What did you do for April Break (formerly known as March Break)?

For us, we’ve made as many plans as we could to stay in and around the home.

We got the kids new bikes a few months ago as a reward for doing great at school and, better yet, paid for by their grandfather :). We also opened the pool on the weekend, and it’s rained ever since, lol.

While pool opening is time consuming, my kids enjoy hanging out with me while I’m working on the pool, checking the pool chemistry, watching youtube videos to learn how to use the control panel and heater, and operating our brand new pool scrubbing robot.

The robot and automation is something I wanted to highlight for my kids as it’s a common lesson I’ve come across in my journey working with investor clients…

Some were taught by their parents that one must work hard to achieve anything.

While this is largely true, I believe one must separate hard work using one’s hands vs. what can be outsourced or delegated to focus on higher value activities.

In the example of my pool scrubbing robot, the kids have assigned a pet name “Zobie,” Zobie will vacuum the pool without supervision for a couple of hours on a timer, so I don’t have to scrub and vacuum the pool.

This saves me more time to do more important stuff like hang out with the kids or ride my indoor Peloton bike or work on the business, record podcasts, etc.

It’s no different in my real estate business. I don’t unclog toilets, mow lawns, shovel snow, but I will if I absolutely have to.  I do still pick up garbage when I visit properties for my six month inspections.

I had to pick up garbage at my old house last week in the family minivan and take it to the dump; it was the day of closing, and that’s not the impression I wanted to give the new homeowners.

But the rest of the time, my team operates my investment properties, including architectural drawings, getting city permits, renovations and ongoing management.

How to Smith Maneuver, Tax Advantages of Owning a Tesla, Personal Real Estate Corporations with Cherry Chan

Does anyone actually like moving? I mean selling their house, buying another and moving.  

I’ve had guests on this show who’ve moved 10 or more times which has proven a great way for them to make money but not for me. I enjoy stability.

We moved into our new house on Monday, and it’s been awesome. 

Our master bedroom faces east, so we wake up to the sun shining into our window and our newly renovated master ensuite bathroom.

Cherry and I are often in a hurry, so we tore out the single sink vanity and corner tub and replaced them with a wider vanity with two sinks and expanded the shower to about 5 feet by 3.5 feet. FYI 3.5 feet is the minimum width of a hallway. 

The original shower was enclosed with a shower curtain; we replaced it with glass, so the sun shines on us while in the shower – A great way to shower and get vitamin D!

What about privacy, you say? Do we just leave the bathroom window shades open?

We can as we don’t have a back neighbour and the house backs onto a pond which we are really enjoying. 

The view is great, and I enjoy just standing there, feeling like I’m in nature and watching the ducks.

I like having my bedroom face east, so I also stuck both kids in the other bedroom that faces east 🙂

Unfortunately, that happens to be the smallest bedroom in the house, about 10×10, so they’re in bunk beds which they think is great – Damn IKEA bunk beds that took me half a day to assemble, lol. 

Since we can’t travel for March Break in April, we’re opening the pool this weekend, so the kids have something to do over the break. 

No idea how this will work out, but I figure we’ll just crank the heater, and hopefully, in two days, the water will be warm enough, so my body doesn’t go into shock.  

Definitely interesting times we live in, and I’m grateful to be a wealth hacker: a small business owner, real estate investor, stock hacker, and registered charity operator so I can stay busy, make money, and help people.

A close friend of mine who’s also a client of ours shared with me how between his stock hacking and real estate investments, he’s making significantly more than his spouse, who’s been working 12 hour days at a corporate job that pays six figures.

His cash flow alone from stock hacking exceeds his spouse’s work income! It’s pretty crazy how far a little education and investment in oneself will go.

For example, when we went to get a mortgage on our new home with Meridian, who just financed our rental properties in our corporation, we disclosed to Meridian they have part of our investment portfolio. They didn’t even look at those properties in evaluating us as personal home buyers.

I had a client text me this week that her appraisal just came in for her new mortgage on an investment property I sold her in 2010.  The appraiser valued the house at over FOUR TIMES what she paid for it.  The house increased in value FOUR times!

