s Cabin was off the hook! It had a beautifully decorated fireplace, giant tree, and, the star of the show, Santa!! Santa asked my kids if they knew they had brought Christmas magic with them. My kids had no clue what he was talking about, but then Santa reached behind my daughters ear and illuminated a light within his glove between his index finger and thumb. The look of astonishment on my kids faces made me nearly lose my composure. I couldn’t have been happier with the experience, but my daughter had more in store for us.
A few days later, we asked my daughter what she wanted for Christmas and she said “I want a Lego Cookie Monster to give away at the Basket Brigade.”
Mission accomplished!!!! Christmas can end now and I’d be happy. Part of our objective with our charity is to teach the kids to be selfless, and I believe the best teaching is done by showing, not telling. My daughter is not even 4 years old and she knows the meaning of Christmas. Proud parent moment!!
Here she is with Anna and Elsa dolls (from the Frozen movie) we bought with our own money to give away on our personal deliveries.

This week we close on another investment property. It’s our 2nd investment property this year, with plans to buy our third, hopefully in December. Last week was November’s REIN meeting, and I finally remembered to update and submit my list of properties I had purchased as a REIN member. Lucky enough, Don Campbell was in town to present live, and I was awarded my gold pin for 17 properties. Don, and the REIN executives and members, have been a huge part of my journey. Funny story about the REIN meeting; as I was getting ready to head out the door to drive with my buddy, Charles Wah, to the REIN meeting, I wanted to wear my red Nike shoes. Specifically, Kobe Bryant’s, knowing that Richard Dolan, President of REIN, wears equally funky shoes some days. Normally, I would just wear dress shoes. Later that night, as Richard called me to stage to accept my award, he jokingly accused me of raiding his closet and stealing his shoes. 😛 Unprofessional of me to wear basketball shoes? Maybe, but fellow members and Don Campbell were complimenting me on both my shoe game and award, so whatever. I’m not sure there is a lesson there, I was just being me: a big basketball fan and a fan of comfortable shoes.
Richard Dolan asked me what my secret was and if anyone can accomplish the same. Yes, anyone can do this. Being a REIN member has helped me, and the secret to success? Anyone who makes investing a priority will succeed.

Capital Gains Exemption On Rental Property

In last week’s episode, Ryan Carr and I were stumped on the principle residence capital gains exemption Ryan is entitled to after he recently sold his current principle residence. This area of real estate tax is not well known, and I didn’t have the answer, so I did what any investor would do: walk down the hall to my wife’s office and ask her. It just so happens I’m married to the Cherry Chan of www.realestatetaxtips.ca, who this month was published in the CPA Magazine, where she goes on to educate Chartered Professional Accountants on taxation of investment real estate.

So, I walked back to my office, called my wife, clicked record, and asked her how to properly maximize one’s returns by declaring a rental property as one’s principle residence, along with some additional difficult follow-up questions. I hope you all enjoy this as I know how difficult it is to find answers to these very specific questions, without paying Accounting fees. How To Prepare for the Housing Crash

What a terrific weekend for Canadian sports!! My Saturday started with spectating a Brazilian Jiu Jitsu tournament to support my teammates from http://www.mnunesbjj.com/ who were competing.  I’m still a beginner at the sport, so I was there to be a cheerleader and to experience a competition as a spectator before I sign up to fight in 2018.  Yup, I’m committed to competing at least once and I’ll take a pragmatic approach to training in the sport, by working on both my strength/conditioning and my diet, as I’ll need to lose weight to ensure I’ll be the largest competitor in my weight class. Just like my real estate, I prefer to have every advantage in my favour. When I turn 40 I will be the youngest in the Seniors, 40 years old and above, division :D. 
Speaking of having every advantage, my clients hired me to sell their flip property, a gorgeous 2,600 square foot house on one acre.  To best present the property we recruited the best stager and the best photographer to do a “Truetour” video, so you feel like you’re there. Saturday night was the return of the all-time-greatest in combat sports, Georges St. Pierre, who won the Middleweight Championship in shocking form.  You can’t tell from the picture but we were all jumping up and down when Georges connected with that short left hook.  We were so loud we woke up Cherry. 😛
In attendance were some of my investor friends: Mike Iuliano, Andy Tran, Charles Wah and Mary Clements.  Can you tell I enjoy mixing business and pleasure? Makes for more interesting conversations, and they’re all great company.  Special thanks to Mike for bring nacho ingredients from his garden for some of the best nachos I’ve ever had.  It made a great night even better.
Sunday was the TFC Eastern playoffs semi final. The second leg was a crazy game. Toronto had all the best scoring chances in the 1st half then gave up trying on offence in the 2nd half. There were a million penalty cards handed out, the crowd was all over the ref, including beers being thrown in his direction. We lost the game, but move on to the eastern final due to away goals tie breaker. Can’t wait for that game! TFC TFC!!! #COYR

