A close friend of mine who’s also a client of ours shared with me how between his stock hacking and real estate investments, he’s making significantly more than his spouse, who’s been working 12 hour days at a corporate job that pays six figures. His cash flow alone from stock hacking exceeds his spouse’s work income! It’s pretty crazy how far a little education and investment in oneself will go. I had a client text me this week that her appraisal just came in for her new mortgage on an investment property I sold her in 2010.  The appraiser valued the house at over FOUR TIMES what she paid for it.  The house increased in value FOUR times! On the personal side, things couldn’t be much crazier in Cherry and my world.  In the last 30 days:
  • We hosted Stock Hacker Academy for over 200 new students.
  • We are moving, so half our house is packed.
  • My daughter just finished self-isolation as she was exposed to covid. She just tested negative again this morning, so we can move on.
  • Our student rentals are slow to fill as students wait on the sidelines to see if they’re back to in-person school this fall. My guess is yes since the universities are suffering financially and it’s looking like they can get access to vaccines.
  • We have a bunch of new hires at work and more on the way.
  • We kicked off our Easter Basket Brigade Charity efforts; we will donate $20,000 worth of spring clothing to Hamilton’s underprivileged elementary school kids.
  • There was a bit of a minor meltdown in tech stocks and my portfolio took a bit of a hit.
  • The new house is being renovated and the scope grows each day.
The plan was to renovate our main bathroom to make it more functional for our style: remove the corner tub, double the size of the shower, upgrade from a single sink to a double sink. Big project, right? Well, now the kid’s bathroom is being done and not just that, the whole kitchen too. Then the fridge died, but thankfully, the sellers are awesome people and sent us money to go towards a new fridge. We’re also turning the basement closet and office nook into a bedroom for our nanny’s teenage daughter. We bought a house with an in-law suite so our nanny could come with us along with her family. Happy nanny, happy life! Plus, our nanny was a lifesaver with our kids online schooling from home as she’d watch the kids while Cherry and I went to the office to work. All this craziness going on and I still managed to cash flow $8,300 US this week.  Fingers crossed for a good month since 20% of my trading profits go to charity. If you hate what I’m doing, please send in your best advice so the underprivileged elementary school kids of Hamilton can benefit  – both public and catholic.

Lessons Investing In The Pandemic, Misfiring on US Investments, Building Houses for Investment With Andrew Hines