On the personal side, things couldn’t be much crazier in Cherry and my world.  In the last 30 days:

  • We hosted Stock Hacker Academy for over 200 new students.
  • We are moving, so half our house is packed.
  • My daughter just finished self-isolation as she was exposed to covid. She just tested negative again this morning, so we can move on.
  • Our student rentals are slow to fill as students wait on the sidelines to see if they’re back to in-person school this fall. My guess is yes since the universities are suffering financially and it’s looking like they can get access to vaccines.
  • We have a bunch of new hires at work and more on the way.
  • We kicked off our Easter Basket Brigade Charity efforts; we will donate $20,000 worth of spring clothing to Hamilton’s underprivileged elementary school kids.
  • There was a bit of a minor meltdown in tech stocks and my portfolio took a bit of a hit.
  • The new house is being renovated and the scope grows each day.

The plan was to renovate our main bathroom to make it more functional for our style: remove the corner tub, double the size of the shower, upgrade from a single sink to a double sink. Big project, right?

Well, now the kid’s bathroom is being done and not just that, the whole kitchen too. Then the fridge died, but thankfully, the sellers are awesome people and sent us money to go towards a new fridge.

We’re also turning the basement closet and office nook into a bedroom for our nanny’s teenage daughter. We bought a house with an in-law suite so our nanny could come with us along with her family. Happy nanny, happy life! Plus, our nanny was a lifesaver with our kids online schooling from home as she’d watch the kids while Cherry and I went to the office to work.

All this craziness going on and I still managed to cash flow $8,300 US this week.  Fingers crossed for a good month since 20% of my trading profits go to charity.

If you hate what I’m doing, please send in your best advice so the underprivileged elementary school kids of Hamilton can benefit  – both public and catholic.

Speaking of kids, a young man, Adnan, a university student from the University of Western Ontario, my alma mater, reached out asking me if I would be his subject for a school project on personal finance. 

I’m not a great educator nor storyteller, but I can share my experience on what has worked for me and that’s what this episode is all about. The tables are turned and Adnan asks the questions.

Lessons Investing In The Pandemic, Misfiring on US Investments, Building Houses for Investment With Andrew Hines

Well, we got the keys to our new house this week!

We plan to renovate a little bit. The two 2nd floor bathrooms are original builder so in our ensuite bathroom, we are removing the corner tub since having a bigger shower and double sink vanity is more important to us.  

Renovations have already begun as our general contractor is mutual friends of the sellers and me so that’s a nice bonus. Cherry wants to do a bunch of renovations to the kitchen as well. 

Personally, I’m really frugal when it comes to spending on ourselves.  It may be my own issue as it is my personal belief that you cannot become rich by saving. One becomes rich by creating value for more people.

For anyone following the real estate market, you’ll know our investor clients who took action to buy investment properties on land in the areas west of Toronto are doing just phenomenally.

Add to that, our Stock Hacker Academy students are doing amazing as well. 

Susan White Livermore came into the office to record a podcast last week and she’s up 51% since May 2020. Lynne Tham who was on the podcast this past fall provided me with an update, she finished 2020 up 64%.  My ultra-conservative good old friend and I emphasize OLD, Nick Ditomaso, a past guest of this show is up 42% since April 2020.

All of them had no prior experience with Stock Hacking and this weekend we are about to kick off the next 12-month installment of the Stock Hacker Academy to well over 200 new students, new friends and I look forward to seeing them discover a new life skill. A “game-changer” as many of our past students and guests of this show have described.

The nice thing about Stock Hacker Academy vs. my iWIN Real Estate business is that we are able to help more people.

Our real estate coaching business is focused on investment properties west of the GTA and while everyone should be investing in real estate, not everyone can afford to invest and for those who already do invest, you’re like me in that you’re searching for cash flow.

Hopefully, whatever investment vehicle you’ve chosen is doing awesome for you. 

Pretty much all of them work with enough capital and sweat equity, I’ve researched them all and interviewed folks who do. Not theory only take is allowed on this show. 

For me, I know I’ve found the best ones for me.

Speaking of folks who do, our guest speaker for the Saturday, March 27th iWIN meeting is backyard suite expert Andy Tran of Suite Additions will be sharing the latest on construction costs, zoning, rents, and financing because who wants to pay for this themselves when we can get banks to finance our investments with cheap debt. 

We also have my banker Stephen from Meridian Credit Union. Meridian has been awesome to us in refinancing the properties that we’ve moved from our personal names for ownership into a corporation so these investment properties no longer affect our personal credit. 