What You Can Do Now To Prepare for the Correction

This week we have something different. We have a returning guest in Ryan Carr, because him and I were masterminding two weeks ago and he was explaining to me how he is bearish on the market. We both agree a correction is coming, or we may have already hit bottom based on some of the headlines, but Ryan is believing the correction will be worse than I expect. With doomsayers, the strategy is obvious, sell all your real estate and rent. Not many people put their money where their mouth is like MP Garth Turner, who called for a correction in 2008. We all know where the market has gone since then though. He may have been incorrect, but at least he practiced what he preached.
That brings us to Ryan Carr. He’s back on the show to share with all of us how he’s preparing for a steep correction in the short term. Saturday was another great coming together of like minded real estate entrepreneurs, sharing and giving. It had to be with the cold rain and driving before sunrise!! I have the worst short term memory, as I seem to forget how the days get shorter in the fall/winter LOL.
The event covered an economic update, mortgage market update (thanks to Scott Dillingham of CIBC), some excellent tips on investing in GTA condos the right way (thanks to coach Tim Hong), and how my client Rob Watson is cash flowing $400 more a month on his Hamilton duplex than I am.

Here’s what my friend Monica said, who is a busy mom with three young kids who could only make the VIP lunch.  She’s also an ultra successful investor:
“I’m not sure I would go again just for the lunch. Sounded like the morning session was informative and interesting. I went to see Cherry and to meet some more people. I was getting too lonely and want to broaden my investor circle. Lunch was great as an after-event of the morning session. :)”
The feedback we keep hearing over and over again is the desire for more networking, and I am no different. I’m lucky to personally benefit from high level master minding, after having researched other high level networking groups such as Joe Polish’s 25k group (which is literally $25,000 USD per year to join), Entrepreneur’s Organization ($10k/year membership, membership qualification requires $1 million in revenues), Go Bundance ($7k USD in membership fees just to join, events are extra). I’ve heard wonderful things about each of the organizations but between the cost and time commitment, it’s a bit out of reach for many, hence our Halton REI events and now the Halton REI VIP lunches.
So I hope to see you all Nov 25th for the next meeting where we will have excellent speakers, as always, in Quentin Dsouza, Andy Tran and Charles Wah. Plus networking opportunities and Halton REI membership opportunities and referral program for 2018.  Hope to see you then!

Real Estate Tip: Contractors
Is anyone else having challenges getting quick turnaround on repairs and maintenance at their properties? With the housing boom going on, contractors are becoming more and more in demand, so getting stuff done at our properties has become more and more challenging. One strategy I’m employing is to commit to my Hamilton handyman for roughly 20% of his time, like a retainer, similar how we pay property managers.  This model has worked well for me in St. Catharines, where we’ve taught our tenants to contact our contractor, Terry, directly if they need anything fixed. Terry will also quarterback repairs and maintenance should a skilled tradesperson be required e.g. gas technician, electrician, plumber etc… so I can spend more time working on the business and with my family. We will see how this goes and I’ll report back. Sources of contractors can be kijiji, referrals, or someone you already know, e.g. my landscaper who I will be giving some light reno work to do. As always, if you want a strong relationship, pay your people on time and treat them well.  I’ve already invited my duplexing team to lunch at the Keg on me when the basement is done and I’ll do it again when the next is done, and the next, and the next… No one does this and contractors love it!

