Investing in Insurance To Buy More Real Estate With Jayson Lowe

Yay! Things are opening up!

Vaccination rates are climbing, and over 60% of adults in Ontario have had their first shot. So at least that part is on pace to allow for Step 1 of 3 – the reopening of the economy and normal life.

I saw BC’s roadmap has September 7th as the final step for reopening, so the end of the pandemic has never been so visible.

Also reopening for us is date night. LOL.

Cherry and I, many times, had committed to a once per week date night… But the most recent lockdown gave us an excuse not to continue that tradition. But we’re back on track… this week at least, as we spent Victoria Day evening together playing golf. 

We had a great day enjoying the outdoors with great weather, and she beat me again!  

Even though I can hit the ball a lot farther than Cherry, there is little to negative benefit of hitting a ball further out of bounds or into a pond.  

This is only my second year playing golf, so I’ll endeavour to improve with planned weekly lessons plus golfing once or twice per week.  

The summer is looking promising!!

To me, it’s always fun to challenge yourself outside of business and investing and learn a new skill. 

Observing how to learn a new skill helps us share and educate others on how to invest, whether in real estate, stock hacking, or whole life insurance… which is the subject of today’s episode!

Today we have my friend Jayson Lowe of Ascendant Financial, who is kind enough to provide Cherry and me whole life insurance.

If you never heard of whole life insurance and how it fits into the Infinite Banking Concept, that’s ok.

Like learning how to invest in real estate, it wasn’t anyone’s job to teach you. For me, I only got interested when several of my wealthy real estate investor friends shared how whole life insurance was their path to more mortgages. 

There is a right and wrong way to invest. I know quite a few who did it wrong, so I’m glad to have Jayson, a real estate investor and private lender, explain this strategy in detail.

How To Small Scale Develop A Property Using Free Land With the Infill Boys: Andy, Charles & Steve

Have you heard of Covid 15?  That’s the 15 pounds you gain during the pandemic, lol!

Now that it’s shorts weather, like a true Canadian, if the temperature is above 20 degrees celsius (68 degrees Fahrenheit to you Americans listening), I throw on shorts.

But, small problem, my 33-inch waist shorts are a bit snug.

I was all excited when I bought these 33” shorts because 32” is too tight, 34” and I need a belt. 33” was just right till I gained these extra pounds over the winter.

So what would you do? Make lifestyle changes or buy new shorts? 

Personally, I’m cheap, so I’m going with dieting.  Fasting is more the proper term. What’s worked for me in the past is to only consume few healthy fats in the morning with my coffee, specifically about a tablespoon each of grass-fed butter and organic coconut oil, then I won’t eat until lunchtime.  

At lunch, I’ll eat a pretty big meal and avoid bread, which tends to make me bloated.

When I get home, I’ll ride my indoor Peloton bike for 20-30 mins. My goal is to burn 500 calories a day, clean up, then have dinner with the family.

This is what works for me; I’ve done it before under the guidance of my naturopath, Dr. Cowan. 

I’ve already dropped five pounds and am looking to drop another five pounds before the lockdown ends to lose the dad bod.  Only then will we invite guests to visit and hang by our pool at the new house 🙂

The Path To $1M Per Year with Corrie George

Greetings, Wealth Hackers!

I hear the lockdown in Ontario has been extended by two weeks.

But, great news because the government announced that outdoor recreational activities like golf and tennis courts would be allowed to re-open over the weekend.

Life is slowly getting back to pre-covid normal 😊

Personally, I can’t wait to go golfing again plus I already had my first AstraZeneca shot three weeks ago.

I want to thank the folks sharing their experience of actually having the virus, fever, aches, pain, headaches, hospitalization for two weeks, continued issues months after recovering from the initial severe symptoms.

I have no regrets about taking the AZ shot as I know I’ll never have to experience these severe symptoms, let alone be responsible for passing it onto someone else.

In my line of work, I still need to meet with clients.  One lives with his elderly parents; another just had a baby six months ago.  I’d be very upset if I were the one to ever cause them hardship.

Some may disagree with me, and that’s cool. No one agrees on everything with everyone. My kids don’t even agree with me on who their favourite parent is. 😀

Here’s another example… Some took the last 12 months off during the pandemic.  No doubt, life, online school for the kids, health and work all got harder. 

I recall even seeing Facebook posts that one doesn’t need to learn a new skill or side hustle while we are on lockdown.

In my experience, the path to success is not letting things happen to you; it’s making things happen.