The benefit is Cherry and I were able to get more mortgages in our personal names, e.g. our new home and maybe one or two more properties this year. We nicknamed the strategy of getting one’s mortgage virginity back 😉

We actually explained the strategy to this week’s guest Andrew Hines who is a former mortgage agent and he too thought it brilliant.

Don’t you love networking? That’s how you pick up these golden nuggets!

Anyways, March 27th, 9 am – 12 pm. We have excellent guest speakers, plus my team sharing the latest on what’s happening at the street level in terms of rents, reno costs, where the opportunities are.

I worked on myself since I was a frustrated new graduate immediately after the dot com bubble burst and the events of 9-11.

We’ve all been down and underpaid when compared to our abilities. It wasn’t until I read Robert Kiyosaki’s Rich Dad Poor Dad that lit a fire under my butt. If you feel you’re being underpaid, then do something about it.

Hence I got into real estate investing, full send, joining a real estate networking group and never missing a meeting. I’m still friends with many of the folks I met there and those same relationships have been integral to my journey here… A podcast with 12 listeners!!

Speaking of meetups, we will be hosting our next iWIN Real Estate virtual meeting on Saturday morning of March 27th.

As I’m typing and recording this, the Gamestop stock is going up again. For fun, I bought 5 shares and will donate the profits and the investment to charity. I was thinking about donating the money to my own charity, I’m not sure if that’s considered kosher or not…

I actually have a lot of my Stock Hacking funds in bitcoin-related stocks and options and making good money. Hopefully, my theory is right about bitcoin becoming the digital version of gold for savings and a hedge against all the money printing going on by our governments.

Whether you agree if Bitcoin is a hard asset or not doesn’t matter as long as you’re taking action and buying quality hard assets like real estate.

My opinions are my own and this is not advice but to quote one of the smartest people on the planet in Elon Musk, “In hindsight, this was inevitable.”

That’s what Elon tweeted days before it became public record his company Tesla investing 1.5 billion dollars into bitcoin or 8% of their cash reserves. What gets missed in the story is Tesla bought some gold ETFs too.

One thing is for certain… Smart money does not want to hold cash for the long term when our governments are creating new money out of thin air each day.

Building a Brand of Influence, Alberta Market Update with Best Selling Author Russell Westcott

Speaking of my favourite hedge against inflation, real estate, I don’t know many people who own more real estate than today’s guest in Russell Westcott.

He’s been through a lot of economic cycles being an Edmonton, Alberta real estate investor.  Russell is an old and good friend of mine so it’s always great to catch up on what he’s up to helping people out. 

He’s possibly the top real estate investor coach out there and it helps that he’s owned over 100 properties and co-authored the best selling book “Joint Venture Secrets.”

Admittedly, I don’t invest in Alberta and my outlook is bearish on the oil industry.  With the growing popularity of electric vehicles and carbon taxes, I don’t see the demand for oil keeping up, not with Ford and GM planning to be all-electric by 2035…

But I’m not an expert and I’m always keen on listening to opinions different from mine.

Does Money buy happiness?

Well, I wish you wealth because having money in my experience can buy happiness. 

Here’s a quick story…

One of my friends has three kids and one is disabled.  They don’t have a lot of money and one day she posted to Facebook how she was fundraising for Easter Seals and for those who hit a target fundraising goal get invited to skate with the Toronto Maple Leafs.

So I clicked on the link and made an anonymous donation for the difference between what she had raised to the goal. 

A few weeks later my friend posted pictures of the Easter Seals Skate with the Leafs event with her kids and Michael Nylander, Darryl Sittler, Morgan Rielly, etc… 

To me, life is about experiences and it makes me happy to play a part in others having a chance at once-in-a-lifetime experiences.

In the absence of money, no Easter Seals skate…. Now my friend’s husband is a Montreal Canadians fan and he’s not in any of the pictures LOL

Anyways, if you’re a good person then forget about whatever self-limiting beliefs you have about yourself and be successful.  Forget what negative people tell you and learn from those who are successful. 

The truth about real estate is everyone has self-limiting beliefs. 

I’ve met many novice investors and worked with them through their careers to see them become dynamos owning 10 or more properties.  Everyone starts somewhere.

Speaking of being a successful investor, even if it’s just a side hustle, my research still points to real estate investing as the best asset class to generate wealth.  The ability to cash flow and refinance to purchase more properties makes real estate the best investment for building wealth.

Cash flow however is not what it used to be.