I knew something was up because I was stopped one car back from the intersection yet the driver next to my left one car length in front of him at the stop light that was currently red. I thought he was mad at me as I had earlier signaled to lane change, but I didn’t when I saw him in his Range Rover in my blind spot during my shoulder check.
I looked over and he gave me the universal hand signal to roll my window down.  I muted my audio book (“Extreme Ownership” by Jocko Willink, it’s excellent by the way) and rolled my window down, expecting some irrational anger directed my way.  Then he says “Thank you so much for your podcast, I love it and I’ll be there for the tour October 28th. Thank you again for the podcast.”
I was shocked, and I’m sure the look on my face matched my feelings. I laughed and thanked the gentleman for the kind words.
Thank you to the gentlemen in the Range Rover and thanks to you all who write in, or share your kind words with me at networking events. I hope listening to my podcast is as fun as it is interviewing these high achievers. Not the post production though – that’s not fun and it time consuming. LOL!

Making money is important and fun to spend.

For you readers and listeners, I know you and I agree, making money is an important thing to do. Money gives you options, money buys you time and freedom and it can be fun to spend.
A motto I live by is living is giving and life is about experiences and I’ll give you an example of how money can indeed buy happiness.

On Friday night, Billy Corgan of the Smashing Pumpkins, one of the biggest rock bands of the 1990’s and early 2000’s was in town for a solo performance and it was excellent. Though Billy is socially awkward, he was his usual ornery self, lambasting fans who shouted song requests. Billy really doesn’t like being told what to do :P.  However, he was humble and grateful throughout the night and I think he wiped away a tear during a standing ovation.
His music was a big part of my teenage years and I’m loving listening to all their albums on Apple Music (subscription based music streaming and downloading).  If you know of any great concerts coming, please let me know! I’m one of those folks who is always the last to know 😛

This week I’m excited to bring to you, all the way from Oshawa, Ontario, Ryan Carr. He is a trained Mechanic who was bitten by the entrepreneurial bug and turned to real estate. At first he renovated his own investment properties, but when he couldn’t scale himself, he hired full time contractors. If you’ve been renovating, or looking to renovate like I have, you know how hard it is to get the attention of contractors with this housing boom going on. Ryan’s solution is to hire folks full time. He’s keeping them busy as he’s purchased 20 houses in the last two years, all requiring varying degrees of renovations, including the vertical duplex split. A horizontal split would be the traditional basement apartment duplex, whereas Ryan will install a vertical wall/s to divide a property to increase cash flow by $300-500/month.  Ryan will share some tips on when to vertical split and how to source 20 properties, mostly private deals not on MLS.
This interview with Ryan was an eye opener to me, as are all of our guests, but this is the first time my podcast has been required listening for my team the Halton REI Team.

300 families received Thanksgiving dinners!!

I don’t know how we did it! Actually, I do. The collective efforts of all wonderful people from the Hamilton Basket Brigade, including many of you readers and listeners and clients, who we consider our friends. Though we investors are often attacked in the media and by the government, real estate investors are generous people accounting for over 90% of our donations, so please keep being YOU. I just loved the smiling faces of both the volunteers and the recipients, greeting us with faces of surprise and gratitude. I am truly thankful for friends like you who pull this event together to make a difference, however small, to families in need.

Super Excited to Have the Mayor Volunteer to Help Out

Here is just some of the feedback we collected:

“Our family was one of the lucky groups to receive this generous basket!!!! I was in complete shock and cried after they left. I’m so grateful and will definitely be paying it forward. Thank u!!!!”