As we approach the end of the pandemic, and it will end… places like Israel, several US States, the UK, a mixture of places that either locked down or have high vaccination rates or both have limited restrictions within their borders. 

We’re not that much further away here in Canada but imagine this… Imagine a newspaper, a newspaper all about YOU. 

On the day the pandemic is over, you open the door to your house, the newspaper has been delivered and is waiting for you on your front step.

You open the paper and look at the front page. What does the headline say? 

Does it say you logged 10,000 hours on Netflix, or does it say you came out of the pandemic as your best you?

For all you real estate investors, you’re likely the wealthiest you’ve ever been. No, it hasn’t been easy; I’m there with you. I’ve never had so much vacancy in my student rentals, but all rents have been paid on our regular rentals. 

Even for stock folks, several markets are at or near all-time highs.

On the personal side, I got to spend a lot of quality time with Cherry and the kids.

Just last night on our family after dinner walk, we came across a beaver chewing on a branch.  I’ve only ever seen one other beaver in the wild, so to me, this moment was precious. 

Thanks to my Peloton bike, I’m in great shape between virtual spin classes and strength training. 

Yeah, my golf game stinks not being able to play as it’s too dangerous in covid times, but one day…

Personally, I hope your newspaper headline reads you smashed it!

Totally ok if you needed a couple weeks or months to acclimate to this new environment, but then you went on and crushed it!

This week, we have my controversial friend Corrie George Elieff.

Just a heads up, Corrie has invested in real estate, done a flip and plans to invest in apartment buildings, but that’s not why he’s here today, so we barely talk about real estate.

Why Corrie is here is because the truth about real estate is… The majority of real estate investors have great paying day jobs and that’s how they can convince the bank to lend them hundreds of thousands of dollars. 

But first, having a six-figure income helps, and Corrie has a track record of developing those who are young at heart into successful sales professionals.

Corrie is here and to share his crazy ass story of building his $8 million businesses by the time he was 30 years old. How he met his idol at 26, completely blew it and was laughed at Grant Cardone’s staff meeting of 50 people, heavy drug use as a teenager, quitting cold turkey to move out west and live in a warehouse for eight months…

Almost dying from organ failure, getting stem cells from Columbia, losing $1 million last year, how he’s bouncing back in 2021 and most importantly, how his company competes with post-secondary schools for higher education, giving young people quality sales training.

Corrie and I don’t agree on everything, and we don’t have to because, in the end, it’s the results that matter and I’d like to say we both help people.

Does anyone else feel oversensitive these days?

I’m not sure what it is, but my temper and patience have grown shorter over the past years. Even the littlest things make me feel emotional.

Yesterday, I received a late birthday present from my brother and sister-in-law via Amazon – a simple comic book.

I’ve watched every single Marvel movie since the first Iron Man at least three times!

I used to borrow my brother’s Netflix, but now I have Disney Plus+, so it doesn’t cost me anything to keep watching them, lol.

Anyways, I felt a rush of emotions come over me as I opened this simple comic book. As I read the first few pages and my eyes started to well up.

I’ve loved superheroes all my life and kung fu movies; my favourites were anything with Jackie Chan. Now I get to see two of my favourite things coming together.

From a business perspective, I don’t know why Disney didn’t do this sooner – feature a superhero of Asian descent who looks like a few billion people in the world.

As this is a real estate show, Spring is here or has been for some time.

The weather isn’t warm enough yet, so we burned some wood to keep warm while the kids used the pre-heated pool. Thankfully, Oakville allows open fires. 😊

For Spring maintenance, I’m sending my handy person Rob to inspect all my Hamilton properties. He’ll document, quote all the inefficiencies. He’ll also prepare a game plan to address any maintenance and renovations needed.

Rob is a smart guy, so I’ll even have him coordinate any specialty trades needed. eg. HVAC if my air conditioner or furnace needs maintenance. I want to stay not involved as much as possible. LOL.

Real estate like property maintenance doesn’t need my regular attention. So, I outsource jobs to spend more time with the family, working on my businesses and working out. Those activities are more enjoyable to me than painting or cleaning out eavestroughs.

The Land Banking Real Estate Lawyer w Hussein Kudrati

On to this weeks’ show.

One of my real estate lawyers Hussein Kudrati is here to share his own experience in the family business. They invest in real estate with the long term in mind, including what’s called “land banking”.

Hussein and his family have benefitted from generations of entrepreneurship. He’s here to share what it’s like and, even though he was born into privilege, his parents raised him to be humble and hustle.