Well, we got the keys to our new house this week! We plan to renovate a little bit. The two 2nd floor bathrooms are original builder so in our ensuite bathroom, we are removing the corner tub since having a bigger shower and double sink vanity is more important to us.   Renovations have already begun as our general contractor is mutual friends of the sellers and me so that’s a nice bonus. Cherry wants to do a bunch of renovations to the kitchen as well.  Personally, I’m really frugal when it comes to spending on ourselves.  It may be my own issue as it is my personal belief that you cannot become rich by saving. One becomes rich by creating value for more people. For anyone following the real estate market, you’ll know our investor clients who took action to buy investment properties on land in the areas west of Toronto are doing just phenomenally. Add to that, our Stock Hacker Academy students are doing amazing as well.  Susan White Livermore came into the office to record a podcast last week and she’s up 51% since May 2020. Lynne Tham who was on the podcast this past fall provided me with an update, she finished 2020 up 64%.  My ultra-conservative good old friend and I emphasize OLD, Nick Ditomaso, a past guest of this show is up 42% since April 2020. All of them had no prior experience with Stock Hacking and this weekend we are about to kick off the next 12-month installment of the Stock Hacker Academy to well over 200 new students, new friends and I look forward to seeing them discover a new life skill. A “game-changer” as many of our past students and guests of this show have described. The nice thing about Stock Hacker Academy vs. my iWIN Real Estate business is that we are able to help more people. Our real estate coaching business is focused on investment properties west of the GTA and while everyone should be investing in real estate, not everyone can afford to invest and for those who already do invest, you’re like me in that you’re searching for cash flow. Hopefully, whatever investment vehicle you’ve chosen is doing awesome for you.  Pretty much all of them work with enough capital and sweat equity, I’ve researched them all and interviewed folks who do. Not theory only take is allowed on this show.  For me, I know I’ve found the best ones for me. Speaking of folks who do, our guest speaker for the Saturday, March 27th iWIN meeting is backyard suite expert Andy Tran of Suite Additions will be sharing the latest on construction costs, zoning, rents, and financing because who wants to pay for this themselves when we can get banks to finance our investments with cheap debt.  We also have my banker Stephen from Meridian Credit Union. Meridian has been awesome to us in refinancing the properties that we’ve moved from our personal names for ownership into a corporation so these investment properties no longer affect our personal credit.  The benefit is Cherry and I were able to get more mortgages in our personal names, e.g. our new home and maybe one or two more properties this year. We nicknamed the strategy of getting one’s mortgage virginity back 😉 We actually explained the strategy to this week’s guest Andrew Hines who is a former mortgage agent and he too thought it brilliant. Don’t you love networking? That’s how you pick up these golden nuggets! Anyways, March 27th, 9 am – 12 pm. I worked on myself since I was a frustrated new graduate immediately after the dot com bubble burst and the events of 9-11. We’ve all been down and underpaid when compared to our abilities. It wasn’t until I read Robert Kiyosaki’s Rich Dad Poor Dad that lit a fire under my butt. If you feel you’re being underpaid, then do something about it. Hence I got into real estate investing, full send, joining a real estate networking group and never missing a meeting. I’m still friends with many of the folks I met there and those same relationships have been integral to my journey here… A podcast with 12 listeners!! Speaking of meetups, we will be hosting our next iWIN Real Estate virtual meeting on Saturday morning of March 27th. For fun, I bought 5 shares and will donate the profits and the investment to charity. I was thinking about donating the money to my own charity, I’m not sure if that’s considered kosher or not… I actually have a lot of my Stock Hacking funds in bitcoin-related stocks and options and making good money. Hopefully, my theory is right about bitcoin becoming the digital version of gold for savings and a hedge against all the money printing going on by our governments. Whether you agree if Bitcoin is a hard asset or not doesn’t matter as long as you’re taking action and buying quality hard assets like real estate. My opinions are my own and this is not advice but to quote one of the smartest people on the planet in Elon Musk, “In hindsight, this was inevitable.” That’s what Elon tweeted days before it became public record his company Tesla investing 1.5 billion dollars into bitcoin or 8% of their cash reserves. What gets missed in the story is Tesla bought some gold ETFs too. One thing is for certain… Smart money does not want to hold cash for the long term when our governments are creating new money out of thin air each day.

Speaking of my favourite hedge against inflation, real estate, I don’t know many people who own more real estate than today’s guest in Russell Westcott. He’s been through a lot of economic cycles being an Edmonton, Alberta real estate investor.  Russell is an old and good friend of mine so it’s always great to catch up on what he’s up to helping people out.  He’s possibly the top real estate investor coach out there and it helps that he’s owned over 100 properties and co-authored the best selling book “Joint Venture Secrets.” Admittedly, I don’t invest in Alberta and my outlook is bearish on the oil industry.  With the growing popularity of electric vehicles and carbon taxes, I don’t see the demand for oil keeping up, not with Ford and GM planning to be all-electric by 2035… But I’m not an expert and I’m always keen on listening to opinions different from mine. Does Money buy happiness? Well, I wish you wealth because having money in my experience can buy happiness.  Here’s a quick story… One of my friends has three kids and one is disabled.  They don’t have a lot of money and one day she posted to Facebook how she was fundraising for Easter Seals and for those who hit a target fundraising goal get invited to skate with the Toronto Maple Leafs. So I clicked on the link and made an anonymous donation for the difference between what she had raised to the goal.  A few weeks later my friend posted pictures of the Easter Seals Skate with the Leafs event with her kids and Michael Nylander, Darryl Sittler, Morgan Rielly, etc…  To me, life is about experiences and it makes me happy to play a part in others having a chance at once-in-a-lifetime experiences. In the absence of money, no Easter Seals skate…. Now my friend’s husband is a Montreal Canadians fan and he’s not in any of the pictures LOL Anyways, if you’re a good person then forget about whatever self-limiting beliefs you have about yourself and be successful.  Forget what negative people tell you and learn from those who are successful.  The truth about real estate is everyone has self-limiting beliefs.  I’ve met many novice investors and worked with them through their careers to see them become dynamos owning 10 or more properties.  Everyone starts somewhere. Investing In Apartment Buildings Across Canada with Michael Ponte