“I think my sister’s friend received one of those baskets you were talking about. I don’t know who put her name forward, but you should know that Barney is off with a cancer diagnosis and Betty is really struggling to support the family on just her income [not their real names]. I know that she was extremely grateful for the Thanksgiving dinner provided to her by strangers. Keep doing what you’re doing as it is helping so many within our community.”
Like being a landlord, operating a charity is not always easy. This week, I’m shelling out another $600 to repair a furnace on a vacant property that isn’t bringing in any rent. However, the experiences from the charity are a reminder of how petty my problems are compared to those who don’t have their health and struggle to put food on the table for their family. Again for Xmas, the Hamilton Basket Brigade will do our part, however small, to provide another 300 Christmas dinners to those without.  And I will personally deliver a Christmas basket to Barney and Betty, along with toys for each of their three children. Struggling financially is one thing, but for a child the thought of losing a parent suffering through cancer is another. Maybe we can give them at least a reprieve from reality for just one night. This week I’m excited to bring to you, all the way from Kingston, Ontario, Rene Masse. Rene has been working with tenants for over 20 years, as he grew up sharing space with tenants in his home. Rene has invested for 10 years, having reached the significant milestone of earning $5,000 cash flow per month after six years. He did so investing only $14,000 of his own money!  That is a pretty good return on investment, considering Rene quit his teaching job after just three months, giving up the steady paycheque, summers off, pension and job security for the entrepreneurial life. This is after years of University and Teacher’s College at Queen’s University and graduating with debt!!
Rene definitely has no interest in being average, and is truly living life to his fullest, as you’ll see from the interview which went no where near what I expected. Rene also produces a series of entertaining and educational videos on the subject of real estate investing and he has extensive experience in hiring university students to work in his business and video production. Last Thursday, I had the honour of representing the HamiltonBasketBrigade.com on Cable 14’s “City Matters” to share our story of humble beginnings of plans for Roger Auger and I to deliver groceries for a Christmas dinner for three families each and now we’ve grown with YOUR HELP to provide for 300 families in need this Saturday!!
The fear of public speaking will make the top 10 list of fears for the average person and often ranks higher ahead of the fear of death.  I can relate as I still vividly remember the terror I felt having to give a 3-5 minute speech in front of my classmates in Grade 3 and then again once each year which was easily my least favourite part of school.  The feeling of dread, sweating profusely, the feeling of an expanding mass in my gut we all nicely refer to as “butterflies in the stomach” but in reality it feels more like an angry pack of dogs in the stomach… Having somewhat matured as adults doesn’t mean fears go away.  Hanging Christmas lights from my roof still scares the crap out of me but we do it anyways while putting on a brave face for my kids.  Same with my fear of public speaking.
I’ve never done live TV before so it was a nerve wracking experience but it felt easier with no audience, all of the production crew were outside the studio room so it felt more like a conversation between the host Doug Farraway and I. Doug is an excellent host and is active in community charities so we had much in common to discuss. The takeaway I do want to share is we are all afraid, I fear I overpaid for EVERY property I’ve ever bought, I fear we will fail in our mandate to help the poor but the greater good outweighs my fears hence we do it afraid anyways.

 This week I’m excited to bring to you my friend and client Roger Auger who grew up in a poor and less than ideal household in a bad part of town.  From an early age, Roger learned he had to hustle to make money to pay his parents’ mortgage because what else should a 13 year old be doing. But he struggled in school and resorted to blackmailing his high school teachers to allow him to graduate or endure another year him back.  Roger tried college but that didn’t work out but he never stopped working hard to earn enough to buy investment property.  Now at 13 properties, he’s done quite well for himself amassing considerably more wealth than many people I know with Masters degrees and on top of that, he has a heart of gold as Roger is the co-founder of the HamiltonBasketBrigade.com, wait till you hear the story about him and son Josh delivering Christmas dinners.  So without further ado, I give your Roger Auger

While behind the scenes, we had some bumps along the way but we couldn’t be happier with the result of the inaugural Halton Real Estate Investors Group meeting this past Saturday. Even the weather wanted to compete with us for attendees with the sunny skies and 30+ degree weather yet almost 80, fully caffeinated, keen and alert real estate investors packed our room at Sheridan College and I couldn’t be more grateful for your support.

Keynote speaker Donato Cascioli shared some very personal stories on how he overcame adversity as a poor student and college drop out to become the highly successful land developer that he is today. For the last three weeks, I’ve been updating my vision board. I’m collecting images of stuffs using the Google, using a collage app on my mac called CollageIt 3, then I’ll put it on USB to print at Staples and laminate to put on my wall near my bed so I see it before bed and when I wake. This was a tip I picked up from Daymond John of Shark Tank. If you heard how powerful goal setting was for Donato than I’m sure you’re doing the same.

What a great weekend at the Archangel Summit!! They describe themselves as “An annual gathering of mission-driven entrepreneurs, leaders, and professionals who want to do well by doing good. 100% of the proceeds will be gifted forward to The Archangel Fund, which is used to provide micro-loans and donations to entrepreneurs and charities making the world a better place.” A business conference with a conscience.