Hussein has a ton of experience working in real estate. He also works with folks who have assets they want to pass onto their kids, paying as little tax as possible.

He was kind enough to share some of those stories today… Including why his family chose to live and invest in Canada though they could have immigrated anywhere. He talks about the “abuse” his parents put him through to ground and humble him and how one can start land banking today.

Greetings, Wealth Hackers!

Everyone enjoying the kids going back to (virtual) school after March break in April? 

Since we moved homes before the break started, my kids switched schools. Our new school is only 5 minutes away by walk vs. our kids took the bus when we lived in Burlington. 

The biggest downside of bussing kids to school is it limits my face-to-face interactions with their teachers.

Now the kids are in virtual school anyways with new teachers and new classmates.  Their former teachers were happy to have our kids continue with their classes, but the kids chose to move on. 

They’re doing quite well as they did before.  I have no idea why but I wonder if it’s because we limit their screen time.  They do have a crappy tablet that they only use for audiobooks which they absolutely love. 

We play video games only on weekends but not for long. They also don’t have the time between tutoring in Math and English 3X per week and Kickboxing 4X per week to watch any movies.

They’re now in our pool that we’ve had open for 2-3 weeks, and I may jump in after recording this 😜

I’m learning how to be a pool owner. 

Yesterday, I taste-tested the water, then proceeded to dump two bags of salt in the pool.  I hope that does it as I don’t have a fancy saltwater testing kit. I also don’t want to taste-test the water again intentionally. Hopefully, the kids haven’t grown another arm yet. LOL.

We cranked the gas heater to 85 degrees, so hopefully, I don’t freeze to death.

Today is also 48 hours after I’ve had my Astra Zeneca vaccine, and today Justin Trudeau got his Astra Zeneca shot.  Hopefully, what’s good enough for our Prime Minister and Chancellor Angela Merkel of Germany is good enough for a regular joe like me.

I’ve had zero side effects in my experience, and I set a personal record after riding my indoor Peloton bike for over 90 minutes last night. 

I’m feeling very grateful.

I know many are not so lucky with this virus, including my friends on the frontlines in the hospitals, and I’ve gotten several messages from friends disappointed in not being able to get an appointment.

I do believe we are in this together, and I’ll do my part. I’ll stay out of the hospital, heeding the warnings of ER doctors to avoid ER’s. As if one ever needed advice on not doing stuff that would lead to going to the ER.

I tip 15% each time I order takeout. I’ll tip the restaurant directly if ordering Uber Eats and the driver.

I’ll continue my charity work and bring value to our investor community.

Shane is here today to share lessons from investing during a crash and the time it took to recover. He’ll also share how he structures these multimillion-dollar development projects and the difference in getting commercial lending/mortgages in Canada vs the US.

How The Armchair Investor Achieved Financial Freedom By Age 55 With Michael Dominguez

I just did at a Costco Pharmacy! I was a bit early for my appointment, so they took me in early, and the pharmacist read me the side effects to expect. 

I’m well informed on the subject as my dad is a doctor, and I follow several local ER, ICU, and Infectious Disease doctors on Twitter who share, unfiltered, what they see in their battle against this virus. 

One of them is an old friend of mine, Sumon Charkrabati. We went to University and lived in residence together, so I know firsthand how smart he is. Now he’s on the local news all the time.

Anyways, I showed up about ten minutes early at the Costco Pharmacy and got my Astra Zeneca shot. I barely felt it, unlike the nose swabs for covid tests I’ve taken. I waited 15 minutes till they said I could go. 

As soon as I got my shot, I got emotional and immediately started crying.

I don’t know what came over me, but I think it’s that the end is in sight. I know just a single shot is highly effective, and we’re one step closer to seeing our friends, family, clients, and staff again in person.

I cried even more, when the Costco cashier asked for payment for my $300 grocery bill. LOL.

I went a little overboard buying fresh salmon and ribeyes to smoke, three dozen chocolate croissants, a 5 litres of ketchup since I know I’m going to be living longer, there’s a chance of finishing the bottle ;).

It’s been almost 24 hours since my shot.

The only side effect to report is the injection site is mildly sore, and it’s so mild I don’t even notice it.  I even rode my Peloton bike this morning without any problem.

If anyone is feeling hesitant about vaccines or Astra Zeneca’s vaccine, you’re not alone; I had questions too.

Here are some of the online resources I read.  That and my father is a medical doctor, and my brother is a biologist on the far end of geeking out on the Coronavirus.