Hello, my fellow Wealth Hackers! How is everyone doing? Back at home we finally replaced the batteries in our weight scale. I’m about 15 pounds heavier than the last time I checked.  At just under 200lbs, this is the heaviest I’ve ever been lol… which is ok. I am in week 4 of 8 in a muscle building challenge and I’ve kept up with the workouts, not so much the recovery and stretching nor sleep.  I haven’t even kept up with the 2500 calories per day I’m supposed to eat so this has been an interesting journey for sure. I believe life is all about experiences and I’m enjoying this process.

Our new house that we move into in March has a pool so the goal is to be pool body ready by the summer.  On a fun note, we just had our best month of stock hacking yet so we are reinvesting the money into getting a Peloton Bike: an indoor bike with a built-in tablet that streams live and on-demand classes.  My output is tracked and shared which is cool. If you’re a fellow wealth hacker with a Peleton hit me up, it would be cool to ride together. Speaking of Stock Hacking, the Stock Hacker Academy is proud to announce that 20% of our trading profits will be donated to the registered charity the Hamilton Basket Brigade. How this works is the Stock Hacker Academy is a business and the profits will be added to the corporate trading account, then 20% of trading profits will be donated.  In January alone, the donation will be about $6,400 US dollars As we grow Stock Hacker Academy to help more and more every day, hard working Canadians create a six-figure side hustle, we will donate and support the most disadvantaged children in Hamilton. Just last week, the Hamilton Basket Brigade, the charity I co-founded and preside over, last week we outfitted 176 boys and girls with each receiving a winter coat, hoody, winter boots, hat, and mitts. We sourced all the products from a wholesaler as well so we saved around 60 cents on the dollar. I trust your investments are going well.  In my day job as a real estate professional, I get to connect with real estate investors from all over Canada and a couple in the US too.  It’s fascinating to a real estate geek like myself how different all the markets are across Canada. I’m looking at an interactive map on wowa.ca (https://wowa.ca/reports/canada-housing-market) on real estate price change by province. Nova Scotia, Ontario, Quebec, and BC led the way in price appreciation. Saskatchewan and Alberta had the slowest price growth but they did grow in the single digits. This gives me the idea that I need to reach out to friends in Nova Scotia and Quebec to find out what’s going on in those markets. Just to take a step back, some like to overcomplicate real estate investing when put simply, real estate is like any other business in that things start with supply and demand. The supply of land in desirable areas is limited. That is why my own investing has focused on houses on land and not condos in the sky. Demand comes from jobs and immigration. Where is there job growth and where do immigrants want to live? The greater Vancouver area makes a ton of sense since the weather and lifestyle are awesome. They are accepting of folks from different cultures much like Ontario which is another top destination for immigration and job seekers.   When demand outstrips supply, that’s where you find price appreciation.  For all you killing it on the real estate appreciation, congratulations!! You paid attention to economic fundamentals and took action.  For some investors, their requirements lead with cash flow so I’m hearing how everyday investors are going to Windsor, North Bay, Edmonton, Moncton, New Brunswick or apartment buildings which bring us to this week’s guest, nationwide apartment building investor, Michael Ponte!

From Top Real Estate Coach in Canada To Launching New Authors From California With Julie Broad