Basically, it was a conference with speakers who help entrepreneurs and they have a social conscience. In my (Erwin) own small way, I try to do the same by giving back to the community (by the way, HamiltonBasketBrigade.com is in action again Oct 7th, delivery 300 Thanksgiving dinners to the poor). Keynote speakers include Daymond John, you know him from the TV Reality Show “Shark Tank,” and founder of the clothing brand FUBU (if you or your kids like hip hop, you know the brand); best selling author Simon Sinek, recording artist Akon, Danielle Laporte who Oprah is big fan of. Anyways, the Sony Centre was packed with 2,000 like minded folks, entrepreneurs who want to change the world for the better. After a summer of vacation, enjoying the family, letting my restrictive diet slip a bit… it’s summer, I see ice cream, I eat ice cream; same goes with burgers on a bun :). Archangel was the perfect ra ra event to get fired up again to close out 2017 on a high! On our latest podcast episode, Charles Wah and I recount our takeaways from Archangel 2017 and if you enjoy these types of events, then you’ll want to have a listen.

I hope you had a great summer!  My wife and I just returned from a week in Vancouver and had an excellent time.  We can see why Vancouver is consistently the most livable city in Canada with the city nestled in between ocean and mountains and rainforests and underrated beaches. Outdoor adventures are aplenty but what isn’t aplenty is real estate to keep up with the demand. As any real estate investor, we couldn’t help but browse Realtor.ca for what local properties were asking for and Vancouver does not disappoint as the least affordable city in Canada.  The AirBnb where we stayed, similar apartments were asking around $1,000 per square foot for a building downtown but was built in 1982, no air conditioning by the way and only electric baseboard heating.  Houses, they cost just a bit more than the areas we invest.  A house listed for $400,000 in Kitchener is priced low but safe to say it will sell for less than $500,000.  The same house in Burnaby, just east of downtown was asking $1,300,000.  Needless to say we will continue to use short term housing like hotels and AirBnb when visiting Vancouver vs. purchasing a vacation property 😃.  If we even want to move there, we will definitely need to invest more in order to afford it.

I’m working on a longer form write up of my trip to Vancouver should any of you be planning a trip there so you can learn from my lessons and have an even more enjoyable trip than I did because if you haven’t been, add it to your bucket list.  Vancouver is now my favourite city in Canada after having visited Halifax, St. John, Montreal, Mont Tremblant, Calgary (Banff and Jasper), and now Vancouver.  I recommend you start from the East and work your way West as it’s less expensive in the East and so you’re not underwhelmed.

Inaugural Halton Real Estate Investors Group Meeting

Hello Real Estate Investors!

Who wants to golf?! Not me. Swinging golf clubs is tough on my shoulders as it’s repetitive, I swing way too hard, and I have no technique. It all started when John from podcast episode 6-years-part-time-and-600k-in-returns reached out asking if I wanted to golf and I responded, let’s do something fun instead. The somewhat local gun club (Silverdale Gun Club) had a special on a sniper rifle package and that’s what we did on a Friday afternoon at the gun club. We shot a couple rounds with an AR15, SKS, Remington 700, and the big daddy of them all, BMG 50 which weighed in at 34 lbs and each additional bullet would cost us $15 per. Don’t worry if the gun names mean nothing to you. I have no idea either, this was only my third time ever holding a gun in five years…. Our instructor Eric was patient and excellent and the gang agreed, it was better than playing 18 holes. We all had fun but make no mistake, the afternoon was a productive one because everyone one in attendance is an active investor with numerous properties and leaders in their fields. When you spend time with like minded people, you are guaranteed success. You are the average of the five people you spend the most time with.

There is nothing wrong with having fun but if you can, make it a mastermind with successful folks. Talk to your Accountant too because maybe the costs are tax deductible

Think of this as Microsoft Word’s “find and replace” of the words “Mr Hamilton” and replace with “Halton REI.” The same award winning service and same people but we are adding some more exceptional talent to the team.