So far, my mom, dad, stepmom, brother, sister and sister-in-law have all had at least one shot.

My mom is fully vaccinated, she lives in Hong Kong, China, and she legally hosted a birthday party with friends who’ve all been fully vaccinated, without masks, in her condo last weekend. 

It goes to show what is possible with the proper response to covid.

Anyways, back to the subject of real estate, on Saturday morning, May 15th, is our monthly iWIN meeting.

Michael also spent the pandemic, after recovering from the Coronavirus, writing a book called “Armchair Real Estate Millionaire” meant for the beginner investor.

Scaling Up From Single Family Houses to 150 Unit Buildings in the US, Hosting a MultiFam Conference w/ Seth Ferguson

What did you do for April Break (formerly known as March Break)?

For us, we’ve made as many plans as we could to stay in and around the home.

We got the kids new bikes a few months ago as a reward for doing great at school and, better yet, paid for by their grandfather :). We also opened the pool on the weekend, and it’s rained ever since, lol.

While pool opening is time consuming, my kids enjoy hanging out with me while I’m working on the pool, checking the pool chemistry, watching youtube videos to learn how to use the control panel and heater, and operating our brand new pool scrubbing robot.

The robot and automation is something I wanted to highlight for my kids as it’s a common lesson I’ve come across in my journey working with investor clients…

Some were taught by their parents that one must work hard to achieve anything.

While this is largely true, I believe one must separate hard work using one’s hands vs. what can be outsourced or delegated to focus on higher value activities.

In the example of my pool scrubbing robot, the kids have assigned a pet name “Zobie,” Zobie will vacuum the pool without supervision for a couple of hours on a timer, so I don’t have to scrub and vacuum the pool.

This saves me more time to do more important stuff like hang out with the kids or ride my indoor Peloton bike or work on the business, record podcasts, etc.

It’s no different in my real estate business. I don’t unclog toilets, mow lawns, shovel snow, but I will if I absolutely have to.  I do still pick up garbage when I visit properties for my six month inspections.

I had to pick up garbage at my old house last week in the family minivan and take it to the dump; it was the day of closing, and that’s not the impression I wanted to give the new homeowners.

But the rest of the time, my team operates my investment properties, including architectural drawings, getting city permits, renovations and ongoing management.

How to Smith Maneuver, Tax Advantages of Owning a Tesla, Personal Real Estate Corporations with Cherry Chan

Greetings, my fellow wealth hackers!! Does anyone actually like moving? I mean selling their house, buying another and moving.   I’ve had guests on this show who’ve moved 10 or more times which has proven a great way for them to make money but not for me. I enjoy stability.

We moved into our new house on Monday, and it’s been awesome.  Our master bedroom faces east, so we wake up to the sun shining into our window and our newly renovated master ensuite bathroom. Cherry and I are often in a hurry, so we tore out the single sink vanity and corner tub and replaced them with a wider vanity with two sinks and expanded the shower to about 5 feet by 3.5 feet. FYI 3.5 feet is the minimum width of a hallway.  The original shower was enclosed with a shower curtain; we replaced it with glass, so the sun shines on us while in the shower – A great way to shower and get vitamin D! What about privacy, you say? Do we just leave the bathroom window shades open? We can as we don’t have a back neighbour and the house backs onto a pond which we are really enjoying.  The view is great, and I enjoy just standing there, feeling like I’m in nature and watching the ducks. I like having my bedroom face east, so I also stuck both kids in the other bedroom that faces east 🙂 Unfortunately, that happens to be the smallest bedroom in the house, about 10×10, so they’re in bunk beds which they think is great – Damn IKEA bunk beds that took me half a day to assemble, lol.  Since we can’t travel for March Break in April, we’re opening the pool this weekend, so the kids have something to do over the break.  No idea how this will work out, but I figure we’ll just crank the heater, and hopefully, in two days, the water will be warm enough, so my body doesn’t go into shock.   Definitely interesting times we live in, and I’m grateful to be a wealth hacker: a small business owner, real estate investor, stock hacker, and registered charity operator so I can stay busy, make money, and help people.  I hope you’re all staying healthy and if you need help to stay or become a wealth hacker, simply join our email list so you can take advantage of our free training and free virtual tours or join our Truth About Real Estate Forum, which we are in the middle of creating.  It doesn’t exist yet, but it will soon, and when it does, our email list will know so they can interact, bounce ideas off of like-minded wealth hackers. I know I’m super excited to learn more about how he’s made this possible for so many people struggling to get into real estate in this crazy market!