Hello, my fellow wealth hackers!! You know those career moments you have once in a while? Well, back when I worked in corporate for Big Blue and was making the jump to becoming a Realtor full time, I identified my greatest weakness was negotiations.  So I attacked that weakness reading books and taking courses on the subject, believing all skills can be learnt. Next, my mentors in Tom and Nick Karadza of Rock Star Real Estate told me the most important part of the business was Marketing.  So I attacked that pretty hard to become what I believed is a decent Marketer. Then it was Sales skills hence I hired the top Realtor coach in Canada and surrounded myself with unbelievable sales professionals and was a sponge. About six weeks ago, without proper planning, we bought a house in Oakville, Ontario because it was very nicely renovated, but more importantly has a pool for the kids and a view of the water for Cherry. So I negotiated to win and we won the house. Next, we had to sell our house to pay for the new house. So we sold, donated, and gave away about half of our belongings. I’m honestly bad at throwing stuff out and our kids have been lucky to be on the receiving side of a lot of hand me downs and generous gift giving friends and relatives. So we did that, did a lot of minor renovations for over $10,000.  Spent another $10,000 on professional photography, drone, video, staging, a hotel room for my family and nanny’s family for a week. Over four days we had 66 showings, 4 offers. I used my communication and negotiation skills to the best of my ability and managed a new neighborhood high for the style of my home.  Overall, my house is #3 for the all-time highest price. #1 is 1,000 square feet bigger and #2 beats ours by 10 grand but they spent $300,000 more in renovations than I did. Sale price is great, ROI is better for judging financial returns IMHO. We beat our stretch goal. We are thrilled. I’m exhausted as I couldn’t sleep last night. I don’t have much to complain about as Cherry and I lead blessed lives. Shout out to Francisco Almeida for bringing us the winning offer and a bottle of champagne as a thank you.  It’s weird as we can’t celebrate by going to a nice restaurant so instead, I’ll order a bubble tea tonight, hopefully lift some weights in our home gym that took over the eat in kitchen and reflect on the journey. From Pumping Gas for a Living in Ontario to Moving to Edmonton as a Full Time Investor and Opening a Bank With Wayne Hillier

Hello, my fellow wealth hackers!! I hope you are all well and having a great week! By the time you listen to this, my family and I would have moved into a hotel… Nothing bad happened. It would have been an Airbnb but unfortunately, the operator cancelled our stay. It’s a shame because we had booked the Airbnb prior to the lockdown announcement on January 12, but I don’t think the operator was aware. Hopefully, they don’t mind the loss of about $2,000 in rental income. So instead, we’re staying at some huge multinational hotel. Thankfully my Realtor (me) is paying to put us up in the hotel while our house is for sale. In my market there are considerably more sales than new listings, this is the most extreme seller’s market I’ve ever seen.  Hopefully, we sell fast and reach my goal of being the highest sale price in the neighbourhood. I’ll be detailing the process at the next iWIN Meeting how I’m attempting to get maximum return on my home since I need to minimize my mortgage on the new home 😛 Thankfully I cash flowed five figures this week stock hacking to pay for all this. I do have one more free stock hacking demonstration coming up Thursday, Jan 28th, at 8 pm Eastern Standard Time. My apologies for talking about stock hacking so much.  The truth is I’ve cash flowed more in January stock hacking than my entire real estate portfolio last year. Not just me, my client Robert Watson has averaged $5,000 Canadian each week the last six weeks.  The truth about real estate investing is my stock hacking bankroll all came from my real estate via refinancing, sale of two properties and HELOCs.  Robert is my real estate investor client for the last 7 years and as you’d expect he’s done exceptionally well. He bought the first house I told him to buy seven years ago in Hamilton and he’s made a couple hundred thousand. He’s bought a few more after that. When we met, his plan was to get his two kids through university debt free.  Now, his plan is to retire in two years. Anyways, the article I just read is titled “Joe Biden plans to block Keystone XL pipeline as one of the first acts in White House”. I read the full article and it’s as bad as the headline.  What does this have to do with real estate? Well, oil is one of our biggest exports, the Alberta Government had committed 1.5 billion to developing this pipeline that would have meant jobs in mainly Alberta. Real estate is largely driven by jobs and now there will be less of them for Canadians.  I personally don’t invest in places like Edmonton and Calgary Alberta because of my laziness to get on a plane. It’s my personal preference to invest within an hour’s drive in case I need to be there in an emergency.  So instead I’ve brought you someone with boots on the ground in Edmonton, nice guy of the Real Estate Investor Dad Podcast, Wayne Hillier!! Now we recorded this interview almost a month ago so I’ve asked Wayne for a quote on the pending Keystone pipeline cancellation.  He says it sucks. LOL.  Another good friend of mine tells me Alberta invests heavily into renewable energy so do your own research and decide for yourself.