Long version:
When I first started investing, we were breaking even on single family homes near downtown Burlington. The first property was just over $150,000 for a 2 bed, 1 bath bungalow in the downtown core of Burlington, which later became a high in demand area forcing prices up. The second property was in a bit better condition on the same street but $235,000 with not much better rents. Rents went up but did not keep pace with prices. We then directed our focus to the west in Waterdown, one of the more affluent areas of Hamilton and the same happened, real estate prices went up faster than rents then I looked to the west again to invest in west Hamilton. In 2012, again I went west and purchased several properties in St. Catharines. 2013, we purchased two investment properties in Brantford, 2014-17 I purchased more properties in Hamilton. As an investor, our objective is positive cash flow in area with strong economic fundamentals. Today, our team of real estate coaches/agents do so much business in St. Catharines and Niagara region that we often acquire more houses there than Hamilton as Hamilton prices have risen over 20% each year for the last three years. Our pursuit of cash flow has expanded our search for income properties to Brantford and Kitchener-Waterloo-Cambridge. Many of you know we conduct business outside of Hamilton as you have seen the invites for Street Smart Tours of St. Catharines, Kitchener-Waterloo-Cambridge, on top of Hamilton hence it is time for a change in brand from Mr. Hamilton (MrHamilton.ca) to the Halton Real Estate Investors Group (HaltonREI.ca). The name, branding and colours may be different but you can expect the same award winning service and same people lead by me (Erwin) but we are adding some more exceptional talent to the team and will make announcements when official.

We are also moving our meetings to a new location: we’ve out grown the Rock Star Office’s training room, though we loved the price and convenience, we could use more space for comfort and to allow more attendees as in the past, we’ve had to wait list and turn away people.  We want everyone to have a chance at financial freedom so we are relocating to the Sheridan College’s Conference Centre located at 1410 Trafalgar Rd, Oakville, ON, just north of the QEW.

The room can accommodate 90 people so do feel free to invite your friends, co-workers, and family if they too are interested in financial security via real estate.

How a Single Dad Refinanced His Home for Multiple Down Payments

Hello investors! I hope you’re enjoying the summer weather!! Sadly the summers are so short, all I can think about is how little summer this is left.

To enjoy the summer sun and as usual, combining things I enjoy: excitement, entrepreneurship, real estate, great company, I’ve been organizing get togethers with like minded, successful people.  We had more events before kids and had gotten away with it but in my endeavor for self development and better networking opportunities, I restarted my “Hambundance” group. Hambundance is a word mash between Hamilton and abundance. It’s silly I know but it makes me laugh.

This week we rented power boats from the Harbour Front Center in Toronto, raced around the harbor, and trolled through Toronto Island for three hours.  It was a blast, I posted more picture and video on my facebook.com/erwinszeto.  After, we had lunch at the Amersterdam Brew House on the patio for more networking where I selfishly picked certified professional coach Ryan Hindmarsh’s brain on leadership.  As 2pm approached, the rule of Toronto is to get the heck out of town or forever be trapped in its traffic jam.  My car pool group combined owns over 30 properties so you bet the conversation was productive and the car radio stayed off.

This week I’m excited to bring to you Nick Ditomaso, he’s been investing for less than three years after 20 something years of sitting on the sidelines.  Even as a single dad, he’s been super successful with just a few well selected investment properties and with the proceeds of just one property, Nick is paying off his mom’s car loan, paying for his son’s wedding, donating to charity, and still has sufficient capital for a down payment or two for more investment properties.  Nick’s claim to fame is his ability to refinance his own home for multiple down payments, he almost did it THREE times within 12 months and successfully achieved above market appraisals each time.  Listen in on his tips on how he did it, plus, his advice on books to read and clubs to join.

More Tax For Us Investors

I am super proud of my little cousin Christopher, here I am wearing his Timmy’s visor.  He’s not really little anymore as he just turned 17 but he did get a summer job at Tim Hortons. He’s still in training but the plan is he’ll keep working when he’s back to school to save up money for a car.  Christopher is crazy passionate about all vehicles: tanks, planes, trains, cars, bikes. I seriously ask for his advice when buying cars but I have to temper his preferences as he seems to think I operate without a budget.  I don’t need a BMW M3 or M5, I don’t care about the extra 2-300 horsepower, I care about my monthly payments and how much of my lease is tax deductible

I’m proud because he’ll learn hard work, team work, and eventually, how much it sucks to work for minimum wage in the service industry to motivate him to something bigger and better.  I want the same for my kids as their lives are sheltered and privileged, nothing like our parents and grandparents and great grandparents.  Both my wife and I come from extremely hard working, impoverished families.  My wife’s family are farmers who work directly on the land.  My grandfather was a labourer and his brother worked on the Canadian railway.  All back breaking work.  My back gets sore if I sit or stand for too long

But I know for a fact we investors work hard to build our real estate business and like I want my kids to learn hard work, I’d like government employees and those who think raising taxes and costs (hydro, minimum wage) on small business should start their own small business.  Based on our governments own statistics, failure is high, “In 2013, the total number of SME births was 78,430, compared with 83,240 deaths, which resulted in a net decrease of 4,810 businesses.” source: https://www.ic.gc.ca/eic/site/061.nsf/eng/h_03018.html#toc-04. Our Federal government promised us a balance budget, looks like raising taxes in the short term while hindering the growth of small business is the plan.  The same small business responsible for 8.2 million jobs in Canada (same source).

For anyone with a small to medium sized business including real estate investors who invest using corporations, you’re probably as disappointed as I am in Minister Morneau’s proposed changes to the tax benefits we small business work so hard to earn.  Here’s a great one line summary of the proposal: “income taxes are highly unfavourable to business owners and investors who, unlike consumers, pay tax twice: once when they earn their income and a second time after they invest it and pay taxes on the returns.” “These measures, contrary to much of the news coverage, aren’t just targeted at the “rich” but will also hit middle-class business owners, are expected to increase federal taxes by $250 million, and provincial revenues by roughly another half of that. This is just one more way to discourage entrepreneurship, on top of all the tax increases in the past two years. If the Republicans’ plan for tax reform happens in the U.S., even more young entrepreneurs will be looking to head south instead of here.“

I’ve been friends with Andy since 2009, when we met at a mutual friend’s birthday and ran into each other again at REIN. Andy was one of my first clients, as I helped him purchase investment properties in Hamilton back in 2010, but now the tables have turned as I have hired Andy to prepare my investment property for a legal basement suite conversion. As always, I believe in hiring the best to work on my business and it just so happens that Andy is a leading expert in accessory apartments in the golden horseshoe of Ontario. Andy is guiding me and my property through the city’s permit process including building code, certified drawings, working with the city’s planners and inspectors etc… stuff that I neither enjoy nor have time for.

Andy is a former home inspector and former Manager of Education for Carson Dunlop, a well-known home inspection company in Toronto that produces half of the education material for home inspectors. He’s the Author of book “Legal 2nd Suites – A Beginners Guide.” Andy is a regular guest speaker at different real estate networking events and an all-around nice guy so without further do, I present to you Andy Tran.

This week we have a guest referred by a friend of the show in Amy Halpenny. She’s new to real estate investing, but she shot out of a cannon. She acquired five properties in just over six months in Collingwood and the Durham Region, converting each of them to add secondary suites, for a total of ten units.

On-the-job Amy combines strategic ‘big picture’ thinking with well-honed management skills, operational know-how, and a relentless persistence to “get ‘er done.”

Before getting into real estate, Amy worked in small business and start-ups for over 15 years in strategy, sales, marketing and operations.

In this interview we talk about Amy’s reasons for investing, the courses she took, and how they helped. She also discusses how her investing strategy will insulate her from market corrections.

However, he no longer invests in real estate. Just to confirm, you are indeed listening to the Truth About Real Estate Investing show and one of the truths of the investment business is it’s not for everyone. In Oliver’s case, he built a successful business, made a bunch of money doing so, and later decided to change directions.

Since 2012, Oliver Manalese is a Breakthrough Coach. He coaches, consults and trains creative leaders in a process of Aligned Reinvention. Through breakthrough insights, intuitive guidance, and transformational tools, his clients create lives and businesses that reflect their deepest purpose on this planet.

His work is based in Ontology. Simply put, he looks at the different ways we are being and how it determines our reality of what is possible and not possible. In today’s culture of hustle, overwork, and never enough, being is the key component that’s missing. Returning to being is what translates into a greater sense of presence, flow, and trust in the unfolding of our unique process.

In this episode we talk about a variety of topics: how rent-to-own works, how Oliver raised capital as a 22 year old with limited start up capital, how real estate taught him about entrepreneurship, the importance of personal development and growth. He was so good at the business, other investors sought out Oliver to hire him to be their investing coach.  This led to Oliver’s aha moment of wanting to help people in a more fulfilling way as the full time break through coach that he is today.  Apparently, it’s working as for both personal or professional projects, Oliver’s clients report having a greater sense of inner peace, satisfaction, confidence, joy, and abundance.
